I am absolutely blown away by how tenants trash homes, this is a home I own and this is all the garbage they left plus all the stuff in the garage, on the side of the house, and in the driveway.  There was holes in the walls, doors, and look at this pic a ton of the dry wall was taken off.  The house was sooooo dirty it was nuts, they simply vanished in the night.  This a home in East Medford in Southern Oregon.  I now how tenents in there who pay on time and things are fabulous. This cost me thousands of dollars not to mention the lost rent, new carpet, dry wall, paint, yard care, etc.  Sometimes owning rentals is brutal. This is another great app I have started to use on my iphone, this like realtor.com app will show homes for sale in your area however only if they are uploaded to zillow so it is not as good in terms of finding a home for sale.  I use this as a listing tool to see what they think the value is, plus I pull up the county stats, and last do my CMA, the combination of the three I can hammer down a price just right.  It allows you to type in an address and get all this information, it shows a street view, hybrid view, and list view.  The hybrid view is an aerial of the neighborhood and it will show a blue dot which represents your exact location. While living anywhere in Southern Oregon is beautiful in my eyes rural living is exceptional.  However some folks move out to get out of town only to find out they knew nothing about rural living.  They say we don't have to pay for water anymore, no sewer payments, etc.  They don't understand that you have to maintain those items and you can have problems with them so there will always be costs associated with a well and septic. There could be minerals or pollutants in the water, may have to haul garbage, not enough time to mow fields, someone drilled a well close by and now you don't have any, deer could be an issue with your garden, the orchard just sprayed for bugs and it stinks, etc.  There are so many things to take into account when living outside city limits which is amazing but... 02/27/2010

Mail Tribune/Jaimie Lusch   Medford Oregon Sports Park is such an amazing place we are so lucky to have this here in Southern Oregon.  This U.S. Cellular Community park brings in top notch talent from all over the country to play on the fields. There are soccer fields, baseball fields, walking trails, and much more. The Medford Oregon Sports Park generated millions of dollars in revenue for local businesses and preserved about 80 jobs as well.  Medford Oregons climate is so nice that these fields are used all year long, I have not seen it snow here once this year but I heard it did when I was on vacation.  It didn't stick though.
