  Peter Skene Ogden Trail Is A Favorite Off Season Hike We have hiked from McCay Crossing to Paulina Falls multiple times, typically in the late fall and early spring when crowds are gone and snow accumulation is limited. We have always enjoyed the experience and have seen Paulina Creek and the numerous falls along the path in various stages of flow - spring run off, fall with lessened volume, and winter ice. Some of our favorite experiences have involved the ice, and we have named that experience "chasing frozen waterfalls." The hike we did 11-11-23 was in the fall after first snow, but after warmer temperatures had melted much of the snow in the lower elevations.   Paulina Peak In Newberry Crater Provides Great Views We have hiked Paulina Peak a number of times over several years, but haven't had the opportunity to do so this year until last Saturday, June 10, 2023. After a long winter with a lot of snowfall later in the season, access to higher elevations has been limited. However, the road to Paulina Peak provided us who hiked or mountain biked a chance to climb to almost 8000 feet and experience the beautiful views available from the top.  The road to Paulina Peak climbs 1600 feet over 3.75 miles, slightly longer than the trail, but easier to travel on, especially with snow on the trail and no motorized vehicles allowed to drive the road yet. Peter Skene Ogden Trail is Ready Now!It has been just over a year since we last hiked Peter Skene Ogden Trail, located just outside Newberry National Volcanic Monument off the road to the park entrance. Last Saturday, April 10th 2021, the weather was predicted to be cool and windy and this hike, mostly sheltered from the wind in the canyon where Paulina Creek flows, seemed a good choice. When we parked our car by the trailhead at the closed McKay Crossing Campground, there was only one other car and the temperature was under 40 degrees. We thought we would hike the 3.5 miles to our favorite waterfalls along the hike - the place we call "Twin Falls." We dressed warm and quickly covered the distance to the falls. Every year La Pine Oregon has a great show of community support with a Christmas Light Parade.  I can still remember the first one "Trucker's Light Parade."  The parade has seen all kinds of weather and entries, in the beginning it seems that a lot of the trucks passing through this sleepy town would enter.  As the years have gone by more and more of the community members have joined in.  This event is one of those that many watch from the warmth of their running vehicles.  This year most of us stood along the road side and were pleasantly surprised to find the temperature near 40. I have had several people interested in obtaining a USDA home loan for property in Deschutes County.  I've put together a map of part of the county that should help in identifying areas that qualify for this program.  As you might know - it's one of the last TRUE 100% home loans available - and it doesn't have PMI!  The rates are comparable to FHA, so it's a very affordable payment!  You do not have to have PRESTINE credit, but we generally want to see scores above 580, and 12 months of "clean credit." Many buyers seem to be searching the Internet for short sales and bank owned properties.  The proof is in the sales and the stats of my website.  This week I have seen 28 visitors land on my website from google using the search term "short sales la pine oregon".  Since this seems to be info that is difficult at best to obtain on your own I have compiled a list of properties for you.  The MLS of Central Oregonis taking steps to make it easier to differentiate these listings but not all of the listings have been categorized.  This list is as complete as I could make it with the info that is available to a Broker. It has always been said that price is everything in Real Estate.  For most markets, homes and times this is an accurate statement.  However, in La Pine right now that may not be your problem. Sales in La Pine since June 1, 2008 show that only 4 homes have closed escrow over $250,000.  If your home is listed above $250,000, priced well and not one of the lucky ones it may just be that the buyer for your price range has not bought yet.  Many of my listings in this price range are sitting, frustrated and waiting to move on with their lives.  The reality of it is, the buyers in this price range seem to be sitting on the fence a little longer than the lower priced homes.   La Pine has a new pub in town.  The locals have been talking about it a lot.  Wickiup Station opened a week or two ago.  Located right on Hwy 97, and next to the very busy Les Schawb Tires it is very easy to find.   Smoke free and ready to serve the locals and visitors alike, I have not had the opportunity to try this spot just yet.  But today when I was picking up clients from having a tire repaired I did spot these locals.  Seems they are more interested in the landscaping than what might be offered inside. There were 3 bucks and a doe that made a quick lunch out of the brand new landscaping.

Last year the local newspaper asked me to provide a summary of local neighborhoods and subdivisions in the La Pine area.  Surprisingly, these descriptions and prices still look pretty current even despite the so-called down-turn.  Here's what was published: Antelope Meadows: South of La Pine center approximately six miles.  Neighborhood positioned between Highway 31 and 97off Beal Road.  Mostly one to five acre lots with dirt/gravel road access.  Mix of bare land, Frame and Manufactured homes ranging from 40,000 to mostly under 300,000.  River Pine Estates:  South of La Pine eight miles where Hackett Drive intersects Highway 97.   Hackett Drive is one of several other paved roads in the neighborhood that connect with dirt/gravel.  The neighborhood is an area of mostly one acre lots wit...
