Those interested in real estate often ask me this question:  The real estate bottom.  Are we there yet? Buyers are watching for signs that the bottom is here so they can crawl off the fence.  Sellers want to stop dropping their price, or are finally going to put their house on the market. All markets are checking for the bottom.  I have an email relationship with a Realtor in Vegas who, when asked about the bottom in his market, say not even close.  An acquaintence in Dallas says that her area of Texas is showing signs of improvement.  But how are things looking in Klamath Falls? I have run some sales reports and the numbers are up.  The number of sold properties, the price ranges that are selling, the percentage of listing price to sold price, good indicators of improvement.  I talked ...

So, the first thing I've noticed is it's very hard to stay current on all the demands of the Internet if you are a Realtor.  Facebook, LinkedIn, ActiveRain......plus personal websites, property websites, etc.  I don't like doing something if I'm not going to do it regularly, and I'm finding it to be a struggle right now, so maybe time to cut back on something?  Being a Real Estate Broker is one of the only jobs I know where you can be in a slow period on sales, but still be very busy every single day! So, I held two open houses today while my husband, son and nieces went sailing.  Who got the better end of this deal???  It's in the 80's and the wind is blowing just right.  (For those who don't know, Klamath Falls has one of the best sailing lakes in the west!  You can check out my website at www.KimSwagert.com for information on sailing and some of my pictures of the area). The warm weather also brought out some buyers, and from talking to them, it appears most are finally starting to get serious about buying.  That, and based on the number of showings on my listings, and I'm starting to feel hopeful that the summer rebounds just a bit.  It'll be interesting to see what the month of May holds. It's a beautiful Spring day in Klamath Falls and we've gone at least three weeks without snow!  LOL!  I see trees blossoming and everyone is complaining about their allergies, so it looks like we might be able to start yardwork just in time for the Memorial Day frost to make us start over.  Ah, I wouldn't have it any other way. I have listed two new homes in the past few weeks:  One is a newer starter home in Ferndale - 3 bedrooms, 2 baths and it's move-in ready for just $182,500.  Very clean, neat and even has RV parking with electric hookups. The other is a nature-lover's paradise in Rocky Point.  It's a 1981 Lindal Cedar home and overlooks Crystal Creek, which takes you to Upper Klamath Lake in your boat.  You can't say enough about the level of bird-watching and fishing in this area...

April 23, 2008Driving out near Tingley Lake to show homes, I came upon this sight:This is one of the reasons I live in Klamath Falls.  There were also white egrets hanging around, and redwing blackbirds and many others I did not recognize.  Further out I saw jillions of snow geese (is "jillions" a word?).  Unfortunately, I did not have my zoom lens with me and they were too far out to get a good picture.  It looked like snow on the ground -- what a sight it would have been had they all taken flight.  Alas, I had homes to show and couldn't wait for that moment.April has shown signs of warmth, but we just had two days of light snow.  By this weekend?  Temperatures in the 70's they are saying.  Could it be that Spring really is here?  Buyer's are looking at more homes and visiting open hou...

We love Klamath falls, Oregon.  It's been our home for 30 plus years.  We'e raised our children here and hope to retire here someday.  Bill and I came here in 1974 from Arizona.  He took a job managing a big ranch in nearby Bonanza.  It was 1900 acres of pure bliss with about 350 head of cows and lots of wide open spaces.
