by Eric Newman  |  NW Mortgage Group  |  September 3, 2014   One of the biggest questions I’ve received recently is from people who want to buy a home, but they think that a recent job change - or even a change in their field of employment – may disqualify them from being able to obtain a home loan.   That isn’t necessarily true.  Here is what we expect as a lender:  First, we look for a two-year minimum work history.  This does not always mean it has to be consecutive, or even in the same line of work.  You may have a job gap of several months, or even years.  As long as we can document what the gap was and why you had it, we could actually be ok with that.   We also don’t care that you changed careers; again, we just need to show the reason and document it.   So you should be fine as...

We all know the housing market's been heating up in 2014, but did you know that mortgage lending guidelines are actually starting to loosen up?   Pricing adjustments are getting a little more competitive as well!  Here are the details:  95% Construction Loans.  That means if you want to build a house, we can do a one-time close with just a 5% down payment.    That's been unheard of in our marketplace!  If you have a builder who is carrying your financing right now, take a look at our long-term lock program.  We can lock your rate today - FOR today's pricing - for up to 360 days.   That protects you against rising rates, and then if rates go down before you close within 30 days of closing, we can reduce your pricing if rates are lower at that time.    You've literally got nothing to...

by Eric Newman  |  NW Mortgage Group  Many would-be Homebuyers are concerned they don't have a big enough down payment to avoid an expensive FHA loan.  But in reality, you CAN buy a home with minimum down, and save thousands!     A lot of potential homebuyers in today’s market are worried that they don’t have enough cash for a down payment to avoid having to pay mortgage insurance for the life of their loan, like you would on an FHA loan. But that’s not necessarily true.  If you’ve got a decent credit score and at least a 5% down payment (this 5% CAN be "gift funds"), you may qualify for a conventional loan and have much less expensive mortgage insurance - or even eliminate it - right from the start.Let me show you some real-life scenarios.Assumptions used in this example:  Using a $300,...

(Synergy Staging ~ specializing in vacant home staging)
Our Portland Home Staging Company works with many investors who are buying and renovating homes. Many times we are able to consult with our clients prior to staging their homes for color, finishes, and other recommendations. While we always have our wish list, sometimes the reality is that budgets limit what can be done to a house prior to listing. Here is a great example of a home that Synergy Staging recently staged in Happy Valley, Oregon. It is a beautiful property that had some challenges that would have posed major issues if the house hadn't been staged. As you will see below, the wall color in the master bedroom is what we like to call Barbie Peach, and is not appealing. The master bathroom tiles were very specific and overwhelmed the space, but there wasn't room in the budget to...

(Room Solutions Staging, Portland OR)
As a home staging company based in Portland Oregon, we love helping our clients sell their homes faster!  This week we staged a home in Happy Valley Oregon that had been on the market for two months;  the listing agent told us that buyers weren't excited about the property, even though they'd had a good number of showings.  She said that buyers often commented that they didn't like the backyard.   As professional home stagers, we knew that by making the house itself look amazing, buyers wouldn't be as worried about the un-landscaped backyard. Room Solutions Staging staged this home on Monday and provided new photos for the online listing;  and by Friday the house was under contract!  The listing agent told me that after our staging, potential buyers no longer even mentioned that backyar...

I love little neighborhood parks and Ashley Meadows Park in Happy Valley, Oregon (Clackamas County) is certainly one of those parks. Ashley Meadows Park is located just off 152nd and Sunnyside Road in Happy Valley, Oregon and unless you lived in the neighborhood, you would never know it was there. Well after showing a home in that neighborhood a few days prior, I knew that I needed to bring my kids back and write a review about it. Though small, it still had everything a park needed! It had all the playground equipment and benches for the parents… Just about perfect! So, if you are looking for a home with some great neighborhoods that were thinking of families when they were built, then check out Happy Valley, it has a lot to offer, just as Ashley Meadows Park does.

Our Portland Home Staging Company recently staged a beautiful home in Happy Valley, Oregon for one of our investor clients. The home had some design issues which needed to be addressed, and our client understood that staging was the answer to help buyers see the potential of the home. Although this property is 4,000 square feet, some of the living spaces were small. There are also very large custom drapes in the living room that felt out of place without some connection to the rest of the home. By showing this house vacant, potential buyers would have had many reasons to say 'no' and move on to the next one. Here are some before and after photos of how we addressed the design issues:              We used two elegant wing back chairs that tied in the gold of the window treatments and the...

Once again, I will be participating in SantaPaws at the Clackamas PetSmart to help support a no kill animal shelter in Oregon City, Oregon. I love no kill animal shelters, but with no kill shelters comes added expense. Some of those expenses are higher food and medical bills, because a lot of animals that are dropped off have serious medical issues that the owners could no longer handle. So, how am I helping?  Just like last year, I was contacted by Santa and was requested to assist him and be one of his authorized Santas that can fill in for him when he is unavailable. So, I’m going be Santa at this year’s event yet again Saturday December 10, 2012 from 11am - 4pm. (Hope to see you there) I loved it so much last year that I had to do it again this year and knowing that it helps such a ...

I haven't laughed so hard in years.  I attended a Women Sharing Wisdom Retreat in Oregon 2 weeks ago, and the Agenda was Extreme Self Care, we all need that!  This Blog is dedicated to Jane Latimer, www.JaneLatimer.com. She's in Portland Oregon, but I bet she'll travel and she sure is worth it! Our schedule was to do, or not do, participate or not, with the theme being extreme self care.  19 women attended, at Menucha retreat, what a marvelous place!  The agenda included Laughter Yoga, Shiva Nata and Soul Collage Readings.  I knew nothing of any of the three, but was intrigued and drawn to Laughter Yoga.      To backtrack just a bit, it's been a rough 2 years for me and my family.  I'd forgotten how to laugh, smile, or be genuine.  My father has bladder cancer, as well as my Mom, and my...

Summerfield Park: North Clackamas Parks and Recreation is a small little neighborhood park, but if you need a break, then this is the park for you. One thing I really liked about this park was despite its small size it had a lot for little kids and even had a bathroom. If you live in the area of Sunnyside Road, then I would suggest checking out this park, it would be well worth it and small kids will love it. Summerfield Park in Happy Valley, run by the North Clackamas Parks and Recreation Department.

One of the things I love about hiking is the things you discover and who you meet along the way and the Mt. Scott Nature Trail in Happy Valley, Oregon was certainly no disappointment. This short series of trails is a circular trail that wraps around Mt. Scott and has lots to see, tough and feel. Along the way we saw butterflies, bunnies and even this little lady above who was nice enough to wave to us as we walked by. Yes, she really was waiving and we thought it was a little weird, but we waved back and said hello. Then she proceeded along her way with her hubby and 2 little babies right behind. (Tried to get their pictures, but they were to small and were hidden by the brush in the area) So, if you are looking for a good little hike, (1.1 miles) then check the Mt. Scott Nature Trail i...

Are you looking for a place with sun, fun and view? Then I have found them for you all in one place, that place is Altamont Park in Clackamas, Oregon. This park was pretty amazing, lots of things for the kids to do and boy did they have fun! As for the sun, no shade at this one, but when you have been locked up in a house by the rain all winter long, who cares, you want as much sun as you can get! I think the kids were ready for the sun as well, as I don’t think I heard them complain once about it. Last, but not least, the view and what a view it was! To the north, you had a wonderful view of Mount St. Helen and to the west you could see the City of Portland and to the south you could see Milwaukie and Gladstone. What was amazing is that talking to someone else at the park was how popu...

Sometimes you have more questions than answers when you are out photographing nature. That was the case on this day as well, as we were in the middle of the Happy Valley Nature Park in Clackamas County. You see right in the middle of this park a ½ mile up this hill beside a creek bed was this 1934 truck. It clearly had been there for years, maybe even since the late 30s. But, still, you have to wonder how it got there, because even my Jeep would be hard pressed to make it to where this truck was parked. So, upon leaving the park, we had to say that sometimes you have more questions than answers.

It was 1925, when Carson  “Skeeter” Bigbee played in the World Series and anyone who saw that game is more than likely no longer with us. But Bigbee like so many others of his time, not only gave of himself on the field but off as well. You see Carson Bigbee was a great ball fan voting he is #1265 of all time batters in the major leagues. May not seem great, but if you think how many have played in the past 100 years, that number is pretty darn good in my book. (Plus, how many can say they played in the World Series) But, Skeeter did something else, he joined the military. Not something you see many professionals today do when they have a successful sports career. So thank you Carson for being a great ball player, but also a real hero, someone kids could look up to.

Memorial day for some is nothing more than a day off work, others like myself it is a day to remember those soldiers that have falling in the line of duty for my freedom. We are lucky here in Portland to have the Willamette National Cemetery, a cemetery dedicated to thousands of veterans from all wars. There are over 130,000 presently buried at Willamette National Cemetery. Now, what is an awesome site is on Memorial Day weekend, every one of those graves is given a flag. That is a lot of work and what is also a lot of work is picking up every one of those flags, this is where my family comes in to the story. I want my kids to understand how many people from our local community actually fought for them and their freedom and never take it for granite. So today, my daughters youth group ...
