Bum Makes Bogus Offer and Gets Busted.  I thought I had heard every crazy real estate story out there, but I think this one takes the cake! One of my agents told me about a very prominent listing she had in Grants Pass several years ago at a previous brokerage.  Along came a phone call from a gentleman who was interested in seeing the place immediately.  The Agent sent her partner to show the listing.  The gentleman showed up nicely dressed and well spoken.  After seeing the place, he wanted to write an offer.  The partner asked if the gentleman had a car to follow him back to the office (as he showed up on foot), and the gentleman said his car was at a shop being serviced. So, the two drove back to the office to make the "all cash" offer.  The seller accepted.  The Buyer disappeared.  ...

Illinois River - Grants Pass, Oregon The Illinois River begins life as two separate branches that rapidly gain strength as they thunder through the wide Illinois Valley in Southern Oregon. The relentless plunge of these two bodies draw strength from countless creeks and streams, plunging down the mountains to join in their flight to escape the constraints of the rock walls, and there the branches of the Illinois River join forces to become one. Doubled in strength, there is no stopping the raging torrent, known as the Illinois River, as it hurries to its' rendezvous with the Wild Rogue.   The Illinois River now takes the subservient position to the longer and larger Rogue and accepts its' name, and now the Rogue family of rivers including the Applegate hammer their way to the Pacific oc...

The Unforgiven Can't Skate Remember when you first tried to ice skate or roller skate?  Everytime you felt as though you finally had it mastered, down you went again! Well unfortunately, many people who are losing their homes now face this same scenario in their futures. After they have recovered from losing their current homes and finally struggle to get back on their feet in a few years, there is a chance they will be knocked off their feet again! The reason?   Lenders have been busy negotiating deals with collection agencies selling home equity loans and second mortgages that were left unpaid after short sales and foreclosures. This same thing happened after the recession of the early 80's and 90's.  These collection companies pay pennies on the dollar for your unforgiven debt, and p...

Riverside Park In Grants Pass, Oregon Riverside Park in Grants Pass was set aside by our founders for the enjoyment of our citizens and guests. People come from all over to Riverside Park to watch the majestic Rogue River as it courses its' way through our city. I recently met a gentleman from New Hampshire who was spending some time here and winding down from a severe Northeast winter.  This was in February! Riverside Park is the host of weekly concerts, fund raisers, boat races, bird watchers, kayakers and every conceivable enjoyment summer can bring. Riverside Park has a lot of mature trees, a rose garden, playground, and picnic shelters.  There is a disc golf course that meanders through the park, and also a softball field and soccer field. Winter in Riverside Park is pleasant, with...

Dress For Success Or Failure, or "NO JOBS FOR SLOBS" - Grants Pass, Oregon Because unemployment is the number one subject in our country, I keep seeing the news media interviewing job applicants. They talk with people at state unemployment departments, in waiting rooms for large companies, and people going to and from interviews. I think the biggest help they could give these applicants is to "get a good detail!" As a past employment counselor, I always instructed my applicants how to dress and act before I sent them on an interview. I just saw an interview with a very unkempt and unshaven man wearing a Grateful Dead T-shirt, shorts and flip-flops applying for a job with a major computer company. That type of dress may be the norm at a company after you have the job, but looking like a ...

Short Sale Incentives - April 5. 2010.  Potential buyers of short-sale homes may have better luck getting a response to their offer quicker after April 5, 2010.  That's the date the federal government will begin offering lenders financial incentives to hasten the process.  Under the new rules, banks will seek a BPO before the property is listed for sale and let the sellers know a minimum number they are willing to accept.  If the sellers bring a buyer with a good offer, the lender must accept it within 10 days.  Not all sellers are eligible for the program, dubbed the Home Affordable Foreclosure Alternatives (HAFA).Source: The Wall Street Journal, June Fletcher (03/19/2010), National Association of Realtors

How To Get A Job - Grants Pass, Oregon I was once an employment counselor for one of the largest employment companies in the United States. Back then, the one reason that most applicants did not get the job  they wanted is that they failed to ask for it. That's right; no employer is going to ask you to go to work for them if you have come to them to apply for a position. When the interview is about to conclude, lean forward in your chair, look the interviewer in the eye, call them by name, and say, "I want this job!" To emphasize this, I go back in memory to an applicant that I sent back to an employer several times, and he finally lost out to someone else.  When I called the person at the company, to see why he didn't get the position, the personnel manager told me, "I really wanted to...

Quick Credit Score Improvement A lot of people find themselves turned down for a loan based on percentage of available credit in use. Many lenders will look askance at any borrower who is using over half of their available credit lines. So, if you have available credit lines of $50,000 and you owe over $25,000, you just may get turned down for future needs. In this example, let's say you need to borrow $5,000 and you already owe $25,000 to various creditors.  Take a look at your oldest credit cards and lines of credit.  Many people have credit lines started years ago and never raised over time.  If you have good credit, a couple of phone calls to credit card companies, asking for an increase in credit limit isn't all that hard. Maybe two credit card companies each increase your limits b...

Recycled Vintage Fabrics - Grants Pass Oregon.  A simply lovely use of vintage materials - rolls of calico cloth printed with UK bus stop destinations - spotted by the New York Times today.  Back before digital displays, stops on a bus route were actually printed on fabric and displayed on the top of the bus; the stop signage was changed by the driver via a crank as the bus continued on its merry way.  Who knew? Now the rolls of vintage fabric - dating from the 1940s to the '70s - have found a useful second life as upholstery for pillows, benches and chairs sold by stores like Home Economics in Grants Pass, Oregon. Several other non-Brit antique and home design merchants carry the fabric and furnishings upholstered in it as well.  A bench like the one pictured above retails for $950.   ...

Anything You Say Officer! These are actual comments made by Police Officers. The comments were taken off actual police car videos around the country: "You know, stop lights don't come any redder than the one you just went through." "Relax, the handcuffs are tight because they're new. They'll stretch after you wear them a while." "If you take your hands off the car, I'll make your birth certificate a worthless document." "If you run, you'll only go to jail tired." "Can you run faster than 1200 feet per second? Because that's the speed of the bullet that'll be chasing you." "You don't know how fast you were going? I guess that means I can write anything I want to on the ticket, huh?" "Yes, sir, you can talk to the shift supervisor, but I don't think it will help. Oh, did I mention that I'...
