An art exhibit entitled Fingerlicking Good:  Art About Food begins today and runs through May 26th at The Arts Center located at 700 SW Madison Ave in Corvallis. Any Tuesday through Saturday you can check it out between the hours of noon- 5 pm. The exhibit is geared toward all ages, but it is especially targeted at elementary and middle school aged students. We have experienced this a lot in the last few weeks, buyers clearly see that there is enormous value here and one of my buyers lost out yesterday even with above asking offer and very strong terms. As sad it is for them, I am happy to see this! So if you are thinking about listing your house, go for it! Look for a strong agent, your house needs to be presented as good as possible, with first class pictures, staging, in great condition.  Find a broker who is willing to heavily invest in your property! On April 21, 2011 the Cascades to Coast subsection of the American Water Works Association held its fourth annual Best Tasting Water competition. Corvallis tap water won the first year of the competition in 2008. Over the next two years, the award was won by EWEB in Eugene and Violia in Sweet Home. In 2011 the title was returned to Corvallis. The competition is open to all water utilities from the coast to the Cascade crest and includes Lincoln, Benton, Lane, Linn, Deschutes, and Crook Counties. As the winner of the sub-section, Corvallis tap water is qualified to compete in the regional competition for Oregon, Washington, and most of Idaho, and the winner of that competition is invited to compete internationally.

The answer is yes BUT very, very few. Corvallis did not have completely through the roof prices during the boom years and now has not completely on the bottom prices either. In essence it is on lots of market levels an already balanced market again. Inventory is not amazingly high, prices are in average about 13% lower than in 2008 (Jan 2008 compared to Jan 2012). If you bought a house in Jan 2008 for 450000, chances are it is now selling for under $400000. But compare that to areas where homes have lost 40% of their value… We are experiencing foreclosures but in very small numbers. The weekly foreclosure list shows 8 properties in foreclosure. We have as of today (4/8/2012) 156 residential listings on MLS (not included residential w/ acreage that is only listed in its own category). Th...

 How much home can you get in Corvallis OR for under $200000?  As always, it depends, on location, condition and size. The SE of town and Adair Village will offer some nice choices for under $200000.  You can get a 1500 sqft 3bed/2bath home in SE of town for $160000 or a 1200sqft 3/2 house in the NW for $189000 albeit on a busy street.  Adair offers prices around 200K for a newer home  (year 2000 and younger) with 3 bed/ 1.5 or 2 baths. If you do not need a lot of space you might find something in the popular NW of town but it will be either on a busy street and/or rather small, most likely under 1300 sqft and it will most likely be in need of some TLC and/or updating.
