Bend Oregon's Old Fashioned 4th of July Celebration  Since the 1930's, celebration of the 4th of July has been a big deal in Bend. Starting early with the annual Lion's Club pancake breakfast followed by the "not to be missed" Bend Park & Recreation Pet Parade which over the years has including everything from ponies and llamas to dogs elevated by helium balloons, to stuffed animals pulled in wagons, the event draws thousands of people from all over Central Oregon. Following the pet parade, Park and Rec sponsors the Old Fashioned 4th of July in Drake Park. How High Can Bend Oregon Real Estate Prices Go? The demand for Bend single family homes has not dropped off and the data from May, 2018 shows that home prices continue to rise. Homes priced well are often experiencing multiple offers which drive the price up. Bend Oregon Luxury Home Sales GrowingThe trends are showing that the number of luxury homes in Bend are growing with strong figures in almost all categories. Since coming out of the recession, home prices in Bend have gained each year, but now more of the Bend real estate market is reflected in the million dollar or more price point than ever before.The last 12 months reflect 35.8% more million dollar single family homes were sold in Bend than the year before, which was up 41.8% over sales in 2016. Bend OR New Construction 5 Year Trend For the past few years, we have been reporting that Bend home prices have been rising. From almost no new construction during the great recession to now where it appears that new homes are being built all over town, Bend has recovered from the downturn. Bend Or Home Sales Stay Strong Over the last few years, we have reported that single-family residential home sales in Bend have stayed strong and prices keep rising. February 2018 has been no exception to this trend. Home prices continue to rise and lack of inventory remains a serious issue. In addition, the relative lack of snow in 2018 has kept sales and new listings growing when compared with the record breaking snowfall experienced in 2017. Bend homes have gained value consistently since 2011, with the average sales price up 95% in the last 7 years.*  However, what about the luxury, over $1,000,000 market? Bend  Builders Cannot Keep Up With the Demand Everyone living in Bend should be aware that a lot of new residential homes are being built. Just drive through town and new subdivisions and new in-fill on what used to be open space are popping up throughout the city. Builders are finding it difficult to keep up with the demand and people working in the building trades are stretched thin with far more work than they can handle. After a summer  of forest fires which blanketed the sky and impacted Central Oregon with weeks of choking smoke, this last week we have been blessed with rain, early snow and, at last, smoke free skies.Today we traveled a short distance from Bend up Cascade Lakes Highway to Sparks Lake, one of the most beautiful of the High Cascade Lakes and favored of renowned photographer Ray Atkeson.  The day was stunningly beautiful and the photo opportunities endless. Bend Premier Real Estate Brokers Participate in Amerititle's 2017 Bocce Ball Tournament Bend Premier Real Estate had a great showing at Amerititle's 2017 Bocce Ball Tournament held at the Old Back Nine golf course in Bend, Oregon. BPRE was represented by two teams, and lots of fun was had by all. Although neither team won, over $7000 was raised for local charities.
