To summarize, there are 1789 homes for sale, 236 contingent, 297 pending, and 158 homes sold in June. In the MLS, when I run the stats for more than one type of property (residential, multifamily, etc) it doesn't allow me to choose a residential subtype (townhome, manufactured, etc.) and it automatically includes properties like time shares and manufactured homes being sold without the land. I don't like to include those properties in my statistics so this time I ran the residential statistics separately from the multifamily and farms so I could eliminate the time shares and other subtypes. That's why it looks like there are fewer homes on the market. Many days, I sleepwalk my way through the early-morning stroll I take through my rural Tumalo neighborhood with my two dogs and two cats (that's right, I walk the cats--they love it, in fact, and follow me as faithfully as my pooches). Earlier this week, I couldn't help but notice my surroundings. Usually, much of the deserty natural terrain near my home is one of varying shades of brown (especially during a heat wave!). Yet this day, just about every plant in sight was in bloom, and even the most mundane sprout had been transformed into something extraordinary. When designing a house for the Tour of Homes in Bend, Oregon (for my company Garnish Home Staging and Design- www.garnishLLC.com) I am very careful to not narrow down the audience so much that it will alienate certain audiences.  My goal is to make the "feel" of the house as universal as possible.  While home staging, it is important not to narrow down the style. The biggest goal that I have is to make people feel really warm and comfortable in the space.  My relatives in Europe don't have the newest designer furniture pieces, and yet when they put pieces together, it always has such a great warmth and integrity to it, it doesn't matter.  This is what home staging is all about!

With homes prices down, many people that couldn't afford to purchase a home a few years ago can now. One of the challenges my clients and I are running into is a good majority of the homes in the $100,000 - $150,000 price range need a lot of work. When you can only afford to spend $125,000 on a home, chances are you don't have an extra $10,000 in the bank to pay for the improvements that are necessary. In June, Tumalo reversed course and saw an increase in the number of Active Residential with Acreage listings (up from 88 to 104). That's not good news for sellers, who are now looking at a formidable 38-month supply. On the plus side, the median price for Active Residential with Acreage listings dropped more than $100,000 (from $898,500 to $759,500), after hovering near $900,000 all year. Perhaps Tumalo sellers are finally beginning to be more realistic about the current market. However, 36 Active listings are still at or above $1 million, and the average days on market in that price bracket is a daunting 254. I had a good conversation today with a trusted appraiser I know who surprised me with his comments about the HVCC.  I fully expected him to be put-out by the audacity of it all.  Certainly the misinterpretations opened up by the 1004MC (market condition report) would be a concern to him.  Listen to some of his response: "Honestly, I’ve really like the overall effect the HVCC has had on the appraisal industry, and get a little offended to hear the critics.  I truly believe that the low appraisal values that are being reported are a measure of how much influence lenders had on their “preferred” appraisers.  Since the implementation of the HVCC, I have begun reviewing appraisals that would not have previously gone through the AMC’s, and I am shocked at how bad the appraisals by those “pref...
