Gong Xi Fa Cai! And a Good Year For Real Estate Mortgage Rates!   I love that the Chinese characters for the greeting at lunar new year translate to nothing to do with the change of the calendar. If I have it right (from this site) the greeting is basically “Congratulations and wishing you prosperity!” And so I wish the same for you. May you have great joy and prosperity in this new year! By the way, we are now in the year of the Snake. I asked a mandarin speaking friend about the change from the cherished Dragon to the lowly Snake and learned that many like to think of the Snake as the “Little Dragon”, so we can count on good things for this year as well. Late on Election Eve and I thought I would try to get out the weekly newsletter with some tidbits on the week’s impact on real estate financing rates. (Side note, the clock has already moved to Tuesday on the East Coast prompting this tweet from @staypuft: November 6th, 2012. The best election day 6 billion dollars can buy. #HereWeGo) The news on Friday of jobs creation was received with some fanfare. The initial take was that the jobs created exceeded all estimations. There was a bit of happiness in the markets that lasted for about 2 hours. As you can see from the chart at the right, the uptick in rates (here the US Treasury 10-year note) reversed itself into the late morning trading. The Bureau of Labor Statistics released their much anticipated Jobs Report on Friday. Click here for the full report. Responsible reporting agencies noted that fewer jobs were created (net) than were expected and that the unemployment rate dropped, but largely because of people choosing not to look for work. Irresponsible reporting said that “the sky is falling” or alternatively, that an improvement to 8.1% shows we are “on the right track” or that the jobs created number, while low “is always wrong on the first pass”. I saw examples of all three of these agenda pushers in action, did you? It is easy to be misled by the pundits. An update: Q2 GDP was released today with a disappointing increase to just 1.7% annual growth rate.  The Department of Commerce report and news release can be found by clicking here. As we reported on Monday, the expectation was for this revision of the June quarter number to get us up to about 2.0%.  That post can be viewed by clicking here. Peter Linneman tweeted this morning that the policy intrusions into business development have contributed to this lack of growth.  He argues that less government can spur greater growth in the US economy.  Here, here!

• It’s all about Jackson Hole - Bernanke and Draghi both • September is Europe’s month • Hints for the QE3 decision – Charts and GDP The past week we saw good progress in improving interest rates. The chart at the right shows the past 3 months of 10-yr Treasury yields. The month of July was all in the 1.4s and 1.5s. In August, on the glimmer of hope that Europe would do “whatever it takes” the US rate popped up to 1.8+%, but has since settled back down to the June norm of ~1.65%. Where will we be in a month? It is all about the central banks. What we hear from Jackson Hole, Wyoming this weekend will have an immediate effect on the rates. First on Friday, Ben Bernanke will speak. The Woodland clan, all 11 and a half of us were together for a week in the Ocean Beach part of San Diego for a wonderful and relaxing celebration of 30 years of marriage. Satu and I enjoyed every minute of being with our wonderful family. We look forward to the next 30 and to eternity beyond. Bachelor), and homes in Bend continued to sell . . . 177 all told. That’s up an amazing 32% from the number of houses sold in Bend in February. For sale inventory in Bend stayed pretty steady, with just 425 active listings (compared to 422 a month ago) . . . that’s still close to an all-time low, and off more than 70% from just three years ago.   Central Oregon Golf Season Begins by John and Sandy Kohlmoos To paraphrase Mark Twain (yes, I know he never really said it), “The coldest winter I ever spent was  spring in Bend Oregon.” Golf Season in Bend Despite 15′ of snow at Mt. Bachelor (and more to come) and the recent postponement of numerous high school athletic events on account of “inclimate weather,” pros and amateurs will be teeing it up as today marks the official start of golf season in Central Oregon. February 2012 Bend’s Pending Sales Soar Big news in Bend Oregon real estate for the month of February was the soaring rate of pending home sales.  195 homes in Bend went pending . . . that’s the highest number in almost four years, and, perhaps an indication of some sunnier weather ahead.
