  Easter in Albany! The Albany Downtown Association and AlbanyParksand Recreation Department have partnered to bring families and fun downtown on Saturday, April 7, 2012 for Easter.  An old-fashioned egg roll will start promptly at 10 am at Monteith Riverpark. The top three winners in each age group (3-5, 6-9 and 9-12) will receive a ribbon and everyone will get a filled plastic Easter egg. The Bunny Trail scavenger hunt begins at 10:30 am, when kids accompanied by their parents may follow a bunny trail and collect stamps from local businesses. Every child with a completed card will win a prize and be entered into a drawing to win a gift certificate to Frogs & Pollywogs Toy Store. Veterans Day Parade   With over 200 entries, and as many as 40,000 spectators, Albany hosts the largest Veterans Day parade west of the Mississippi. it is organized and run every year by the volunteer efforts of the Veterans Commemoration Association. The parade features veterans from wars past and present, marching units, military vehicles, and marching bands. Parade Route The parade starts at the overpass on Pacific Highway, then right on Lyons, left on 2nd to Ferry St., left to 4th, ending at the Linn County courthouse at 300 3rd Ave. SW. What is the best route to go if the buyers lose their jobs, change their minds prior to closing or are unable to qualify for a mortgage? A survey just released by the National Association of Realtors revealed that 33 percent of the trade group's members reported transactions in which the contracts had been canceled, most often because the seller's bank doesn't approve the short sale, the home doesn't appraise at the purchase price, or the buyer's financing falls through.   What the numbers don't show is the emotional and lifestyle chaos that is caused when a buyer backs out just a matter of hours before escrow closes. Ex-officio members include: Jim Delapoer (City Attorney), a representative from Albany Police Department, a representative from OSU College of Veterinary Medicine, a local emergency room physician, and Marilyn Smith, (City’s Public Information Officer). Albany Firsts January 8, 1850, Albany's first post office was established. In 1851, Albany was designated as the county seat and all court meetings were held there. The first courthouse was built in 1852. The Monteiths were always public spirited citizens and they donated 10 acres for a new courthouse to assure Albany would remain the seat of the county. The new two-story octagon courthouse was completed on April 26, 1853. In 1853, residents of the east side of Albany persuaded the Territorial Legislature to change the name of Albany to 'Takenah'. This was a Kalapuyan word used to describe the deep pool where the Calapooia River meets the Willamette River. Some translated the word as "hole-in the ground." Many people felt this was not a proper name for a new and growing city, so in 1855...

A rare galactic alignment involving a giant black hole and the sun will be here in 3 days. Interestingly, the end date 'for the age' is also predicted to be December 21, 2011 by the Mayan calendar. This is verifiable with NASA (the alignment), but scientists say the event is expected to by uneventfully. Meanwhile, it is possible to find a book called Surviving 2012 and new agers are manically blogging about embracing the new consciousness. Additionally, a comet could be heading right for us, due in Dec 2012, without being spotted yet. Guess who discovers comets more than NASA? Yep, amateurs. What to do with this information? I'll tell you on the 22nd.

If you live somewhat close to the river in North Albany, OR, have a look on the new FEMA flood maps SOON! While some of the locations and identifications are being disputed, chances are your property is now in a flood plain, making flood insurance mandatory in case you have a mortgage. If you so far did not have flood insurance but the maps are placing you in the 100yr flood plain and you are not purchasing flood insurance as requested by your bank, the bank will have to do it for you, most likely not the less expensive alternative.... If you are not (yet) in a flood plain, purchasing flood insurance is rather inexpensive and you might be able to carry it at a low rate in the future even if your property's status is changing.
