In my last blog post, 10 Reasons To Recommend a Professional RE Stylist For ALL Your Listings, Marla of Design by Marla  told us about a homeowner who staged their home after it sat on the market for about 6 months. Despite how great the property showed after the staging the LA didn't bother updating the photos on the mls. Now, 4 months POST staging...the property still sits. SUMMARY OF SALES IN M5M IN 2007* Throughout 2007 there has been steady activity in this area, with May being the busiest month.  Overall there was an average of 35 homes sales / month for 2007.   Detached homes that have sold in M5M in 2007 have an average of 3+1 bedrooms and 3 bathrooms.  They sold for an average selling price of $ 936,345 (Just above the average list price of $ 923,324!) and were on the market for an average of 19 days! I read a piece in the paper yesterday about luxury homes.  They are selling quite well here in Toronto.  The builder/developer who was being interviewed mentioned something that I've heard before but only now did it register.How best to measure the desirability of a property?  This fellow described a home in terms of how many "wow" factors it had.  The house in question had "a movie theatre"!  Wow.  A "library panelled in walnut"!  Wow.  A "lavish backyard with fountains and reflecting pools"!  Wow.  There's three "wows" right there.It made me think of a humble bungalow I had listed last year.  It wasn't particularly better than any other bungalow but it had two "wow" factors.  There was a drop-down staircase leading to a very large unfinished attic.  That feature received many "wows" d...

As expected, 2007 was a record year for the Toronto Real Estate Board. Above average condo resales activity and increased activity in Toronto (both likely attributeable to the Toronto Land Transfer Tax being introduced this year) were noticeably up in December.
