I fell on this video today about the new Green Bin that was recently delivered to every household in the City of Ottawa. The song is called "Put It In The Green Bin" by LoudLove a local Ottawa band. Here it is below. The City of Ottawa has starting collection for the Green Bin on January 4th 2010 check the City's website to see the schedule. The Green Bin is collected every second week during the winter and every week during the spring, summer and fall. If you have any questions about the Green Bin you can call the City at 3-1-1 or you can also check them out on Twitter. Looking for a home in Ottawa? Want to sell your current home? I love to hear from clients, I should have listened to you - I could just kick myself.  As a real estate agent (REA) I try to give as much information to my potential Buyers and Sellers as I possibly can.  I do the regular market analysis on the protertiers of interest, I research the neighbourhood for them, schools, bus routes and when I think a property is a super buy, I tell them that also.  And, when its not that great, I tell them so. Last month, a great little investment property came on the market - clean, well priced, great location, it had it all but my new investor wanted to get it at a better price.  I said to him - this one is going to go fast and if you don't move on it and bring in a price close to asking - you're going to lose it.  Well, yes, he dawdled for a few days, as...

(Keller Williams Ottawa Realty)
One of the Ottawa Real Estate Questions I am often getting in this current Seller's Market from Sellers is, "Can I get more money than my home is worth because it is a Seller's Market ?", well this MAY be the perception out there by some Sellers, however, despite the fact that this IS a Seller's Market , meaning that there is a shortage of homes for Sale and a good supply of Buyers, my answer to one of these important Ottawa Real Estate Questions is the same as it has always been........OVERPRICED HOMES DO NOT SELL IN ANY MARKET. The market, will still do their homework, buyers will look at comparables, and possibly a home in very good condition, well staged for sale, with a decent amount of upgrades, will most likely fetch 97% to 101% of its asking price in a good Sellers Market.Howeve...

(Keller Williams Ottawa Realty)
One of the Ottawa Real Estate Questions I intermittantly ask myself, is "why do I change a good formula when it is working ?  Some time ago, I started writing my blog entitled "Ottawa Real Estate Questions" and it was really good, because I was building something, brick by brick, and I was getting good feedback from my colleagues on it.However in an effort to get more traffic to my website, I consulted a social media expert who told me that there are not enough people who would type into google "Ottawa Real Estate Questions" and so I changed my formula and started blogging on 3 bedroom homes in Orleans, 4 bedroom homes in Kanata and the like. The result ? I lost interest in my own blogging ! So I have now decided, that despite popular opinion, I will forge my own way, (as I always have i...

Could one of your New Years Resolutions possibly be to buy yourself a new house ? Have you even thought about what are the goals you want for yourself in twenty ten ?? emotionally, physically, spiritually, financially ? The most important thing is to set a BIG GOAL and not have a fear of failure, because everyone who succeeded did so by failing somewhere along the way, and the only way to get rid of your fear is to actually go out there and DO EXACTLY WHAT IT IS THAT YOU FEAR........only then will the fear go away...........So if you have procrastinated setting those goals, get out a piece of paper, and go grab a coffee and start writing !!! You will know when your goal is big enough when the thought of achieving it seems somewhat impossible yet at the same time fills you with a sense o...

It's that time of year again!? With only 1 day left until we countdown to 2011 it's only normal to start thinking about making and keeping a new year's resolution. Unfortunately it only takes a short time to discover that your good intentions fall by the wayside - "A New Year's resolution is something that goes in one year and out the other.". The top new year's resolutions rarely change from year to year, and in case you haven't noticed, resolution are not on your side. If you select an unrealistic resolution you are almost doomed to fail right from the start; usually due to lack of motivation, not being specific enough, being too ambitious, bringing on stress, anxiety and even depression! Below you'll find the TOP 5 New Year's Resolutions:      1- Lose weight     2- Manage debt/Save m...

As a Buyer you can either chose to purchase a new build or a resale.  When purchasing a resale you will probably use the services of a real estate representative that will look after your best interest.  Resale properties are sometimes sold by owners and it has happened quite often where a Buyer pays over market value for a property and is totally surprised when a few years later he/she tries to sell and can't make a profit.  Real Estate Agents are there to provide you with comparative market analysis about the property, advise you on the growth potential and just make sure that you are getting a good deal.  Sometimes, a good deal is the asking price and most times its less. Some Buyers prefer to purchase a new build and go directly to the Builder, select a lot and home model, slap down...

Ottawa Real Estate has been a great success this year and even as I'm writing this people are looking for homes on Christmas Eve.  Since the inventory is low here in Ottawa, when a house pops up on the market Buyers want to see it immediately and if its meets their needs - offers are presented and most of the time its multiple offers.  Multiple Offers are great and financially profitable for Sellers but Buyers beware and be sure that you are really in love with the home and it does have value before offering too much.  I had a situation the other day where my Buyer wanted to put in an offer on a 1200 sq ft town house near Centre Ottawa asking price was $375K, since there were multiple offers we did a pre-inspection; offered $383,700.00 - no conditions - and we were the second highest of...

I'm proud to announce that Keller Williams Realty was just ranked the #1 real estate franchise by Entrepreneur magazine's 31st Annual Franchise 500 list. How did they determine that we were #1? The most important criteria used to determine the top franchises included financial strength, stability as well as growth rate and size of the franchise system. Keller Williams Realty also made an impressive showing on the overall list, placing higher than any other real estate franchise! I am also excited to announce that Keller Williams Realty was voted the Most Recognizable Brand of Real Estate Franchises for 2009 in an industry-wide survey for the TRENDS Report. This report is published by Stefan Swanepoel, a real estate industry speaker and insider. Votes were cast by over 11,000 real estate...

If you're a buyer who has been looking to buy a home in Orleans you have probably come accross a Realtor who would like you to sign a Buyer agency agreement. Once you have decided to begin your home search I strongly suggest interviewing three (3) Realtors in your area - where do you find these agents? Referrals from friends and family are always best, however you can also use the internet or open houses. As a buyer you have the right to be represented by your own Realtor during your real estate transaction. Calling the number on the sign doesn't work in your best interest since that Realtor is representing the Sellers. Once you have selected your Realtor you are now ready to sign an agency agreement with him/her. By doing so you are laying out the ground rules and duties the agent is s...
