With an estimated population of approximately 100,000 and only a handful of medical and urgent care clinics, the current health model for Orleans is not adequately supporting the needs of the community. Thankfully, that is destined to change and the East end will have better access to health care services than ever before. The solution is a newly developed plan called the Orleans Family Health Hub. The health hub will offer comprehensive medical services all in one location and closer to patients' homes. An Orléans Family Health Team would integrate primary care services, like visits to family physicians, but also function as a care connector to connect patients to the services they require such as day surgery, cancer assessment or dialysis treatment. Phil McNeely, local MPP for Orleans...

One of the Ottawa Real Estate Questions I am being asked in the last few days by people wanting to buy 3 bedroom homes in Ottawa is "is the 5% minimum downpayment going to change to 10%?" Well the answer is that there are TALKS about this happening but it has not happened yet. What has happened/changed however is the following:- •1)       PURCHASING A PRIMARY RESIDENCE - No downpayment changes for home buyers purchasing for their primary residence, they can still do 5% downpayment.  •2)       The qualifying rate to make sure clients can afford the home will now be the 5 year fixed rate regardless if they take a shorter term with a lower rate or not they must qualify on the 5 year rate.  Not a major change.  •3)       REFINANCING - This is where the 10% change is in effect, the maximum r...

History books worldwide document the intelligence, tenacity, and spirit women have demonstrated over the years in their long uphill battle to achieve landmark accomplishments politically, socially, and economically. Women of 2010 exhibit an ever increasing fiery determination and continue to surpass old boundaries, break traditional molds, and challenge the stigmas associated with femininity. Since the early 1900s, organizations and governments in many countries have been celebrating the momentous achievements of women every March with "International Women's Day." International Women's Day is about celebrating the accomplishments of women of the past and of the present. It is also a time to come together and raise awareness and support for women in less fortunate circumstances around th...

One of the Ottawa Real Estate Questions I often get asked is the question of TIMING in real estate.Everyone wants to "time the market".But by the time you time the market, it is often too late. Well, I would like to talk about this a little, as just the other day ,I ran in to an old friend who I had not seen or heard from for a couple of months and it led me to think about the issue of TIMING.And how the decisions that we make in our life can sometimes be the right decisions but at the WRONG TIME, or the RIGHT TIME, but the wrong decision.Hmmmmmmmm.............food for thought INDEED......... These two things need to converge in order to have a most successful end result and outcome. TIMING AND DECISIONS."It's in the Moment of your decisions that your destiny is shaped "(Anthony Robbins...

BEFORE                                                            AFTER Well some of you may know of my puple house transformation! Here finally is the second guest bedroom. Essentially this space is rarely used and since I did not want to redecorate again when we decide to move I’ve decided to “Stage to Live”. I took all of my staging principles and applied them to this room so when it comes time to sell I’m A-OK! I’m sure with time my own storage items will creep its way into this space so it’s a good thing I’m a professional stager! The room was decorated by the previous home owners (now you can really see why this house was on the market for 6 months!!) The wall paper, older décor & really scary dolls everywhere (probably only an issue to myself because of...

How's the housing market in Ottawa? A Great Start to 2010 for Ottawa's Housing Market. I honestly have to say that being a Realtor in Ottawa is so rewarding and challenging - When I selected my career I wanted something that embraced the 2 above words. I don't like working behind a desk 24/7 and doing the same old thing everyday. I also love giving back to the community and helping people through one of the biggest investments they will probably ever make. I'm happy to report Ottawa Real Estate has experienced another great month! According to the Ottawa Real Estate Board president Pierre de Varennes the total number of home sales in January was 713 compared with 529 in January 2009, an increase of 34.8 per cent. "These numbers are more in line with what we might expect for a typical Ja...

Every year the debate regarding Ottawa's budget begins in early December and community representatives hammer out finance details until the end of January. It is a long and drawn out process that can sometimes leave the public feeling a little out of the loop, wondering if their needs and concerns are given due attention during the deliberations. This blog post is a little update for the Orleans community that our City Councillor, Bob Monette, represented our best interests with integrity and vigor.     After the budget was released on January 28, Monette addressed the Orleans community to reassure the public that during the debates he argued against the proposed $3 million in cuts to OC Transpo routes, and with the cuts put back in the budget he ensures that Orleans will continue to pr...

Sure it can be inconvenient to be a landlord, but you'll always find me smiling on the 1st of the month! The only real regret I have is that I didn't become a property investor in my twenties.  I've been looking at a lot of Centretown Ottawa investment properties lately and it struck me that there are more and more smart, young investors... and the tenants appear to be older than their landlord! Is it a hands-on business degree of sorts... you betcha'! Marketing, purchasing, negotiating, project management, labour relations, law, finance, economics... it's starting to look like my old curriculum. Many of the popular television shows make it appear easier than it is by leaving out key elements. On the other hand, many people are afraid of the proven wealth-building strategy that property...

Yes, let the best Realtor win.  I have been one for 25 years and I can't tell you how many times I have heard from a grateful client, "You could never pay me enough to do what you do.  The evenings, weekends, overhead, no salary, no pension must be a killer".  Well truth is, the going may be more than tough for the average agent who sells less than 6 homes a year.  I have always been committed to providing an above average service at a fair price which my clients find to be excellent value for a positive end result... so business is very good.  That having been said, I would love to see my industry drop the "bumbling part timers" who are giving us all a bad wrap.  Giving access to our MLS is a travesty of grave proportion that will only serve to prove how a lawyer's role is grossly bein...

One of the Ottawa Real Estate Questions I often get asked is , "so , what's happening in the market ?" Well , to answer this most commonly asked of all the Ottawa Real Estate Questions let me advise you that 2010 is expected to be a fantastic year for both Sellers and Buyers. We are experiencing a SELLERS MARKET OF NOTE, with a shortage of homes for sale and a huge demand from buyers due to lowest interest rates in 70 odd years in Canada. The Banks are talking a 0,5% increase in interest rates by September, if at all. This is still negligible.  However there is preliminary talks by the banks that the 5% minimum downpayment may increase to 10%...........so get into the market whilst you still only need to invest 5% of your own money down. There is also speculation that the amortization per...
