YOU NEED MORE THAN YOUR EYES ON YOUR FRIES IN ORILLIA, ONTARIO, CANADA! by Al and Peggy Cunningham, RE/MAX If it's French fries you are craving, then don't settle for anything else but the fries from OLD TOWN FRIES found in Orillia, Ontario, Canada. That's right, it is worth the drive if you are not a local; and we put our money where our mouth is, even if it is full of delicious toasty fresh cut fries, from OLD TOWN FRIES. We are so glad that Bob May, a welder by trade, was raised on fries himself.  One of his favourite memories as a kid is of the famous fries in Brantford, Ontario, Canada that was operated by two gentlemen, George and Stan.  Bob tells us "when you went into Brantford, you just had to go to the Market Square and get those fries from the chip wagon".  That's what Bob al...

Recently I had my heating ducts cleaned in my house after finishing a renovation project. The duct cleaning company used a video camera to inspect my ducts before and during cleaning, what a sight to behold! There were pieces of drywall left over from the original construction and of course lots of dust. I talked to many companies prior to choosing Anderson duct cleaning, and as they explained, the main difference is two fold; one if you don't use a service that actually contacts all the areas of your ducts you will not remove the dust that is attached to your ducts, and two; using a camera guarantees that all the dust and debris is being removed. Shawn, the owner, also gave me a great tip, when doing any kind of work in your home that can generate dust, close off your cold air returns ...

Many new buildings have features such as passive solar design, photovoltaic systems and solar thermal systems. With the new energy awareness that has been created and the governments involvement in promoting green energy saving concepts, green will be introduced to more homes and systems. The energy consumed by homes if roughly 40% in the United States of America and will become a principal target for controlling sky-rocketing energy costs. Up to 85% of the energy used today is non-renewable and is not projected to change in the foreseeable future. Passive design refers to home design which uses natural methods of heating and cooling, and which requires few or no mechanical devices and minimal or no consumption of other fuel.  Heating Passive solar heating uses the sun’s energy to heat ...

Soffit Baffles and Your Roof   One of the biggest causes of ice dams are the lack of soffit baffles. What are soffit baffles most people ask? They are also be known as Mor-vents and Sur-vents, usually made of Styrofoam and designed to promote air flow and ventilation of your attic.  With today’s higher insulation requirements, soffit baffles are required by the National and Ontario Building Code. Some builders prefer to install plywood baffles which are nailed to the trusses or rafters allowing air to freely move from soffits past insulation into the attic. What ever the method your attic is required to have a square foot of ventilation for every 300 square feet of attic space. The building code requires a minimum of 25 percent of ventilation from the bottom and a minimum of 25 percen...

EFFECTIVE CRAWLSPACE INSULATION A properly sealed, moisture-protected, and insulated crawlspace will increase comfort, save on energy costs, improve the durability of the home, and reduce entry of moisture, radon, and other potential irritants or pollutants into the home. Whichever design is followed, the keys to an effective crawlspace are: Crawl Space Myths Moisture control – using water- managed foundation system to drain rainwater and groundwater away from foundations. Airtight construction – sealing all air leaks between conditioned space and the outside prior to insulation installation. Complete insulation coverage – properly installing the correct insulation levels and making sure the insulation coverage is continuous and complete. Water-Managed Foundation SystemA crawlspace is ...

Repair A Crack In Concrete Or Masonry by the Orillia Home Inspector A crack in concrete or masonry, left unrepaired, may cause more serious problems and result in a more expensive repair. A crack in a concrete sidewalk or driveway, for example, admits water which can erode and settle the soil under the walk causing the concrete to break or sink. In cold climates, cracks in masonry chimneys, foundations, and virtually any concrete/masonry structure exposed to the weather admit water, which expands as it freezes and widens the crack. A repair will look better, prevent further damage, and, in the case of walks and stairs, may improve safety. There are three repair options readily available to do-it-yourselfers. In many cases they cannot be considered permanent repairs and may therefore nee...

I know upon writing this many stock market gurus will bash real estate as they always have. And in light of the current market conditions, I thought it would be a good time to explain why real estate is a better investment then the Stock Market. Real Estate vs. the Stock Market- A Primer on the Differences Difference #1 - Capital Gains For most of us paying tax is simply a part of life. That old saying "there are only 2 sure things in life ...death and taxes" is true. Paying LESS TAX is what all educated investors need to study. Investment real estate offers one of the best tax shelters there is when compared to the stock market. As noted earlier, we all have to pay tax, but why not pay less. If you properly set up your real estate investment holdings as a business, then you will only p...

Canadian Economy still showing signs of growth The Canadian Economy has seen surprises in the past few months. And I don't mean the bad kind. Sure the rest of the world is experiencing contraction and even recessionary indicators, but Canada has surprisingly shown resilience to the downward trend.  Canada is still foundational in supplying raw materials ( oil, wood, metals, potash, water...) and demand for the basics is still there. Let me cite 2 examples Russia recently has increased its export tax on wood. It is now almost up 80% over last year. China has been a big importer of Russian wood in the past years. But with this new tax, China has begun to look elsewhere. And it's looking at Canada. Our beleaguered wood industry has not seen growth in sales orders in the past 5 years, so th...

More good economic news for Ontario's Simcoe County. Local municipalities got a huge boost of cash from the Ontario Government. The one time only injection was based on population. But the good news is that everyone got there fair share.  Estimates for jobs is a added 11,000 new jobs in Ontario will be create because of it. This of course is good news for those of us in the real estate business. Growth in  jobs geared towards  infrastructure is long term thinking and planning. Roads, bridges and transportation links are all long term projects that see benefits for years to come in the real estate sector. The much discussed "ripple affect" will be felt throughout Simcoe County. Here is the breakdown of cash received by town: Barrie: 12.2 million Orillia: 2.8 Million Simcoe County: 5.5. m...

More good economic news for Central Ontario and Orillia. As discussed in my last investing fundamantal ( ripple effect), Forbes has rated Toronto in there Top ten most powerful cities in the world. It is only natural then, due to the real estate ripple effect that Orillia and Barrie will (are) benefiting from this. The report was based on growth rate, economic size, and quality of life for its ranking. It was also specific in mentioning the GTA...which in my books includes the utowns of Simcoe shores ( Barrie, Orillia). It goes on to say that Toronto and surrounding area are the economic heart of one of the worlds richest countries. Other cities in the top ten 1-London 2-Hong Kong 3-New York 4-Tokyo 5-Chicago 6-Seoul 7-Paris 8-Los Angeles 9-Shanghai Homes by the Owner Team  (705)-812-10...

The Ripple Effect This investing fundamental can be seen as a strategy for investing in real estate. That is, once you understand how it works you can use it as part of your investment property strategy. The Ripple effect is very much like it sounds. Simply put, if you drop a pebble in a quiet still pond, the pebble hitting the water will create a "ripple effect" of water movement away from the centre in concentric circles. And the further out the concentric circles travel the less of a disturbance it creates. That is, the effect diminishes as it travels outward away from the centre. Economic changes in any city or town will have the same affect on real estate investing.  And please note this works for positive changes as well as negative...  For example; recently in the Barrie and Oril...

Massive Real Estate Expansion for Orillia, Barrie and Midland Triangle. Opportunities for a successful real estate property investment just improved dramatically this week in the Barrie, Orillia and Midland Ontario areas. With the Skyline purchase of Horse Shoe Valley Ski and Golf resort, the "trifecta" is complete.  All the local papers, the Barrie Examiner and Orillia Packet and Times recently reported that the property purchase would increase all aspects of the economy in the Oro-medonte Township area (where Horseshoe Valley exists). As well, it mentioned that Skyline Investments also owns a massive waterfront project on Georgian Bay in the sleepy town of Port McNicoll, just minutes from Horseshoe Valley.  They are projecting 900 new homes will be built in the coming years there. It ...

They always told us to go Variable.... From all my past knowledge, the real estate experts have always told me to go with variable rates on my mortgage. And these days, does that ever make sense!! The variable is quickly affected by the interest rate changes done by the Bank of Canada rate adjustments. Long term rates have not really changed much. If you are thinking of buying a new home, or investing in the Orillia real estate ( or any part of Lake Simcoe area) make sure you go with a variable interest rate. All these changes in interest rates will directly affect your rates. Historically, variable rates over the long term, are proven to save money on your interest payments. Critical analysis of real estate fees I know that agents consider anyone critical of real estate fees a vile and disgusting creature, but consider the following detailed articles:  http://aei-brookings.org/admin/authorpdfs/redirect-safely.php?fname=../pdffiles/phpXf.pdf http://www.thexbroker.com/?p=168 http://www.thexbroker.com/?p=169 Simply put, the existing fee structure is antiquated. It needs to be revised and the CREA and local boards need to recognize the tsunami of change occurring in the Barrie, Orillia, Collingwood and Muskoka housing and real estate markets. Its not that agents don't deserve to be paid, but "how' the fee structure is laid out. Remember, I like real estate agents. I work with real estate agents. I am only trying to point out the elephant sitting in your kitchen...
