By now, most of us have probably seen enough HGTV to realize that preparing your home for sale or “home staging” is a critical part of the home selling process.  While most buyers tell me they can see beyond cosmetic issues such as paint colours, decor and furniture placement, the reality is that homes that look good, inevitably sell faster and for top dollar.  When you remove the emotional attachment to your home by decluttering, depersonalizing, and neutralizing, you are left with a space that buyers instantly connect with.  All of a sudden a buyer starts mentally moving their own things in. Hiring home staging consultants has always been part of the services I provide to my clients.  I’ve seen the benefits first hand and can’t stress its importance enough.  Many people gloss over the...

The Chinese use two brush strokes to write the word ‘crisis’.  One brush stroke stands for danger; the other for opportunity.  In a crisis, be aware of the danger – but recognize the opportunity. John F. Kennedy               For a few months now we’ve heard all about the economy.  Opinions are being given everywhere we turn – on the radio, on our tv’s, in our living rooms, as we talk to our friends and family.  There is no doubt that we are living in interesting economic times but as we hear more and more opinions on the subject, I’m starting to see a trend emerge with home buyers who are looking at the sluggish economy as a fantastic opportunity. I continually meet first time home owners who are interested in understanding the market and all the incentives available to them.  I am a...

The boundaries for the real estate neighbourhood in Oakville known as Central Oakville are the Sixteen Mile Creek to the East, Dorval Drive to the West, Speers Road to the North and Lake Ontario to the south.  Central Oakville offers a mix of home styles.  Being central to the downtown core and the harbour, it is not known for entry level priced homes.  Many of the one time cottages south of Lakeshore Road have been torn down and replaced with large luxury homes.  Overlooking the harbour are exclusive townhomes built on property that was once a factory.  The original cottages in this area once housed the hired help for the wealthy who owned estates along Oakville's lakeshore.  Many homes in the Queen Mary Drive and Stewart Street area were built  just after WW2 and most are bungalows an...

It's cold here in Oakville.  Damn cold.  And the snow keeps piling up.  But what have I been doing lately?  Running around all the different neighbourhoods in  Oakville with my trusty digital camera taking pictures for my blog to post to Localism.com  No one else in Oakville has posted any photos so I'm on a tear.  What I didn't expect was to be so amazed by some of the winter sights I was able to capture and and experience first hand.  For those of you who live close to a lake or any body of water, I think you often take it for granted and not enjoy what it has to offer.  Trudging through the deep snow to position myself to catch the harbour freezing up, the pier, lonely benches, ducks and geese, I forgot about the cold and realized these were real picture perfect moments.  What do t...

I have done the usual suspects DROP the price, perfectly stage the home, done agent & public open houses, dropped flyers, door knocked and done a video tour which you can see on my website www.TaraSalesRealEstate.com I'm running out of ideas.  I have also had the place listed for 2.5/mos then took it off we are now back on with a fresh low price. Does anyone out there have any other creative ideas on how I can get this one sold? Your advice is appreciated :) Cheers,Tara

Glen Abbey, a popular Oakville neighbourhood was a planned community which began development in 1981.  What was once 1000 acres of farmland grew quickly to include a variety of different types of dwellings, parks, open space, schools, churches, trails and bike paths.  And let's not forget the world famous Glen Abbey Golf Course, home to the Canadian Open and designed by Jack Nicklaus.  Glen Abbey Golf Course overlooks the banks of the 16 Mile Creek which is the eastern boundary for this neighbourhood.  Glen Abbey sits north of the Queen Elizabeth Way highway and stretches to Upper Middle Road to the north and Bronte Road to the west. The prestigious homes of Fairway Hills overlook the golf course with many backing onto the holes themselves. Dorval Crossing shopping plazas at the south e...

We have a new statutory holiday here in Ontario.  It is called Family Day and it will be observed on the third Monday of every February.  It was actually a campaign promise made good by our Ontario Premier Dalton McGuinty, delivered the day after his Liberal Party was re-elected Oct. 10, 2008. There is a lot of controversy over this decisiion as it seems many people will not get the day off to spend with their families.  Schools will be closed and of course the banks and government offices will close their doors.  Many Ontarians are pleased with the announcement but some economists are estimating that the cost of the day off will come in at between $500 million and $2 billion dollars, by way of holiday and overtime pay, and loss of productivity and revenue. I guess that remains to be se...

Localism Neighbourhood -- Bronte Although the Village of Bronte officially became part of the Town of Oakville in 1954, it still retains its own unique charm, making it a thriving attraction for tourists and locals alike.  Many homeowners in this neighbourhood have grown up here and refuse to live anywhere else.  Located on the shores of Lake Ontario, this area contains a real mix of housing.  High rise apartments and condos stand amongst small cottages, upscale townhomes, lakeside estates, and large lots being redeveloped.  Low rise condos sit atop boutiques and small businesses, overlooking Bronte harbour.  Power boats and sail boats sit alongside the Bronte Harbour Yacht Club. The Bronte Harbour Outer Marina is a fairly recent addition to the area and  is home to boats big and small....

The real estate boundaries for Southwest Oakville are  Dorval Drive to the east, Third Line to the west, Rebecca Street to the north and the shores of Lake Ontario to the south. This mature area boasts tree lined streets, and offers many different styles of homes including two storey, bungalow and split level designs.  This is a neighbourhood of all detached homes. The average sized lot is about 75 feet by 150 ft.  but there are some lots up to a half acre.  Most of the homes in the area were built in the 1960's and 1970's.  Over the years many new homes have replaced the smaller, older bungalows and many homeowners refuse to move from the area and update and renovate instead.  Because of this, there is a low turnover, which keeps the prices up. Southwest Oakville has always been a des...

Travel south on Trafalgar Road from the Queen Elizabeth Way and you will enter into Old Oakville, an area of character homes on mature tree lined streets.  Many historic homes are located between Lakeshore Road and the shores of Lake Ontario.  Downtown Oakville offers upscale boutiques, world class restaurants, century old churches, cosy cafes, Oakville Harbour and much more.  The price of real estate in Old Oakille ranges from $500,000 + to multi - million dollars.   Most of the homes in Old Oakville are older detached but there is also a selection of upscale townhomes and condos. Because this area is one of the more expensive in Oakville to live in, there are very few first time buyer homes available.   Public schools located in this area are Brantwood and New Central.  MacLachlan Co...

Wedgewood Creek - Oakville, Ontario The neighbourhood of Wedgewood Creek is located in the North Eastern quadrant of Oakville.  Its boundaries are Trafalgar Road to the west, Ninth Line to the east, Upper Middle Road to the south and Dundas Street (Highway #5) to the north. This area began developing in the mid 1980's.  A large part of the land developed was once Briarhall Stables thus the name of one of the streets in the area being Briarhall Gate. Eastcrest Homes having already built new homes in River Oaks, began building phase one of eventually four phases at Trafalgar and Upper Middle Road, just south of Glenashton Drive. Other builders such as Fram, Georgian and Royal Pines mset up shop and the neighbourhood grew with predominantly four bedroom, two storey, two car garage homes.  ...
