You can find out a great deal of information about a condominium by purchasing a "Status Certificate" from it. They cost $100.00, and are worth every penny. You should buy one before you firm up your offer. Not all mortgage brokers are alike (edit/delete) Well I just heard on the news that an Ontario woman was charged $11,000. in up front fees from her Mortgage broker.  Well it seems they are going to court and I'm guessing someone is going to be refunding some money back.It seems that Mortgage Brokers need to be licensed, but those that work for them do not.  I'm not saying that Mortgage Brokers are bad, but they definately are NOT all the same.I mostly deal with major banks Mortgage brokers as opposed to your local brokerage offering everything for free.  In dealing with the banks brokerage, I know that certain standards are going to be met and I also know that professionalism is expected and delivered.  At the same time I have 2 other Private brokerages that I know can offer that servic...

MLS® residential sales activity set a new annual record in 2007. Annual sales totaled 12,180 units, representing an increase of 1.3 per cent from the previous record set in 2004, according to MLS® statistics released by the Mississauga Real Estate Board. Home sales valuing a total of $174,793,011 were recorded in Mississauga this December. That's down 42 per cent from the November total, and 20 per cent higher than the total in December 2006. Over the course of the month, 515 residential properties traded hands in the area served by the Board. This is a decrease of 40 per cent from November; this represents a two per cent decrease over December 2006. The survey was conducted by Queen's School of Business and Hewitt Associates, a global human resources outsourcing and consulting firm. Real Estate Activity in Mississauga, contributed to the highest GTA November sales on record. 558 condo apartments and 284 condo townhouses were offered to Mississauga buyers in November, of which 226 and 154 respectively found new owners. Condo properties represented 47% of overall market listings, and 46% of overall sales. Condo apartment sales were 17.7% above November 2006 sales, while townhouse sales increased by 4%.The November median price of apartments registered at $202,500, an increase of 13.1 % compared to October's median price in the townhouse market segment, recorded at $257,368 compared to October's $268,393.701 single family detached units were offered for sale of which 283 units were successfully sold. A record-breaking November saw 7,313 sales, driving year-to-date totals to 88,695 sales, TREB President Maureen O'Neill announced today. "We have already exceeded the 84,145 sales recorded during 2005, which was our previous record," said the President. "By the end of December we will have crossed the 90,000 sales mark for the very first time. As 2007 winds down, the GTA resale home market is looking as healthy as it has ever been." Prices were almost unchanged in November, with the average at $393,747, down marginally from the $394,646 recorded in the previous month. Sometimes, it pays to stop and think about what we as realtors bring to the table in the home buying/selling process. Recently, we represented the buyer in purchasing a triplex building in a small community outside of  our local area in Mississauga. After we successfully negotiated an agreement, it was time for the home inspection. At first, my buyers were reluctant in spending a lot of money on the home inspection. We advised them as to the pros and cons of obtaining a qualified home inspector as this was an investment property and an older property.
