Erin Mills ~ Access and Transportation   By Brian Madigan LL.B.(ORES)Certainly, one of the key concepts in real estate is "location, location, location". And, in large measure the value of a location is measured by "transportation", access and how easy it is to get there. So, just where is Erin Mills?Erin Mills is located in Mississauga. In fact, it occupies the central west portion of Mississauga. The boundaries are Britannia Road on the north, Dundas Street on the south, Mississauga Road on the east and the Ninth Line on the west. There are a few irregularities, but that's close enough for our purposes. What about access?North-south, the main corridor is Erin Mills Parkway, accompanied by Mississauga Road, Glen Erin Drive, Winston Churchill Boulevard and the Ninth Line. Erin Mills is s...

Erin Mills ~ Water and Watercourses   By Brian Madigan LL.B.(ORES)Erin Mills is located on the west side of the Credit River in Mississauga and contains several valleys and watercourses that are tributaries to the Credit. The Credit River system drains water from Orangeville and north Halton into Lake Ontario. It was a major transportation corridor for the aboriginal peoples who occupied Peel and Halton hundreds of years ago.The principal creeks and valleys are Mullet Creek and Sawmill Valley. They meander through Erin Mills and eventually find their way to the Credit River. Those same watercourses presented a challenge and concern to developers. The conservation authorities now focus upon the one hundred year flood. This is the big flood that will occur every 100 years following a massive...

Erin Mills ~ Private Subdivision Zoning a Key to Success   By Brian Madigan LL.B.(ORES)Erin Mills has its own zoning by-laws and they are private. They are often known as the "Architectural Controls". They just apply to Erin Mills and nowhere else (unless they were copied).Cadillac Fairview Corporation as the developer of Erin Mills wanted to create a planned community. And, they wanted it to stay that way. The only enforcement provision that they could come up with was to enact their own zoning and building by-laws. So, they did. Basically, they registered private deed restrictions or restrictive covenants in every new subdivision. These rules applied before the builder got title to the property. The law requires these covenants to be expressed in the negative. So, they had to forbid c...

Erin Mills ~ Planning the Road System   By Brian Madigan LL.B.(ORES)Erin Mills is the largest community within the city of Mississauga, Ontario. It provides home to over 100,000 residents. It started out in the 1960's as Canada's largest planned community. Don Mills was first, and then its developers took on Erin Mills as their next project.Cadillac Fairview Corporation developed a plan which it had used once before and was now ready to incorporate some improvements. The basic planning principle was that the community would be people friendly. It would adapt itself to the local environment. Natural watercourses would be left in place. Community walkways would follow the natural watercourses. Walkways would provide pedestrian access from one street to another. Vehicular traffic would be d...

Erin Mills   By Brian Madigan LL.B.(ORES)Erin Mills is the largest community in the City of Mississauga. It provides home to over 100,000 people has has now reached about 90% of its potential.Thirty-five to forty years ago, it was the first home to many newly married couples. It offered affordable housing close the City of Toronto. Today, naturally it's reaching maturity itself. Instead of street hockey, many of those young hockey players find themselves as doctors, dentists, lawyers, engineers, teachers, film makers, managers, bankers, entrepreneurs and astronauts. Yes, I did say astronauts! I have coached them all.So, the community is somewhat in transition. The children are moving away, the parents still remain and new members of the community start their new homes in Erin Mills each...

Guest Author William Chan B.A., CIP, CRM As the Canadian population continue to age and ease themselves into the next phase of their adult life, an issue has come to the forefront that is worthy of some consideration. This would be the issue of managing the properties left behind by elderly parents who have passed on or have moved into a retirement community. From an insurance perspective, what you should know is that “vacant” properties make insurance company very nervous. They are usually not at all comfortable with insuring vacant locations and it is the job of your insurance professional to convince them otherwise. Once a properly is no longer occupied, the first thing you should do is to notify your insurance professional. They would then obtain a vacancy permit – basically an amen...

Greater Toronto REALTORS® reported 7,291 sales through the Multiple Listing Service® (MLS®) in February, representing a 77 per cent increase over February 2009. The average price for these transactions was up 19 per cent year-over-year to $431,509. Sales and average price increases represent both increased demand for ownership housing and the base year effect, which involves a comparison of economic recovery this year to a period of economic decline last year. “Increases in existing home sales and average price were noted across the GTA in low-rise and high-rise home types. Similar rates of growth were experienced in the City of Toronto and surrounding 905 regions,” said TREB President Tom Lebour. “This suggests that first time, move-up and down sizing buyers are all active in the exist...

One of my favorite people and I shared lunch today and the topic came around to procrastination. Stan told me about a presentation that he had done recently in the condo building where he resides. A few of the local residents had asked him to prepare a few words about wills, estates, probate and Power of Attorney. Our conversation focused on the fact that so many people put these issues off until it is left in someone else's bailiwick to deal with. One should have Powers of Attorney and a Will so that you can have your assets and health care looked after as you wish while you are alive and furthermore how your assets will be distributed after you pass away. Wills, Power of Attorney, Estate Planning It may not be the greatest dinner table topic; but so many people I meet are dealing with...

What do so many people think of when you talk about Mississauga?  Hazel McCallion, the mayor?   Perhaps, but when thinking of Real Estate most 416er's (those from Toronto 'core') think of Mississauga as that suburb to the west with row upon row of sub-division houses. Homes built by companies like Fernbrook, Mattamy, Regal Crest, Greenpark, Sundial and Cachet to name just a few. While this is true there are large sub-divisions of newer homes with all the amenities that many people want in a home. These include; ensuite baths, lots of closet space, new modern kitchens, high ceilings, open concept living and yards...?  Well maybe the yards is where all that magic breaks down a bit. With new home builders offering 32, 40, and the 46 foot lots - the latter of which advertised as being a "wi...

So everyone wants to give you a free market evaluation. You found an online evaluation site that you clicked. You completed the sign in data on a "squeeze Page" and expected something to arrive in your email inbox of your home's value. This prospect lead was sold through a string of companies to the "local" Realtor that will pay the most for that particular postal code. The company is not selling credibility. They are selling your name and your phone phone number to the highest bidder. This has no bearing on the skill or experience of the person who will return your call. Go on the internet and start looking for a realtor who is strong and prominent on the internet in addition to video marketing and has experience in your locale. Now, you will beat any for sale by owner everytime. An experienced negotiator will track down the meaningful and important details of a real estate transaction. You need to ask all the Big "D" questions. Are they selling because of death, divorce, debt or some type of disaster. You need to ask as many WHO WHAT WHEN WHERE WHY HOW questions as possible without revealing your own position. These questions should include;WHY is the vendor selling?HAVE they bought another property?WHAT possession is most preferable?HOW long have they owned the property?HAVE they had any other offers?ARE the vendors just trying the market?HOW long has the property been on the market? The more you know, the higher the likelihood of knowing which cards to play. Now, Let's really make them dance. In a private sal...
