                   Houses & Condos in Pond Mills Numbers For 2010 Houses in Pond Mills  sold quite well in 2010, with 72 houses changing hands at an average asking price of $198,865 while in 2009, there were 73 houses that sold in Pond Mills at an average asking price of $188,250. In both years houses were on the market in London an average 72 days before selling! Condos in Pond Mills had averaged 56 days to sell in 2010. The average selling price for a condo in Pond Mills was $120,8627 while in 2009 it was $125,408. 2010 Summerside Real Estate Numbers  2 storey and one floor homes in Summerside, in South East London have been quite active in 2010 with 99 houses selling followed by 21 condos while in 2009, 82 houses & 17 condos changed hands The average selling price of a house in Summerside in 2010 was $262,586 being 98 % of the asking price of $266,807 !The average selling price in 2009 was $255,420. Condos in Summerside sold at an average sale price of $214,267 in 2010 which was 98% of the asking price of $219395. 2009 average was 200,247. On average it took about 78 days for a house to sell and for condos, 40 days and nights! 2010 Riverbend Real Estate Numbers    45 houses sold in Riverbend  with the average sale price of $464,057 which was 97% of the asking price of $479,397 while in 2009, the average selling price was $426,378 and 51 houses changed hands.  Two storey homes still lead the way followed by one floor cottages and ranches.  As with both condos and houses, the average days on the market were around 63 days in Riverbend. 8 condos sold in the Riverbend neighbourhood at an average asking price of $356,534 and those 8 sold for 99% of that price, in 2009, 7 sold at an average price of $315,988. What Was The Market Like in Sunningdale for 2010 Compared to 2009? Houses & condos in Sunningdale still remained a sought after neighbourhood in London Ontario.  The average sale price for a home in Sunningdale in 2010 which took 38 days to sell was $550,736 which was 97% of the asking price of $565,462 compared to 43 sales in 2009 at an average selling price of $440,358 and 41 days on the market.  For condos in Sunningdale, 17 sold at an average sale price of $274.862 which was 98% of the asking price of $28O,769 and were on the market an average of 40 days.     2010 Hyde Park Real Estate Numbers      If you have not taken a drive out to Hyde Park lately, you will be amazed at the growth of retail and new subdivisions and new projects being started!       344 houses changed hands in 2010 in Hyde Park versus 333 in 2009. The average selling price of a house in Hyde Park in 2010 was $254,471 and in 2009 the average selling price was $237,496.   It took an average 44 days for a house to sell in Hyde Park, both in 2009 and 2010.   100 condos sold in Hyde Park in 2010 at an average sale price of $173,154 compared to 97 sales in 2009 at an average list price of $150,111. 2010 Numbers for Condos & Houses in Byron The Byron neighbourhood in London is proving once again to be a popular and desirable neighbourhood with its amenities, schools, safety and proximity to all that London has to offer.       236 houses in Byron changed hands in 2010 versus 243 in 2009.   The average asking price of house in Byron in 2010 was $334,606 versus $304.536 in 2009. In both years sellers accepted 98% of the asking price and the average days on the market were a respectable 45-47 days.    64 condos in Byron sold in 2010 at an average of $219,400  which was 2% less than the asking price of $225,019. 2010 Masonville area homes and condos as well as in the Stoneybrook Neighbourhood       In 2010 sales have been quite active in the Stonybrook area with 136 houses selling for 97% of the asking price of $397,275 and only 35 days on the market! In 2009, there were 152 homes sold at an aveage selling price of $361,612 and those homes took 42 days to sell.. There were 110 condos in the Masonville area around North Centre Road, Doon Drive that sold at an average price of $242,746 in 2010 which was 98% of the asking price. Homes in Lambeth,  2010 Comparisons  2010 proved to be an active real estate market in Lambeth, a neighbourhood in south west London, with 117 houses selling versus 92 in 2009.   The average selling price for a home in Lambeth this year was $366,609 which was 98% of the asking price and in 2009 the average asking price for a home in Lambeth was $341, 340.  Condos in Lambeth for 2010 sold at an average price of $411,120 and there were 5 of them and in 2009, 3 sold at an average price of $299, 544.     Present listings vary from as low as $194,000 up to $866,000 which really explains the diversity of Lambeth and basically two neighbourhoods, one in 'downtown Lambeth' and the other what I call the Outer Drive neighbourhood.  Some 2010 numbers for Oakridge that are encouraging if you are thinking of selling your home in 2011.   In 2010, 231 houses sold in the Oakridge area at an average selling price of $292,053 which was 98% of the asking price. What is the best way to go about locating and finding a one floor bungalow, ranch or raised ranch in London Ontario?Most folks go to MLS and put in a price range and start their search there or pick up all those glossy real estate magazines and ooh and aah at all the pictures!  When I start showing my clients houses, they comment they didn't see that one on the internet or they comment on why most of the houses in the magazines are sold or have an offer on them. I was comparing some apartment condo prices with a client from Toronto who is being transferred to London and she was amazed. You don't have to spend $300-400,000 to buy a great condo apartment in London. was looking for homes for sale in Uplands in North London for a client who is being transferred here and I found 5 resale homes and 4 new builds. They want at least a 4 bedroom, double garage in the $400-$500,000 range and have made an appointment to see 3 of the resale homes. As a matter of interest, there were 2 condos for sale, all one floor attached with double garages. I always have out of towners looking for a high end condo which these 2 are. Just 2 weeks ago I had shown some other clients properties in Uplands and I had a wider choice, which tells me Uplands is a sought after area because of location and schools!
