On par with most of London Ontario real estate activity, the first 3 months of 2012 saw 11 houses exchange hands for an average asking price of $432,245 days and these homes took approximately 30 days to sell.    In the same period, 2 condos sold (there are very few condos in this upscale neighbourhood) for an average $259,900 and were on the market for 37 days!   There are new listings on the market and I know of three that I personally will be listing shortly, watch for them!

47 homes changed hands in 2011 in  the Hazelden neighbourhood in West London with the average asking price of $425,201 and actually geting $403,940 which was 95% of the asking price and these sold homes were on the market an average 36 days!I In this same period, 12 condos sold with an average asking price of $293,578, these sold for 97% of asking and were on the market an average 42 days. As you can see by these numbers, Hazelden is a sought after neighbourhood in London Ontario, homes sell quickly and above the London and area average. 52 houses have sold in the Hazelden area from January 1, 2011 to November 7, 2011 The average selling price was $481,712 and these sold in 36 days or less at an average of 98% of the asking price.! The highest went in the $830, 000 range and the lowest in Hazelden starts in the 340's. Hazelden still remains one of the most sought after neigbourhoods in London and those who do live there, do not plan on moving soon. An Update From January 1, 2010 to April 6, 2010 of Activity in the Hazelden Neighbourhood Unlike all the other neigbourhoods I write about in London Ontario, there has not been much action on resale homes in the Hazelden area. The main reason is that there have been no homes come on the market so far this year! Hazelden remains one of the most sought after neigbourhoods in London and those who do live there, do not plan on moving soon. I presently have 2 people who are quite interested in purchasing a home in Hazelden. One is looking for a 2 storey home, at least 4 bedrooms, a finished basement and up to $600,000. My other couple would prefer a bungalow or ranch, double car garage and would be willing to spend up to $475,000. Anything that does come on the market, I will post it here an...

What was the real estate market for houses and condos like in Hazelden, a London Ontario Neighbourhood in 2009 and what to expect for 2010? Houses in Hazelden   From January 01, 200 9 to December 31, 2009, 11 houses in Sunningdale exchanged hands, 5 were ranches and 6  were 2 storey houses.
