After 9 tough years of rebuilding ur economy short term rates finally went up in December 2015. The Fed signaled that rates would probably continue to go up so what is the probability of that and does it directly relate to long term mortgage rates? If you are wanting to buy an Oklahoma City home for sale, long term rates are fine. If you have an adjustable rate that resets every year that will increase. Long term rates can even go down when the Fed raises rates and mortgage backed securities have different reasons for going up or down. Inflation is always a big factor in long term rates but with energy down that is not a big deal right now. If you are a full time W-2 employed person what you make is active income and is taxed accordingly. If you are also an investor in real estate like in Oklahoma City it is passive income since that is not your primary function, so how do we compare active to passive income? First let me say I am not a CPA or a tax lawyer, but I am an investor and I sell Oklahoma City real estate investments. First, on residential real estate you can depreciate the improvements but not the land over 27.5 years. For example, if the improvements were worth $150,000 then you can write off about $454 a month, so if you have positive cash flow of $450 a month then you are in a position to offset your taxes. Add to that improvements and repairs as additional write offs and your income can be 100% tax deferred. ...

Breaking Real Estate News: In the Omnibus spending bill that was just signed into law by President Obama, The Mortgage Indebtedness Relief Act, MIRA, was reinstated retroactive to january 1st, 2015 and extended to the end of 2016. This is great news for those who need to do a short sale who are owner-occupants. After the housing bubble burst in 2008 all markets including Oklahoma City saw homeowners do short sales to avoid foreclosure. It has been nine years now since we have seen the Fed raise rates. After 2008 our economy as we as well as the world economy was in free fall. In order to stimulate the economy and save the financial system the fed made money available at a 0% interest rate, so that capital would flow again to buy goods and services, get the tax base up and running although this was not in and of itself the answer to economic woes.
