Congratulations to new home owners 205 Warwick Ln, Idabel OK Home Sold This past week has brought two closings, 4 new listings, and 2 homes under contract.  Congratulations goes out to Justin and Shyanne (don't you just love her name!) Exploring Idabel Oklahoma. Walking Path at McCurtain Memorial Hospital McCurtain Memorial Hospital had a walking path built in the fall of 2006.  Always promoting good health and preventive steps (literally), it is an inviting, well maintained, away from traffic, place to step it out.  If only that pavement had ears.  There have been many friends walk along that path during the past 9 years, visiting and discussing their lives as they walked along together in a common goal to add some steps to their day and improve their health.  I've always walked in the Brown Addition area prior to moving our office to town because that was my community.  Now that I spend some of my day each business day only about a mile from the McCurtain Memorial Garden Meadows Walking Track, I often scoot over the...

May I Put up the SOLD Sign, PLEASE? This home at 408 Moonlight Dr went into contract.  About a week before it closed, ouor seller came by and asked, "May I Put up the SOLD Sign, PLEASE?"So the SOLD sign went up a week early... because Don drove over right then with the Seller and proudly put SOLD on 408 Moonlight Dr.  Our Seller is a HVAC expert and he had been working that day but he did not hesitate to stand next to the SOLD sign for his home at 408 Moonlight, Idabel.  Brian, We appreciate you and Debbie!  They have had nothing but good things to say and keep telling me to send them some links so they can write referrals for our office.  I just may have to do that today.  Closing has taken place now and it really is SOLD!

Buyers, Get Your Insurance Quote During the Inspection Period! My Buyers waited until they were ready to close to get their insurance quote even though they were advised to get the quote during their inspection period. Underwriting told them they needed to increase their coverage by $3000.00 which increased their premium by $500.  They were already at  the upper limit of debt to income ratio and this put them over the mark.  They no longer qualified for their loan.  They quickly started calling around to other insurance agents to get additional quotes and found one that worked.  Now their file has to go through another step in underwriting with these changes but it looks like they will get their home!  There is a reason that your Oklahoma Real Estate Purchase Contract lists "get an insu...

...And on the First Day Light was Made. Time to Update Light? Go LED!  According to Genesis chapter 1, Light was spoken into existence on the First Day. Light has been around forever, even inside our homes, as long as we keep the light bulbs changed and the electricity bill paid.  BUT now you can buy very attractive light fixtures with LED bulbs already installed in the fixture that are supposed to last for just about forever without having to change the bulb for 40 years or so, AND paying the electricity bill to keep the light on, is MUCH LESS!  Don and I went shopping recently to purchase some new light fixtures for a rent house that is being renovated. Busted Dreams For Sale We've all seen them. Busted Dreams.  They come on the Real Estate Market and are sold "as is".   It's the homestead with the hay equipment still in the barn, in a bad state.  It's a Busted Dream for  sale.   It's the home that burned and no one did any cleaning up of the site.  In fact, there's still an old car in the drive-way up on blocks and a dog that the neighbors bring food to.  Someone walked away from it all.  It's a Busted Dream For Sale.   It's the Feed Store that someone was going to run... Market Report Idabel Country Club Estates 2015The Sales Map from the database that we subscribe to shows 9 sales for 2015 in Country Club Estates.  Our office closed two additional sales in Country Club Estates during 2015 and another office closed one. .so there were 12 sales in Country Club Estates in 2015.   The yelow stripes are the sales that the database has recorded.Sales were from approximately $95,000.00 to approximately $180,000.00  Homes in Country Club Estates vary in age.  Most of the homes were built in the 70's. Integrity Real Estate Services Idabel OK MOVED to 118 SE Avenue N, Idabel, OK In April, 2014, we moved into the office at 209 SE Avenue N, after spending time remodeling with new flooring, new pine wallcoverings, new flooring, new paint, etc etc.. and lots and lots of cleaning.  Don and I thought this office would work for us for a long, long time.     A little time went by.. since Don had gotten his license, we had taken on more listings, then he got his Oklahoma Brokers License.   Next Chassy Barrett came on board during the fall of this year as office manager.   She took a load off of both of us with formatting pics, keeping an eye on the websites, helping with filing, running errands,  etc.  She is now studying for her real estate license also.       It's been an amazing two years, ...

Idabel Ok's NEWEST Restaurant ~ Las Delicias~ and It IS Delicious! Do you like Really Great Tex Mex Grill food?  You do? City of Lights Idabel OK CHRISTmas Parade Dec 4 2015 The 23rdAnnual City of Lights"CHRISTmas Parade will Friday, December 4th, 2015 7 pm.   An entry for floats can be downloaded from the Idabel Chamber of Commerce Website.   Entries in the parade need to assemble at the Choctaw Village Shopping Center on SE Washington and line up by 6 PM.   There will be NO throwing of candy and NO Santa Claus.   Hope to see you there!
