Have you Fixed Your Leak this Week? The City of Edmond is encouraging citizens of Edmond to observe the U.S. Environment Protection Agency's (EPA) "Fix a Leak" week taking time out to check leaks in their home's plumbing and sprinkler systems. A little check could save you 10,000 gallons of water per year and up to 10% on your utility bills! “Easy-to-fix household leaks waste more than 1 trillion gallons of water annually nationwide, which is equal to the amount of water used by more than 11 million homes,” said EPA Acting Administrator for the Office of Water Nancy Stoner. “We’re not just wasting water; families also lose money from leaks with higher utility bills. That’s why Fix a Leak Week is so important, and why we encourage everyone to take a few simple steps that add up to make ...

Courtney and Rachel took time off from their busy schedules to have a little fun last weekend. Those two just can’t get away from houses, and helped out Central Oklahoma Habitat for Humanity on their Los Rosa site. They hammered the day away framing up sides of the home, attached siding and it went so well, by the end of the day the roof trust was put on. As you can tell, there was many hands helping build this home. If you would like more information on Central Oklahoma Habitat for Humanity, you can follow them on Facebook, or just call us at Team Webb (405) 348-WEBB (9322). written by Team Webb No, these are not a food group, but something the City of Edmond is very serious about. “These few simple tips will help you avoid a sewer back-up in your home. Not only is a sewer back-up unpleasant and unsanitary, the clean up can cost thousands of dollars and your homeowner’s insurance may not cover the cost” said Public Information Officer, Ashleigh Clark. Even though fats, oils and grease are a liquid at one point, they will eventually turn into a solid. If poured down your drains and stools, this gooey slimy solid will cling to pipe and sewer walls, which can cause back-up and overflows into your home. This gooey sludge can even back-up into the streets and streams. Because the season of huge dinners is right around, the City of Edmond wants to caution citizen...

One of my colleagues, another local agent, brought up an interesting conversation on Facebook earlier today, and since I'm always up for the opportunity to educate others on something I believe in, here we go. She said: "OK for all you realtors using this fancy new photography!-It is an illusion and it makes the house look way better than it does in person! It is deceiving and disappointing when you get there! I would rather have the real thing and not waste my time…." Some of the replies from other agents went as far as accusing agents who employ "fancy new photography" of "masking defects." Here's the deal. As a specialized listing agent, my sole responsibility is to sell my clients' homes. Quickly. 3 things make that happen: Pricing them correctly Marketing them well Insuring that th...

Only a sample of a rain barrel[/caption] The City of Edmond announced this week their Rain Barrel Program. During the summer, and especially the HOT summer we have had the last several months, there is a real increase in water usage - it almost DOUBLES. The City of Edmond would like to encourage residents to conserve water (rain water) and use to water plants and trees. If you do receive a barrel, the city will charge $5.00 to your Utility Bill. "Residents will be notified via email if they have been selected to receive one of the three styles of barrels. If selected, residents will receive notification that will include pick up instructions and an invi...

If you've talked with many real estate agents, you've already found that there's no shortage of "Best of" and "Top Producer" claims, but statistics & awards mean nothing if they're not results-based. Truth is, the vast majority of those titles aren't certified in any way, so how can you really tell who gets the job done and who just claims they do? When you're looking for a great listing agent, one of the best ways is to ask each agent to provide PROOF of their results. They can show you reports, live in the MLS, which track how many homes they've listed, how many of those sold, how long they took to sell, and how close to the list price they sold. REMINDER: Be sure they show you their EXPIRED listings also, not just the ones that sold. With information like that, you can make an inform...

As the prices of homes fall, is NOW the right time to purchase? A home is a big investment and with where the market is right now buying a home might not be a bad idea.  If you're looking for an investment and possible rental income this might be the time to do it. The market seems to be doing much better and rental prices are rising as well. Warren Buffett looked at the recent housing market and said, “I’d buy up ‘a couple hundred-thousand” Single-Family homes if I could!” We may not be able to stock up on 100,000 single family homes, but is this the right time for youbuy your single-family home? According to the National Association of Realtors, 73% of homes that were sold in January were priced below $250,000. Almost half of the homes that were sold were considered ' distressed'. How...
