Once again, we get the privilege of sharing very positive information regarding the Edmond Real Estate and OKC Metro Real Estate market. The following chart shows the monthly Oklahoma City Metropolitan housing statistics for April 2007 as compared to March 2007 and April 2006. You'll notice that all value comparisons to last month and last year reflect positive appreciation. While there were a few less transactions than in March of this year, volume is still much improved over last year and the average interest rate is much lower. While the absorption rate did creep up a little bit, our inventory is still below 6 months, which is a favorable range to be in. We mentioned last week that selling a home in Edmond takes more effort, more time and more money than it did last year. You may be wondering why. You'll hear the national and local media talk about the US being in a "buyer's market" now. Many people misunderstand this term (or confuse it with a market downturn or "bubble burst"), thinking it means that home sellers are suddenly desperate to sell, therefore home buyers can get a home for 10-20% under market value. What it really means is simply that there are more homes on the market than there are home buyers in the market. Despite the daunting reports from the national media about the real estate market, Edmond Real Estate trends still continue to build steam. The following chart shows the monthly Oklahoma City Metropolitan housing statistics for March 2007 as compared to February 2007 and March 2006. As you can see, more transactions were closed this March than both last month and March 2006, resulting in a higher sales volume. In addition, the average and median sales prices were higher than this time last year and the average interest rate is even improved. You'd have to really want to see negatives to notice that the average percentage of selling price to listing price dropped slightly and the average "Days On Market" increased from 74 to 93. I've had the pleasure of working with a wonderful couple from Texas over the past few weeks. They're a younger couple who have plans to have children in the next few years and are looking for a home that they can grow into.
