As most sellers in the OKC metro area are painfully aware, buyer traffic has come to a snail-like crawl. It's nothing unusual for this time of year though, and certainly no reason for alarm. Every August, things seem to move into slow mode for a few weeks. Maybe it's the 100+ heat index, maybe it's the back-to-school rush to get things done, maybe it's both. I'm sure there's even a little bit of market shock playing a part. Either way, it's a reality and it's something we have to accept.In the past 7 days, I've had only 6 total, combined showings on my current listings. Last month, I was seeing about 3 to 4 times as many showings in a week. Do I like it? No. Does it worry me? NO! Although I haven't yet seen it for myself, I've heard that Braums opened a new store in Norman, built of craftsman styling. They say it's a totally different look than what we're used to seeing with Braums and, if you ask me, it's about time. You see I remember, when I was younger, Braums being known just for it's ice cream. We loved it when Mom & Dad decided to take us to Braums for an ice cream cone or a sunday. It was always a treat. The stores were always clean and it was exciting to choose from the wide variety of ice cream flavors. We were like kids in candy (er, ice cream) store. Then as I got older, I realized they had more than just ice cream. They had great burgers, chicken and fries. And the food was very affordable too. That's an extra bonus when you're in your twenties. It seems that I spend a lot of time these days explaining to the grocery clerk, the postman, the dry cleaner and the garbage man, that the Edmond real estate market is still going strong. Now I'm not complaining. In fact, with the passion I have for Real Estate, most people have trouble finding a way to shut me up about my business. I love it when they ask what's going on in our local market and I love it even more when I'm able to give them great news and show them solid statistics to back up what I'm saying. All the buzz this week has been about the 89th PGA Championship, being held at Tulsa's Southern Hills Country Club. You can't get away from it. At the grocery store, the insurance office and, of course, the water cooler, all the talk is about Tiger... well, almost all of it. Those who aren't talking about Tiger playing in our back yard are talking about Oak Tree's Scott Verplank's perfect day of play on Friday. I got a call last night to list a house in Trails South, so as I always do, I started digging into records to see what's been selling, how quick it's selling, how much it's selling for, what's currently for sale, and all that good stuff. Once again, I was pleasantly surprised with the sales trends in the Edmond Real Estate market (View the latest statistics here), in spite of all of the negative press the National Real Estate market is still receiving. I posted a blog the other day about the annual Krazy Daze sale in Downtown Edmond. Thanks to some great, cooler weather, with no interfering rain, downtown business owners say this year's sale was a huge success. You can read some interviews of those store owners in this Edmond Sun article.A successful Krazy Daze sale means not only more revenue for our downtown stores, but likely more future business for those stores. This sale seems to attract shoppers from all over the state, many who have never shopped Downtown Edmond before. Chances are many of those "new" customers will come back for more later. I've blogged before about many of the great attributes our city has to offer. Edmond, Oklahoma is a quiet family town that has grown exponentially over the past 10-15 years. The word has gotten out! As almost anyone in our fair city knows, Arcadia Lake near Edmond has been shut down for almost a month, due to the seemingly never-ending rains we received for several weeks. According to news reports, parts of the lake will be re-opened today, although it's unclear what areas those are. On June 29th, the lake was closed to the public, as it was about 12 feet above normal, covering roadways, beaches and recreational areas. As of Wednesday, the level has dropped about 3 feet, which still leaves beaches under water, so don't get your hopes up for beach volleyball or picnics just yet. Anyone who drives through downtown Edmond is sure to notice the constant transformation taking place. Over the past 10 years or so, business owners have been updating and dressing up many of the buildings along Broadway, between 2nd St and Campbell. It's made our downtown area into something to be proud of. Full of boutiques, restaurants & other business, it's a beautiful place bustling with commerce on a given day and it's good for Edmond.In recent years, there's been a push for a return to some of Edmond's original charm. I recently received a request for information on West Edmond's new Rose Lake development, so I thought I'd compile what information I could find and share it here for anyone interested in this area. Since this addition is so new, there aren't any neighborhood market statistics at this point. I will post real numbers as they become available. For months, there's been a lot of excitement swirling around Edmond, Oklahoma in anticipation of the new Centennial Elementary school. The addition of this school brings the total number of Edmond Public elementary schools to 16! See below for a complete list of Edmond elementary schools.For someone like me, who's been around Edmond for so many years, it's amazing to see that our community has grown so much that there's a need for 16 elementary schools!
