I post up the Oklahoma City and Edmond Real Estate Statistics every month, and every month so far I've had some very positive information to share. This month is no different. In fact, we saw a slight increase in activity in October over September. Being a highly sought-after neighborhood, we always see good activity here in Cedar Pointe, and October was no exception. As of this morning, we have 11 active and 6 pending listings. The average list price of the active listings is $200,008, or $96.72 per square foot.One Cedar Pointe home closed in October, at 2021 Fair Meadow Lane. It sold (88 days on the market) for $164,900, which equals anywhere from $87.71 to $92.02 per square foot, depending on which square-footage source you trust (county courthouse or appraisal).Being so active in the community allows me a lot of knowledge of the area. Well, it's been a crazy past few weeks, and unfortunately our blog has suffered as a result (as evenidenced by my incomplete series, Oh, the Places I'll Go). However, our listings are selling (36 day average) and our buyers are buying. My online absence was a direct result of October being the biggest month I've had in a long time, which brings me to my point. The gloom & doom stories that you'll find running rampant in the media can easily scare some folks out of buying or selling real estate. While many markets nationally are suffering, or even declining, Edmond real estate keeps chugging along at a steady pace, which just proves that real estate is LOCAL, LOCAL, LOCAL. OK, so I'm not as good at rhyming as Dr Seuss is (so I'm not going to embarrass myself by trying here), but I thought of that fun, inspirational book of his (Oh, the Places You'll Go) yesterday for some reason, when I was asked by another home owner how often I'm in her neighborhood. When I visit with home owners about listing their Edmond or NW OKC homes, asking how often I'm in their neighborhood seems to reassure them that I know the area and I stay on top of the market. I recently heard rumor that Edmond Public Schools Foundation was starting a new program to give local business owners and leaders a taste of what it's like to run one of Edmond's Public Schools. The program, called Principal For a Day, is designed to show local business owners what the vision for the local schools is and what they need most to achieve those goals, in hopes of garnering more support. The City of Edmond is planning a hazardous waste collection day for residents of Edmond, OK. Basically, this is our chance to get rid of any hazardous items we may have sitting around the house that we've known we shouldn't put out with the regular trash each week. Just take those items to Mitch Park between 8am & 12noon on October 13th and the city will dispose of them properly. It's a great way to clear out some items that shouldn't be around and take care of the environment too. They'll even get rid of your old computer components, TVs, etc. Click here for more details.

I love it when I get calls from folks who are able to stump me! That's right, I LOVE a challenge. After all, if all I ever got were Edmond real estate questions that I had all the answers for, what fun would that be? The phone's been ringing out of control the past few weeks! I don't know if it's from all the time I've been putting into helping folks who's listings have expired with other agents, or if the man upstairs is looking out for me, but Edmond Real Estate has continued to keep me busy. I have so much activity right now that 16 hours a day just isn't enough! I received a call a couple of weeks ago from a couple looking for information on purchasing a lot in The Lakes At Bridgewater development, located on the east side of Santa Fe, between Danforth and 2nd Street. I'm sure you've seen the place. It's gorgeous Real Estate.... beautiful trees, big pond with a fountain that shoots 30 feet in the air, right in the heart of Edmond, Oklahoma. I spent most of this past Saturday driving around Northwest Oklahoma City and Edmond with some delightful clients of mine (who found me here on Active Rain). They're moving here from Maryland in the next couple of months, so our quest has been to find them a new place to call home. We set out Saturday morning to tour 17 different homes in hopes of finding the right one. When all was done, Mr & Mrs G liked about 12 of the 17 we saw, and I was sure it would take them some time to narrow that list of potential candidates down to just 2 or 3. Well, I was wrong! Today was a day like any other Monday (or Tuesday after a holiday) in the world of Edmond Real Estate. As the real estate market in Edmond, Oklahoma moves along at a steady, healthy pace, developers continue to plan new projects, both commercially and residentially. As residents of Edmond, we've all noticed the development along I-35 the last few years. It wasn't long ago that the stretch of I-35 passing through the East side of Edmond was pretty lifeless. I love learning about how our wonderful community began, and there are several local organizations that do a great job of preservinga and chronicaling Edmond and Oklahoma City 's history. As you may or may not know, Edmond began simply as a water and coaling station for steam engines when the Santa Fe railroad built into Indian Territory in 1887. Edmond also boasts the first public schoolhouse built in Indian Territory.
