Saturday was my anniversary.  I have now been with CENTURY 21 Goodyear Green for 4 years!  During that time, my business has been very blessed as I focused primarily on first time buyers.  But times are a changin'. With recent changes in lending it has become increasingly difficult for that segment (first time buyers) to obtain mortgages and my business has suffered. In order to remain successful in real estate, I have to focus on a new segment of the real estate market. We are seeing that most of the current activity is with people taking advantage of the historic low interest rates, low prices, and high inventory by moving up to the $200-300K price range.  If you hear of anyone considering a move, will you please think of me?  I love what I do, and hope to continue in the real estate ...

Lone Oak is a large community in the Deer Creek School area and west of Edmond. Lone Oak September 2010 Real Estate Market Report Active Listings: 34 Under Contract: 3 Sold August 2010: 7 Lone Oak is typical in showing increased monthly inventory of listings, I feel, as a result of the decline of buyers following the expiration of the first time buyer tax credit in May. Spring is the best time to sell your Edmond house, fact or fiction?  For a long time consumers have been conditioned to believe that spring is the best time of year to list your house for a successful sale.  The theory is that most people want to move during the summer when kids are out of school.  But I wanted to know how true that is for the real estate market in Edmond, Oklahoma.  I studied the *Edmond real estate market in the spring of 2009 (April, May and June) versus the market in the fall of 2009 (September, October and November).  I found that in the spring of 2009, 1339 homes were listed for sale.  Of those, 785 or 59% sold.  In the fall of 2009, 1031 homes were listed for sale and 574 or 56% ultimately sold.When I review those numbers I see a very slight difference in the per...

Occasionally a group of Realtors with listings in one subdivision or development will join forces to host a Broker's Open.  It's usually on a Tuesday or Thursday, during the lunch hour.  Food is served and area Realtors are invited to stop by and tour the available listings.  For me, it's a great way to keep informed on our real estate market in Edmond and to give you a Boots on the Ground Tour!  Today I had the opportunity to tour The Villages at Stonebridge in southeast Edmond.First let me tell you the logistics.  This development is in southeast Edmond off of South Boulevard just south of West 33rd Street.  It's a great location.  From Stonebridge, the commute to downtown OKC would be about 15 minutes.  Access to the turnpike is about a mile and a half away.  I-35 is only about thre...

As I write, my daughter's birthday party is underway in the next room.  She will be turning 14 in a matter of days.  This year my function is that of hostess and chaperone.  You know, make sure there is plenty of food.  Keep the soda flowing.  And no matter what, stay out of the way without making a sound.  My presence is really only required because boys are present.  Ah, the joy of teenage girls.I can't help but think about the countless birthday parties in and around Edmond we have hosted.  I must confess that I was always the mom that left the planning to the last minute!If you are like me and maybe need a last minute plan, here's a list of places where we have hosted parties or one of the girls have gone to a party as a guest in Edmond and NW OKC. High school rivalries, every town in the US has them.  Well Edmond, Oklahoma is no different!  Tonight two rival Edmond high schools will be facing off on the gridiron; Edmond Memorial Bulldogs vs. Edmond North Huskies!  AKA Edlam!  Excitement will be in the air as the teams take the field at 7:00 tonight at UCO's Wantland Stadium.  The stands will fill early with fans of all ages including students, parents, and alumni.  If you plan to go, you will want to get there early and be prepared for a good time!Before the game I recommend starting the evening at Flatire Burger at 318 Ayers Street.  It's a short walk away from the stadium.  Be sure to try the fried pickles!  Hey, if you're feeling like a kid again after the game, head over to IHOP.  That's where many of the students go to cele...

Most homes that are listed for sale in our market (Edmond, Oklahoma) are occupied.  For example in the Edmond Public School district there are currently 1386 homes available for sale.  Of those, 800 are occupied.  That means someone lives there folks!When you are touring homes, it is likely that the majority of the homes are lived in.  The sellers will have made some preparation prior to your visit.  I don't know about you, but it can be pretty crazy at my house when company is coming!  The house has to be cleaned, pets need to be relocated, and kiddos need to be redirected.  It can be quite a frenzy; and I'm not even trying to sell, it's just a visit from my mother in law!Keep in mind, the seller probably has a busy schedule (just like you and me) filled with work, soccer practice, pa...

You know how it is, you go to the same grocery stores all the time.  The stores that are convenient in your daily routine.  I typically hit either Crest or Walmart in Edmond since they are close to home and the office.  I could shop either of those stores with my eyes closed.But yesterday, my path took me in a different direction.  I went to the Homeland Store at Danforth and Bryant.  I had not been to that store in quite awhile.  I sure was surprised by the improvements they have made since the last time I was there.As I buzzed through the produce department, a display caught my attention.  We have all seen the bulk dispensers filled with coffee and candy that most stores have.  But at this Homeland Store they have a bank of dispensers they call "Bulk Bin Basics."  Sure, there was some...

Good morning Edmond, Oklahoma!  What a fabulous day!  I cannot believe this cool weather in August.  Not wanting to waste such a wonderful gift; I took advantage of the weather by taking an early morning walk to the Farmer's market in downtown Edmond.For those of you new or moving to the area, the Farmer's Market is located at the Festival Market Place every Wednesday and Saturday morning from 8-1 June through September.  You can see Festival Market Place from 2nd street (it's just west of the Edmond Sun building) but to get there you will need to take Broadway north to 1st street.  I was walking today, but on a typical Saturday, parking can be a challenge. Construction has recently begun on a new plan in Muirfield Village. This plan, as all others, is a design by Brent Gibson Home Design. The Oakhollow plan is a corner lot plan and has 3,070 square feet on one level. The Oakhollow addresses we’ve received from clients for a 3 bedroom home on one level and a 3 car garage. The plan is open and has an angled living room, formal dining room and study. The kitchen and breakfast area are also quite open. There’s a nice size master suite that includes a his and hers walk in closets. The home is currently framed and sheetrock is going up. Providence is a small, unique, gated community near NW 178th Street and Penn. It’s unique in the respect that the home designs were taken from the homes built in Oklahoma in the 1920’s and 1930’s. So if you’re into older, historic looking homes but don’t want all the maintenance that entails, Providence is the community for you. Also unique to the Providence neighborhood is the ‘town square’ park right in the middle. I am partial to the Twin Oaks neighborhood in Edmond OK. When my son and his family moved to the Oklahoma City metro they wanted a nice, moderate priced area near a great elementary school. After some school research and recommendations we determined Twin Oaks would be the most desirable neighborhood for them. Twin Oaks is near NW 178th Street and Western and Washington Irving Elementary School is just right there in the neighborhood. Twin Oaks has a total of 465 homes that were built between 1985 and 2003. Sizes range from 1,322 square feet to 2,749 square feet.
