Reason #6 Why to list (or re-list) your home during The Holidays: Scheduling Sensitivity. Buyers are more sensitive to the time of year, so appointments may be more conveniently scheduled. Come the first of the year, if someone wants to see your home, you will have to drop everything and show it.    Stay Tuned for Reason #7 ...  Previous Posts:  Reason #1 Why to list (or re-list) your home during The Holidays Reason #2 Why to list (or re-list) your home during The Holidays Reason #3 Why to list (or re-list) your home during The Holidays Reason #4 Why to list (or re-list) your home during The Holidays Reason #5 Why to list (or re-list) your home during The Holidays

Reason #4 to list (or re-list) your Home during The Holidays Home for the Holidays. The excitement [and happy mess] of the Holidays is a selling point. Homes decorated for the season project warmth to buyers, causing them to "mentally move in." Buyers pay more for a "home" than a house.     Stay tuned for Reason #5 ...         Previous Posts: Reason #1 on why to list your homes during the holidays Reason #2 on why to list your homes during the holidays Reason #3 on why to list your homes during the holidays

Reason #3 to list (or re-list) your home during The Holidays: Busy time. Everyone is "busier" at this time of year, so only the really serious buyers are shopping; including out-of-town transferees, often times the most qualified buyer.    Stay tuned for Reason #4     Previous Posts: Reason #1 to list your home during The Holidays Reason #2 to list your home during The Holidays

Danberry Realtors in Toledo OH. Danberry Co., Realtors' dinner auction is an annual event, but the needs of children with chronic illness continue throughout the year. Danberry hosts a variety of fundraising events all year long, and together in 2010 we raised enough funds to donate $50,000 to The Danberry Treasure Chest. This is an emergency assitance fund set up at The Toledo Children's Hospital benefitting families struggling with finances ehile their child struggles with a serious illness. Funds are administered through The Toledo Community Foundation and used for things such as a mortgage payment, back utilities, car payments, or in the worst of circumstances, to cover funeral expenses. If you're an inhabitant of any state of the union, you'd have to be living under a rock to not know the day after Thanksgiving is a day of deals, deals, deals. Store owners and retail companies make a nice chunk of cash on that day alone. So it got me thinking yesterday that perhaps now is the time to institute a Black Friday for Real Estate. Some of you may be in the red for the year and this would give you an opportunity to get into the black and end the year 2010 with a bang. In keeping with the retail store advertisements, I am suggesting the following ... 1. Buy One Get One Free - know anybody with more than one property to sell? (Yeah, me too. Lots.) Suggest a BOGO to them. Why the heck not. What can it hurt? 2. Buy One Get One Half Off - see above 3. If a buyer writes an offer on...

There are a few problems you may run into when you attempt to escalate a file. Sometimes the negotiator won't give you their supervisor's info. They won't order a new appraisal or help you out. Most people would be at a dead end. Here is how to get their supervisor's contact info. Discover how other sellers successfully did a short sale and request a free consultation by clicking here. Call the lender's short sale 800 number. Tell the person answering that you are working on a file with the short sale negotiator and you need to talk to their supervisor. Say something like, "We've talked to the buyers. They will not raise their offer. We've had this house listed for 94 days and this is the best offer we have received. The buyers asked me to call and plead their case." Most of the time, t...

DEE NOFZIGER EARNS PRESTIGIOUS DESIGNATION TO HELP HOMEOWNERS IN DANGER OF FORECLOSURE Dee Nofziger of Danberry Co., Realtors in Toledo, Ohio has earned the prestigious Certified Distressed Property Expert (CDPE) designation, having completed extensive training in foreclosure avoidance and short sales. This invaluable expertise is offered at a time when many areas of the country are ravaged by "distressed" homes in the foreclosure process. Short sales allow the cash-strapped seller to repay the mortgage at the price that the home sells for, even though it is lower than what is owed on the property. With plummeting property values, this can save many people from foreclosure and even bankruptcy. More and more lenders are willing to consider short sales because they are much less costly ...

Vote once daily through Sunday for the Toledo Museum of Art at http://blogs.artinfo.com/modernartnotes/2010/08/americas-favorite-art-museum-the-final/. We've made it past 62 other museums, now just one to go to put a badly needed feather in Toledo's cap! Please spread the word to everyone. The countdown has begun! There's a peristyle for outstanding musical performances, a gourmet restaurant and the new Glass Pavilion is terrific - Toledo Board of Realtors recently had there 100th Anniversary Celebration there. Beautiful! I can remem...

As True Today as a Hundred Years Ago - The Value of Value. Seeing that Real Estate is the world's oldest profession (some would argue the SECOND oldest!), it's not surprising that the words of John Ruskin still ring true today. A sign in the yard, an open house or two, and a basic web presence is not the way to sell a home nowadays. Saturation is the key - and that costs money. Consumers sometimes feel that real estate agents should charge less today because they use the internet to market their home - and the internet is FREE. WRONG! The interent is NOT free for agents, it is only free for consumers. Saturating the world wide web with a home's presence costs mula - and lots of it. So when an agent offers to cut his commission, home sellers should think long and hard about what else tha...
