Lebanon's Christmas Festival Horse Drawn Carriage Parade December 6 2014 Nothing quite says Christmas like the sights and sounds of Lebanon's annual Horse Drawn Carriage Parade!  Clip, clop, clip, clop.  Santa's ho ho ho!! A cup of hot chocolate to warm your insides. The jingling of bells. It's a great experience to line the streets of historic downtown Lebanon and watch carriage after carriage go by!  You can expect about 100 of them, with everything from small ponies and little carts, to the enormous draft horses! Downtown Lebanon will swell with visitors (estimated at about 200,000!) for the 1 p.m. and 7 p.m. editions of the parade!  Parking will be at a premium (expect to walk SEVERAL blocks from the parade unless you fork over some dollars to one of the closer folks charging to pa...

Lebanon Ohio Hosts Inaugural Oktoberfest Saturday October 18 2014 Okay, Lebanon is never going to rival Cincinnati and Munich for large scale Oktoberfests, but that doesn't mean the festival capital of Warren County can't add one more party to its busy annual slate! This Saturday starting at 11 a.m. Lebanon will host its first (of what we expect to be many more years of!) Oktoberfest.  The event will be hosted on Mulberry Street and you'll have 12 hours of fun!  And despite this being a beer themed event, there are kid friendly events planned from 11 to 5, featuring Glen Helen Raptor Program, facepainting and a petting zoo! From 2:30 to 10 there will be live music with four different bands (and we're not expecting any Oompahs to be heard)!  Will there be a chicken dance?  You'll have to...

What's My Lebanon Ohio Home Worth?  September 2014 Real Estate Update If you had any doubt Summer was over this weekend should have removed that skepticism!  The weather was chilly and based on the leaves falling, it seems like we're skipping the whole yellow gold red leaf turning and just going straight to "on the ground"!.  As far as the real estate market, we were already seeing signs of Fall prior to September, so there aren't any real shockers in the past month's data.  Stay with us for the full Lebanon real estate market report and Search Lebanon Ohio homes for sale links towards the end.  All data is derived from the Cincinnati MLS system.  If any Lebanon single family homes homes traded hands without a REALTOR® involved, then it won't be reflected in this report. A cup of apple cider?  Got that too!  Apple pie?  Caramel covered apples?  You bet they're both available!  Basically if it's apple related you can probably find it next Saturday at the 32nd annual Lebanon Country Applefest!  It's one of our HUGE annual events, and since Summer is officially in our rear view mirror by then, it's our local way of saying Hello to the Fall season!  Country Applefest is a ONE DAY event, RAIN OR SHINE held in historic downtown Lebanon from 10 a.m. to 7 p.m.!  And admission is free, although you may spend a bit of parking depending on how much (or how little) you want to walk! Lebanon Ohio Poplar Hill Home Under Contract In 19 Days! What do you get when you combine an immaculately kept home, motivated sellers and the marketing of The Liz Spear Team of RE/MAX Elite?  An accepted contract in only 19 days!  Considering the average time to get a contract in Lebanon is 64 days, we're very pleased to beat the average so significantly! Our sellers got a head start months ago, calling us out to chat and get our advice on what was best to do to prepare their 3 bedroom with a loft home ready for sale just in case they decided to proceed.  They made all the necessary adjustments, so when they called us back later, it was time to do the paperwork and snap the photos for an intro to the Lebanon market before the summer peak season wrapped up. And keep in mind, that 19 day...

Lebanon Ohio School Tax Levy Renewal Passed August 2014 We're happy to report that the Lebanon Ohio school district tax levy renewal EASILY passed Tuesday with almost a 2 to 1 ratio in favor.  Per the Warren County Board of Elections, 2130 votes FOR and 1088 AGAINST.  So that means the tax levy first passed in 2005 and renewed in 2008, 2011 and now 2014 will continue to raise approximately $4 million a year in funding for Lebanon schools.  The Cincinnati Enquirer reported the amount to average $168 per YEAR for Lebanon home owners. Perhaps it was because the tax levy renewal was the only issue on the ballot, but Tuesday's voter turnout was really low.  Like REALLY low.   Only 13.56% of the eligible voters cast a ballot.  Over 20,000 voters declined to participate.  Perhaps they didn't ...

Lebanon Ohio School Tax Levy Renewal On Ballot August 5 2014 Tuesday it will be your decision.  First to go and vote or skip the election?  You know our recommendation is always GO VOTE!  We've witnessed plenty of elections come down to not really representing the overall wishes of the community, but the WIN going to the side that actually gets the biggest turnout.  Lots of grumbling after results are announced, but if you stay home you forfeit your right to grumble as far as we're concerned. And an election that has to do with the overall health of our local education systems should rank highly on your list of  things to do for Tuesday August 5th! This election is not for a NEW tax, but a 3 year RENEWAL of an existing school levy tax approved in 2005, 2008 & 2011!  So again, this will ...
