Don't Look For Us At the Mall!  Historic Downtown Lebanon Is Where To Go!It's home stretch for Christmas shopping, but don't look for us at the mall!  And not to say there aren't some good ones in the Warren County area (head to Deerfield Towne Center or a little further south to Kenwood Towne Centre if you just HAVE to mall shop), but we'd rather shop elsewhere, just around the corner in Lebanon! For unique gifts, we can head to historic downtown Lebanon to shop.  You won't find the made by the millions in China kind of gifts here.  Between antique stores and specialty shops there's no shortage of places to find a gift that doesn't look mass produced!  So skip the Snuggies and Chia Pets and give them something they'll remember a lot longer! 20th Annual Pet Pictures with Santa Paws at The Humane Association of Warren County December 11 2010! Lebanon Ohio's Holiday Tour Of Homes Set for Sunday December 12th 2010!You know you LOVE the old homes in historic downtown Lebanon Ohio!  You've driven by and wished you could go in some of them, haven't you? Still Not Too Late to see the 2010 Lebanon Christmas Festival Horse Drawn Carriage Parade!!Yes, we know it's snowing, but what's more perfect for a Christmas Festival than the first snow of the season! You've missed the 1 pm parade, but they're back at 7 pm tonight (December 4, 2010) for the candlelight parade.  There's plenty of vendors with crafts, hot chocolate and food, and plenty of parking.  $5 gets you parking close to the event, or head further out and park on the street for free, just a few blocks of strolling will get you to historic downtown Lebanon. What's going on at the corner of Jack and Phillips in Turtlecreek Township?  We've been residents of Turtlecreek Township Ohio for 19 years.  Whenever we've driven by this intersection just off SR123 and I-71, there's always been soybean or corn in the fields.  Typical Warren County country life here, with easy access to the interstate! So late last week, suddenly we see bulldozers, backhoes and trucks working the corner.  Hmmm...what's going on?  No one in their right mind would build a home right there, so maybe a fast food joint?  There's not one at the interstate exchange, but plenty 3 miles away in Lebanon.  Seems like a less than optimal place for one though, tucked in behind the BP gas station. By now, you might have heard about the tax credit offered to first time home buyers.  The government is offering a $7500 (or 10% the value of the home, which ever is less) tax credit to first time home buyers that purchase a home between April 9, 2008 to June 30, 2009.   There are some income restrictions on the tax credit.   Obviously, this can be a significant tax incentive for a first time home buyer but I do have some mix emotions about this incentive.  According the house bill, 2 years after a person claims this tax credit they have to start re-paying the tax at 6.67% per year for the next 15 years.  If the individual decides to sell the property prior to paying the full the amount back, the remaining balance is due in that year.  So, what this credit amounts to is an interest free...

  There are a number of benefits of owning your own home and not all of them are tax breaks and building of equity.   Homeowners also enjoy many social benefits.  They tend to be more active in their community due to the greater financial stake they have in their neighborhoods.  Because home owners are more involved, they tend to form relationships with other home owners as well as business owners.   With homeownership also comes stability, according to the US Census from 2005 to 2006 only 7.1% of homeowners moved.  This is way less than the 30.2% of renters that move.   It only tends to reason that the longer you live in a community the more involved that you will become.
