I was out showing a home to my buyers and took a picture of a flower bed in front of the home we were looking at. The color of the flowers made the home look more inviting and cheerful. A few well placed annuals can brighten up the front and even the back of your home. Many people drive by homes before they look at them and seeing flowers out front will show them that you take good care of your home and that you love your home. Even a couple of pots of colorful flowers on the front steps will make a difference.

You have been searching for that perfect home and finally you have found it. You are ready to write an offer on it. Hopefully you will be using me your expert negotiator, to help you along the way. First, you need your preapproval letter from a reputable lender that is known to the local realtors. Second, you will need to discuss your starting price in the negotiation process. You can do this one of two ways. One is to offer a great price and hope the buyer will accept it or two, start with a low price and be prepared to negotiate with the seller. I recommend no lower than 10% off the purchase price. The City of Cuyahoga Falls offers free storm water and sanitary inspections to buyers when they purchase a home in Cuyahoga Falls. The city sends a worker out who puts a tiny camera down to check to make sure the sewer lines and storm water drains are not blocked. The down side to this inspection is if the city finds any problems they must be corrected by the seller or the buyer if the buyer buys the home. If you don't have the money to pay the city will put the bill on your taxes to be paid over time. I was working with a buyer who wanted to do the inspection. The seller didn't want the inspection done because he didn't have the money to make the repair, if it was needed. This weekend my husband and I traveled to Chicago to watch our daughter perform at the Heritage Music Festival with her show choir and jazz choir. It was such a treat for us as when the trip was announced in early fall we did not think we would be able to go but as luck would have it, we were able and had a wonderful time!There were actually 4 groups that performed from our high school, Walsh Jesuit, and they were the Harmony Gold Show Choir, the jazz choir, concert choir and the madrigals. This is not so much a competition as it is a learning experience/workshop. There were 3 adjudicators and after each performance, one of the adjudicators went up on stage to work with th kids, giving them pointers on tone, diction, microphone use and placement, and expression, to name a few. The Performing Fine Arts of Walsh Jesuit High School represent a group of highly talented and dedicated students and directors. I recently attended the school's Center Stage Theater's Performance of "Bye, Bye Birdie" and was blown away by the kids's preparation of their roles and their incredible talent. Next weekend the Harmony Gold Show Choir, Vocal Jazz Choir, the Chamber Choir and The Madrigals will travel to Chicago to compete at the Heritage National Music Festival. In February there were 168 homes for sale in Cuyahoga Falls. They were priced between $30,000 and $245,900. They have been on the market an average of 4 to 5 months. There are 18 homes that went Pending priced between $41,000 and $159,900. There were 25 homes that Sold/Closed priced between $27,700 and $171,200. These homes sold for 93% of the list to sell price. The city of Cuyahoga Falls, Ohio has announced that it is eligible to receive $780,000 in federally subsidized money to purchase foreclosed homes and rehabilitate them.  The money comes in the form of a grant from the U.S. Housing and Urban Development (HUD).  The purpose of the grant is to permit municipalities to purchase foreclosed and abandoned homes. Under the Ohio Neighborhood Stabilization program, the city will be able to purchase about seven homes and rehabilitate them.  Some homes that are considered "blighted" may be torn down.  The city will be able to sell or rent homes they've rehabbed at "below market" prices to those who qualify based on income levels.  Down payment assistance programs are available to assist those who qualify under the program guidelines.    Cuyahoga Falls, Stow and Summit County Events   It's snowing outside here in Northeast Ohio where there is plenty to do. I love to Ski and look forward to hitting the slopes again. City leaf collection program starts october 27th The City of Cuyahoga Falls announces that fliers for this year's leaf program will be delivered to all residences soon.  The program offically kicks off on Oct. 27. Are you ready for positive, encouraging Cuyahoga Falls Ohio real estate news? Sellers are still selling and buyers are still buying in Cuyahoga Falls! Cuyahoga Falls Ohio is having a strong spring/summer! We currently have 63 residential properties under contract, and 105 residential properties have been sold between 4/30/08 and 6/30/08. At this time last year, we had 16 additional properties sold, so we are lower in units sold. Our 2008 numbers are not bad at all -check it out! Average sale price for this quarter: $123,452. Real Estate Review of Cuyahoga Falls Cuyahoga Falls is being impacted slightly by the slower housing market. Property values in Cuyahoga Falls declined slightly in 2007, with the average sales price for the year dropping $4,000 since 2006.  The Market had been steadily increasing since 2000 until this year.  Even with the decrease in 2007, the average sales price has increased $9,000 since 2000.   The average sale price for 2000 was 104,243, increasing to $107,880 in 2001 and $110,985 in 2002.  A larger increase occurred in 2003 when the average sales price jumped to $115,131.       The market then remained flat in 2004 with an average sales price of $115,782.  The market then continued to increase to 117,667 in 2005, remaining flat at $117,335  in 2006 and decreasing to $113,404 in 20...
