The recent stats released for Westchester County, NY show that for those who are fence-sitting in anticipation of major price adjustment – will probably have a long wait or become permanent renters.  This was particularly true of the condo/cooperative market which is the major entry point for most first-time buyers.  County-wide single family median home sales prices were up 1.9%, condominiums up 3.2% and cooperatives down 1.8%   over the 3rd quarter of  2006.  The only “bargains to be had were in multifamily residences where median prices went down 0.3%. The volume of sales was also up for single family homes (3.9% ) and condos (1.4%) but down slightly for cooperatives (-2.7%).  The dark spot in the market was multi-family homes where volume was down significantly (-32.6%). I decided t...

Heritage Towers is located in the 10603 zip code  and is a about two blocks from City Center in White Plains, NY.  So with just a couple of blocks and you are right in the center of everything that White Plains has to offer including its theater, superlative dining, the multiplex and fantastic shopping. Nevertheless, the immediate neighborhood is residential and that two blocks takes from the hustle and bustle to  quiet tree-lined streets. The complex itself is a tall masonry building built in 1972.  Being a somewhat older building for a condominium, Heritage Towers has many pluses.  For example the square footage tends to be ample and most units have at least one balcony.  So there is a lot of living space.  There are quite a few 3 BR units – something that is strangely absent from man...

Church Street Commons is a newly constructed townhouse complex located on the northern tip of the coveted 10601 zip code in White Plains, NY.  It is 100% pet-friendly. Although just a stone’s throw from the City Center and within walking of the train station, Church Street Commons is located within the borders of a distinctly suburban close-in neighborhood, just a couple of blocks from Pace Law School.   The surrounding neighborhood is established. The outskirts of this neighborhood consist of cooperatives, condos and multi-family homes – while the interior areas are comprised of mostly single-family homes on fairly large lots.  Nice neighborhood for walking your dog on tree-lined streets while being right at the edge of all the action. Great for pets – great for nightlife as well! The c...

The Wimbledon is located at 302 Church St. in White Plains, NY in 10603.  It is within a quarter mile of the White Plains City Center in a close–in residential neighborhood that consists mostly of condos, co-ops and town homes at its outskirts with single-family homes dominating the rest of the neighborhood.  You are just a short walk away from the major dining, shopping and entertainment hub of White Plains and within walking distance of the White Plains train station.  The area has a distinct residential feel. Plenty of shaded streets and sidewalks for walking the dog! For those looking for peace and quiet with easy access to the city center, the location is ideal.   The Wimbleton of White Plains was built in the 1980s as a rental complex.  Recently, the entire complex has undergone a...

The White Oak condominium complex located at 36 Greenridge Ave., in White Plains, is directly across the street from Jefferson Place at 31 Greenridge Ave. Located in the 10605 zip code, which is associated with residential section, it is officially located in the neighborhood known as the Highlands.  The Highlands consists primarily of single family homes with several condominium complexes located on its outskirts. But don’t let the location fool you.  White Oak is just on block away from the action on Mamaroneck Ave and roughly 0.5 miles from the City Center in the coveted 10601 zip code. There are plenty of restaurants and stores within easy walking distance and the entire neighborhood is a community unto itself. You can get the best of both worlds at White Oak. The downtown is very n...

The Residences of Jefferson Place is a condominium complex with a split personality. The complex spans on square block between Livingston Ave. and Rutherford Ave. in White Plains, NY with units on 300 Mamaroneck Ave. and 31 Greenridge Ave. Jefferson Place is located just 0.5 miles from Trump Tower, the Ritz Carlton and the White Plains City Center. The side facing Mamaroneck Ave. is an eight-story urban mid-rise with a sophisticated brick façade. The façade reflects the growing urbanization of the city and is just steps away from all the shopping and dining that downtown White Plains has to offer. The other side of the complex on Greenridge Ave. gives a bow to the suburban community of the Highlands where it resides. The units on Greenridge are three story walkup condos that have an out...

White Plains, NY is in transition.  And there as many opinions about the state of this transition as there are citizens.   We are a city of two distinct populations. The citizen population which is growing rapidly as a result of the new residential developments mushrooming all over the city.   If our live-in population has not reached the 60,000 mark, it will soon.  Meanwhile there is the White Plains, NY commuter population that works here but lives elsewhere. This population is well over 300,000 and also increasing rapidly. I won’t even discuss the throngs that come to shop here. White Plains is a holiday shoppers dream and the  “Holiday shopping population” is a population unto itself.Nowhere were our growing pains more apparent than at the candidate debate that I attended on Wednesd...

On Sunday September 30, Adopt-A-Dog held the 20th annual “Puttin’ On the Dog” show and festival in Greenwich, CT. For those who don’t know lower Westchester, NY, Greenwich, CT is just about 15 minutes Northeast of White Plains, NY. Adopt-A-Dog has been around for 26 years. It is located in New York, but it was incorporated in Connecticut. They have a full-service kennel in Armonk, NY which allows for temporary shelter for homeless dogs and cats. Adopt-A-Dog has evolved into not-for-profit rescue/adoption service. The festival is a fund-raiser as well as an event that helps to raise awareness and “exposure” for the animals awaiting adoption. Due to working commitments, I arrived rather late in the day with Jade and Tundra in tow – Buddy declined to attend as he is not friendly with dogs ...

The cooperative at 14 Soundview Ave. is located towards the Western end of the city in zip code 10606.  It abuts two distinct residential neighborhoods, Fisher Hill and Prospect Park.  Both Fisher Hill and Prospect Park sit right on the Scarsdale border and both neighborhoods are blessed with rambling old homes, quite a few of them Victorian. This complex is perhaps one of the most suburban in nature because apart from the proximity to Post Rd (which runs from downtown White Plains into Scarsdale and beyond), the area is purely residential.   The complex boasts 1 BR, 2 BR, and a couple of 3 BR units.  Some of the 2 BR units are duplexes with private  entrances  creating the illusion of a private single family house. These are unusually spacious - and I saw one a year ago where the owner...

The Longacre Gardens coop is located slightly north of the downtown area of White Plains.  It is a garden-style complex built in 1953.  The second floor units are walk-ups. The units have excellent layouts and several listings show extensive renovations for a fully updated look. The layouts lend themselves to updating.  Unlike many complexes of this era, parquet floors (not carpet) are standard.   A short half-mile walk places and you are at the City Center with its shopping, theaters and restaurants.  It is within easy walking distance of the North White Plains train station - where an express train takes you to Grand Central Station in 35 minutes. Pace Law school is also a short walk away. This complex is ideal for those who like to be near the center of things but also enjoy peace an...

Continuing with my tour of pet-friendly cooperatives in White Plains, I am moving about on block away from Bristol House to the Surrey Strathmore on Bryant Ave.  The Surrey Strathmore  is a complex of six mid-rise buildings which surround a courtyard.  This is perhaps one of the more upscale  cooperatives in White Plains.  Built in 1939, the complex boasts some of the graces of a by-gone era.  The ceilings are 9 ft high, and graceful archways separate living room, dining room and kitchen areas.  Each unit has at least one of the Surrey Starthmore's signature curio nooks. The floor plan is excellent.   Located at the Southern end of White Plains, the Surrey Strathmore is located on Bryan...

Many potential buyers who have pets often feel as if they are "trapped" by their four-footed family members into living situations that don't allow them to build equity.  That great big "sucking sound" you hear is the rent money being siphoned off -often with an extra $100 a month attached because of Fido.  I am going to discuss several local complexes, both cooperatives and condos in Westchester, NY that allow pets.  At first I will concentrate my efforts in the city of White Plains. From there, I will cover an increasing radius over lower Westchester.  My goal is to show potential buyers and agents that there ARE alternatives, you just have to look for them.  I decided to start with one of the most pet-friendly and moderately priced cooperatives in White Plains - Bristol House - locat...

Was reading an article in the NY Times that Avalon Rental Apartments are Coming into White Plains which will add about 930 more rental apartments. They expect many more on the horizon. White Plains seems to be really turning out to be the next little Manhattan.  I would buy as much as possible in White Plains before it becomes way to unaffordable.  I think White Plains is a Jackpot Buy. Here is the Article:http://www.nytimes.com/2007/07/01/realestate/01wczo.html?_r=1&n=Top%2fClassifieds%2fReal%20Estate%2fLocations%2fNew%20York%2fWestchester&oref=slogin Mike Luchen RE/MAX Power Realtors www.WestchesterApartments.net www.WhitePlainsNYCondos.com 914-316-9486

Also referred to as a "Mini Manhattan, NYC" How far White Plains has come. Tons of new retail shopping, restaurants, even a New movie theatre that feels like an airport lobby. Some brand new housing developments "Condos" include Trumps building Trump Plaza and City Center. Also Louis Capelli  has the Ritz Carlton, selling quick. You have Jefferson place and other future plans for even more redevelopment I am sure. My prediction on new, but older building like Cottage Place, The Hill, Stewart Place, Lake Street and Rockledge towers, is that these housing prices will skyrocket due to the high cost of living at these new developments. Supply and demand, Just as housing prices started to skyrocket in early 2000's than people started to move north. I believe the same will hold true in White ...
