Sales/list price ratio in July moved up to 97.6% from 96.4% in June.Prices Median price in July was $1,900,000. This is up 10.9% from $1,712,500 in July of 2015.     Rye had another very strong month for closings with 27 single family homes trading hands in August.    Although that number is down a bit from 33 in August 2013, it's still a good number for this time of year and is the highest it's been since then.  The median price was $1,950,000 which is up 12.1% from 1,740,000 in August 2013.  The amount of inventory hasn't changed much since July down 9% and only 9.8% form August 2013.  There were a good number of multi million dollar homes that came on the market in Rye these last few months as well.  The average days on market of 62 was down from 88 in July and marginally from 65 in August 2013.   There weren't any Rye Condo sales to report through the MLS in August and the 3 month median price of $430,000 was down substantially from $677,50...

  Rye is one of my favorite towns in Westchester, not because I grew up in neighboring Rye Brook and lived here for 4 years, but because it has so many beautiful homes and nature outlets.  Whether its hiking, the beach, or shopping, Rye has it all.  The Rye real estate market has always been hot and nothing has changed this spring. The Rye single family home sector saw 26 closings which is down a bit from 37 the same time last year.  On a year-over-year basis sales have been rising for 4 months.  The sales/list price ratio in July decreased from 97.8% to 98.9% in June.  The median price in July was $2,390,000, up 36.6% from $1,750,000 in July 2013, which is quite normal for Rye considering a large amount of the homes are above 1 million in value.  Inventory levels were down to 111 comp...

I'm hanging out in Rye NY today in between appts...at the Starbucks before my 5:30 appt in Rye for sanding and refinishing hardwood floors.   As I was trying to park, it was kind of crowded...after all, it's a BEAUTIFUL spring day...for once.  I think it's 70 degrees.  It was much harder to park and I noticed a lot of policeman which I thought was odd.     When I got out of my car, there were tons of people, and tons of cops.  I wasn't sure if it was a movie set or if something bad happened.  Thankfully, it's a set.  I guess they are here filming an episode for Law and Order SVU.  Lots of people gathering.  There are real cops here and movie cops.  It's kind of funny.  Lots of teenagers gawking.  And, a huge line at the icre cream store, too.   I've got to go now...lots of phone calls t...

Drenched in Rye NY 10580 - Hurricane Sandy has left her mark   Did your basement flood from the Hurricane Sandy in Rye NY? Many low lying areas of Westchester, got hit hard from the Superstorm, including Rye, Larchmont, Scarsdale, Mamaroneck, New Rochelle and Bronxville. Technically, Ebony is a very dense black hardwood - it is so dense that it sinks in water. But, generally, when homeowners in Westchester County ask about Ebony hardwood, they really mean dark hardwood flooring, and usually that means oak flooring with an ebony stain.   Real ebony refers to several species of the genus Diospyros.  The most common of these are Ceylon ebony (from India and Sri Lanka), Gabon ebony (from Western Africa) and Makassar ebony (from Indonesia).  Ebony is the blackest of all known woods.  The heartwood is usually the jet black the color we see in ornamental pieces.
