There are so many  wonderful Active Rain Members, it would be almost a slight if I only picked one, so with that said, please forgive those who did not get picked this time. I have always had high respect for those members of the community who worked hard and in spite of adversity continued to work on this platform. They were not stopped by health issues, nor were they slowed down due to the Real Estate market being bad. They continued to plug away and amazingly the market returned.   Rhinebeck real estate update for October 2018   Rhinebeck NY real estate home sales during October 2018 for single-family detached revealed eight homes sold, this was two more than in October 2017.   These homes had sale price to list price of ninety-five percent and ranged in price from $232,000 to $700,000. The average sale price was $ 443,500, this was higher than the average sale price of $350,583 last October. Fall in the Hudson Valley  in 2018This is a scene on River Road which runs between Red Hook and Rhinebeck.  It is called River Road because the Hudson River is nearby.  On this road are some beautiful estates right on the banks of the river. This is a scene from Blithewood on the Bard College campus, showing the Catskills and Hudson River.Love this burst of yellow outside a nursing home on River Road.A couple weeks ago I thought the Fall season would be a total bust but things turned around.On Saturday it rained and there was a strong wind so these scenes no longer exist.Here is a short video of more scenes.  The music on this video was recorded for me by my husband.  11/04/2018

  The Rhinebeck NY real estate market in October 2016 update showed sales increased, going from one sale in October 2015 to  four this October.  The homes sold had sales price to list price of 98 percent. These homes ranged in price from $190,000 to $1,550,000 and were 2-4 bedrooms.  The smallest house was 870 square feet and the largest 3197. The age of homes span a period from 1840 to 1976. Rhinebeck home sales August 2016  updateHome sales in Rhinbeck during August 2016 came in at 5, this was 1 more than that of August 2015.  These homes averaged 90 percent of the list price.The homes sold were built betwee 1770 and 2004, and the largest house was just over 3400 square feet.Both the average and median price were much lower this August.   The Village of Rhinebeck real estate April 2016 update showed sales doubled that of April 2015 when there were 3 sales.  Although sales increased, both average and median prices were lower than same time last year. Rhinebeck NY home salesAnalyzing the Rhinebeck NY  home sales for November,  I noticed sales was a third of what it was in November 2014.  Homes sold were also less expensive as shown in the chart below.Days on the market however showed improvement.  Hudson Valley Wine & Food Fest September 12-13Hard to believe the Hudson Valley Wine & Food Fest is in its fourteenth year.  I remember in the beginning when it was held at Griegs Farm but was later moved to the Dutchess County Fairgrounds in Rhinebeck NY,  a facility equipped to accommodate a large crowd. This fest is presented by WineRack.com, along with many sponsors.There is more than wine at this event, beer has been added, not a surprise since more and more small breweries and distilleries are cropping up all over the State.There are different level of tickets available, the least expensive is for designated drivers or those who will not be participating in the wine or beer tasting.  The next level is with wine tasting, and you could pay an additional fee to add beer tasting.  Fo... 09/07/2015
