     Oyster Bay, NY is the place to be this weekend - Oct. 17-18, 2009 for the 26th annual Oyster Festival. It is the largest waterfront festival on the East Coast.  It opens at 11:00 AM and ends at 6:00 PM.    There will be plenty to eat at the food court, rides for the kids, petting zoo, oyster eating contest, raffles, arts & crafts and food galore.  There will be a pirate section for kids with demonstrations and interactive treasure hunt.  The main attraction this weekend is the oysters.  Enjoy them fried, in stew or just cold on a half shell with a squirt of lemon and dash of hot sauce.  The oysters being featured come from the Oyster Bay Harbor, delivered fresh courtesy of Dave Relyea and the Frank M.     Last Sunday, I took a break from real estate to be with 50 or so members of the Catholic Daughters of the Americas, Court Sacred Heart #370 to celebrate our 90-year anniversary.  We started the day with a mass at St. Dominic Church in Oyster Bay, NY with the choir singing.  The officers in their official robes joined the procession.  The Rev. Msgr. James Collins Memorial Choir sang glorious music.  I sang with the Choir and then joined the CDA members later for lunch at Epiphany Restaurant in Glen Cove, NY.   There are 56 homes for sale in Oyster Bay as of September 22, 2009.  There were 24 properties sold in Oyster Bay in 2009.  Sales of homes in Oyster Bay are picking up but prices are still going down.  There is no new construction.    Few years ago, the town imposed a building moratorium after a builder tore down the Youngs family home on Burtis Ave and Kellogg St.  and built 3 huge houses on the property.  Next to it, another house, a small red Dutch colonial was sold and tore down and in its place another huge house stands now.  These new homes and another one on Summers St. upset the old time residents and it also triggered the formation of a group called Save the Jewels by the Bay.   For the period Jan. 1 to Sept. 13, 2009, there are 10 condos/co-ops/townhouses in Oyster Bay, NY that are sold - one co-op sold at Lexington Estates, 4 co-ops sold at Top of the Harbor, 4 townhouses sold at Mariners' Walk and one townhouse sold at Fieldstone.  There are 24 condos/co-ops/townhouses in Oyster Bay on the market as of Sept. 13, 2009 in all price ranges from a studio at Lexington Estates for $180,000 to $1,175,000 for a 4 BRs, 4 Baths at Fieldstone in Oyster Bay. It looks like the market is picking up.  At my last report on June 7, there were only 5 condos/co-ops/townhouses sold in Oyster Bay during the first six months.  Within a matter of three months, the sale has doubled and there are also 4 co-ops that are under contract as of Sept. 13, 2009 - two at Lexington Estates...
