Wordless Wednesday and A Good Morning! The sun is shining for a change and clients are coming out of the woodwork. The phone is ringing and buyers are looking to purchase new and older homes. Happy Passover    Matzoh Ball Soup ....  Passover ... Traditional foods on holidays make me happy. Family and friends gathered at my house tonight for our traditional Passover Seder. Instead of breaking bread we ate matzoh with dinner tonight. This holiday does involve a great deal of preparation. I have been cooking for a few days to make all the different foods. I do enjoy having the family over for this meal as it reminds me of when I was little. Over the years things change, but keeping the traditions alive is important.  My favorite has been and always will be, the matzoh ball soup.   Growing up as a child I learned very young how to make matzoh balls. I mastered the task early on and my mother was happy to relinquish the responsibility. When I was young it was my assignment for ma...

The Vernal Equinox If you were up at 7:02am this morning in New York then you greeted Spring & the Vernal Equinox. The Vernal Equinox arrived!! Spring is now officially here. Let the festivities begin. My husband and I started a new tradition last year: "The Equinox Egg Balance". This morning at breakfast my husband was able to stand this egg on axis. It is not as easy as it looks. After ten minutes of my trying and failing he was able to accomplish the mission in under one minute!! A true talent!! From what I learned last year, the egg will balance far more often than I ever thought. It has become a most entertaining breakfast event. I only wish we did it when our kids were little as they would have appreciated the efforts.  It is an old tale associated with the Equinox that I heard wh...

Is Spring is Just Around the Corner? Only one day left before the onset of Spring. You would not know that from looking out the window of my back door. Tiny white flakes are falling rapidly from the sky this evening and lots of them, as I am already seeing about 5 inches accumlating on the back deck. We are in for another round of "Winter Storm Watch 2013". I am sick of it! I can't wait for the warm weather, green surroundings, the chirping of birds and the sun beating down on my back. Many complain when it is too hot. I don't mind. I prefer sunshine and blue skies & flowers.  Yesterday I was in New York City at the Botanical Gardens. Cold and dreary outside, but inside... FLOWERS. The annual Orchid Show was being held inside where it was nice and toasty warm. Orchids of all shapes and ...

St Patricks Day in New York While NYC had it's parade on Saturday this year, the festivities around the area continue. I for one will be wearing green and heading to the Botanical Gardens in the Bronx. It is not the traditional celebration but I am certain to see a few photo worthy "green" events while in Manhattan. New York City never disappoints when it comes to celebrations.  As for my traditions? I am not Irish, but I celebrate with my family each year. My husband immigrated to the USA on March 17th, 1980. This was his first time being in the US. That is a long story you might find entertaining?!?  We have had fun over the years and do have many stories to tell about our personal celebrations. It may not be easy being green, but some days are more fun than others. Stay safe and enjoy.

What is nearby your home can be an important part of the process when choosing a new home. Many of my clients have small children or are planning for a family. It can be advantageous to know ahead of time where the local Day Care Centers are. The Newburgh NY area has quite a few options. I did not realize how many locations there are. I don’t know the details about any of them but have made a map of some of the local facilities to better help in your search. Sell Your Land In Newburgh NY If you are a buyer looking for a brand new home in Newburgh NY, you have probably been having a difficult time. There is very little inventory of homes currently available that are actually in the process of being built. Very few make it past the beginning stages before going under contract.  The trend lately is that once they are complete, these new construction homes are already sold. My builders are running out of building lots and buyers are looking to purchase homes. Many land owners took their parcels off the market when the bubble burst. They are “waiting” for things to get better. Question is how long before those numbers will return to where they once were?  It could be a while. Although I am seeing more buyers and inventory is shrinking, the price...

My first meeting at the Builders Association Sales and Marketing Committee Meeting 101 My Broker, Rich Pasiut from Key Properties, invited me to attend a Sales and Marketing Committee meeting at the Builders Association last Friday. This committee is relatively new and looking to create a working relationship with Real Estate Agents and Builders in the Hudson Valley. Research has shown that Real Estate Agents don’t always show New Construction homes unless their buyers specifically ask about a location. The meeting was a brainstorming effort to see how best to reach out to the real estate community and bridge this gap. Discussions today involved reasons that agents are reluctant to show builders properties. I sell a good deal of new construction homes in Newburgh NY and work directly wi...

Are Realtors a Happy Bunch? I am a Happy Realtor. I will admit it. I watch Grey’s Anatomy on Hulu. Okay maybe not the best TV, but it is a mindless show that lets me chill before sleeping. Last night I had to laugh as the doctors were complaining about their jobs and the stress and blah bl!ah blah. Then one doctor says, “I want to be a Realtor, It looks like fun. Realtors…… well, Realtors look happy!”  While the conversation had little to do with real estate it gave me pause.  Do people perceive Realtors as a happy bunch? The second thing I will admit is that I like my job. With all the negative aspects of being a Realtor, there are a good number of great things that I can do as a realtor that other profession would never permit. I like my job and all the perks that come from the lifest...

Why Use a Realtor When Selling Your Newburgh NY Home? Like most people I want to get the best value when I hire someone to provide a service. Now that the Internet is available I am able to Google just about anything to ask questions when looking make a purchase. I like to do my research in order to make informed decisions. Buying and selling real estate are probably the most important decisions that most of us make over the years. Knowing what to do without the proper guidance can be pretty scary. Why begin the process without a Real Estate Agent to guide you? I think using a real estate agent is super important. That is my job and of course I would say that, but I know from experience that  most people that try to sell themselves don't end up doing so. Over 90% end up getting a Realto...

Fire Prevention Tips Stay safe in your Newburgh NY home I received a checklist recently about fire prevention for my home in Newburgh NY.  My personal insurance company sends out all sorts of tips during the year reminding me to be proactive when it comes to taking care of my house. Along with keeping the house safe, it keeps my family and me out of harm’s way. It reduces claims for them and keeps disasters to a minimum. It is all about risk. Don’t leave open flames unattended – fireplace or candles Have your chimney cleaned professionally each year Portable space heaters should remain three feet or more away from flammable materials. Know which items in your home that are combustible, and keep them away from your furnace or other heat sources. Extension cords should never be overloaded...

When Can I Move In My New Home?Getting a mortgage approval is a challenge when purchasing a home. Many different obstacles need to be overcome during the mortgage application process. There is nothing routine with purchasing a home anymore and just when we all think that we are good to close something “different” enters in to the scenario. Sellers complain while waiting for the buyers to get their final commitment. They are nervous that the buyers will be denied a mortgage and the deal will fall apart. Buyers are anxious to get their approvals so that they may purchase a new home and move it.It seems with credit being tighter than it has been many quirky requests are now coming from banks that have not been seen in the past. Unprecedented requirements can slow down the process as they a...
