More Than Just a Backyard Hen House My CSA - Fresh Veggies all Summer Newburgh is starting to feel the change in temperature. Summer has but a few days left before Autumn takes over. It already seems to be a distant memory and it certainly was not the hottest summer on record. As the days get shorter and summer comes to an end, so does the local CSA (community supported aggriculture) close up for the year. Our 16 weeks of yummy veggies is over. Last Saturday was the final summer share. It has been fun (always a fabulous photo op) and I will mostly miss the chickens. These ladies rule the farm. This past week I noticed bees had built a nest in a tree that was pretty close to our house and driveway.  It had sprung up rather quickly as it was not there 2 or 3 weeks ago.  The size was enormous and seemed to have a tremendous amount of activity.  After getting a better look at the "bees" we realized they weren't bees at all but hornets and very aggressive hornets.  From a distance it looked like there was one main point of entry where the hornets were coming and going.   Up close with a camera lens you could see they were coming and going from 8 different holes in the nest.  This was definitely a problem that had to be eradicated for our safety as well as our pets.  I reached out to JNJ Pest Control on the recommendation of a friend and was told they could come out today.  Wow wha...

New Beginnings – The Last, First Day of School My daughter Kathleen asked me to find this wonderful photo of her this past week. It was taken on her very first day of preschool. I love the photo as it shows how happy she was heading off on a major life adventure. When Kathleen asked me for the photo and told me that she was planning to put up a post on FB about her last first last day of school, I asked her if I could post it on my blog. Kathleen is currently in graduate school and starting her very last class in a master's program at Northeastern University. Her very last class begins today, as do the classes in the Newburgh School District. I thought the timing was perfect to share. Current Housing Market Conditions Update – September 7th, 2013 Town of Newburgh NY Real Estate Market Report The Town of Newburgh NY home absorption rate is at a 16.3 month supply. This is up from July. The price of our current inventory is dominated between the $200 to $300K price point. Thirty six of our active listings are in “short sale” status. The market seems to have slowed a bit in August with no real explanation. We are seeing  buyers out looking and making offers on homes in the Town of Newburgh. While interest rates are beginning to creep up many buyers are looking to make their purchase now as we are in a buyers market. Should The Seller Be Present? It is simple. A seller still owns the house until the closing and has the right to remain in the home when the buyers show up for their home inspection. While that may be the law, my advice to sellers when they ask to stay is the same. It can only hurt you. If you are there, they will and do ask questions. Not knowing the perfect answer can ruin a deal, or cost you a ton of money. On the flip side, there is nothing good that can happen if you are there. There is no upside to your being home. A buyer wants to find out more details about the home they are purchasing. They need to know the good, the bad and even the ugly about a purchase. Negotiations can take place at this level between buyers and sellers until an agreement is reached.  It is good to have a Realtor with experience when it comes to negotiations. Calendar For Newburgh NY Students 2013 The First Day of School 2013 What happened to summer? Seems to me the buds on the trees and the smell of spring remains in the air.  The flowers blossomed and the grass turned green. Trees sprouted as the  the cold winter ended and the cycle of the seasons continued. I guess it is me, but the seasons seem to pass so quickly. The summer is now almost at an end and fall is just around the corner. To me the first of April happened just a few days ago. Nothing I can do about that, as time marches on.  The Hudson Valley Countryside  A Great Reason for Commuting to NYC Barns in the Hudson Valley are everywhere. I never realized how quickly you can leave Manhattan and find yourself out on a country road until I moved to Newburgh NY. Trees and rolling hills and meadows and barns are all around. I am amazed at how many still exist. Some barns remain on small working farms and others exist only because they were so well built that they have not yet fallen down. Our basic inventory is down and although improving, we are still in a buyers market. It would take us 14 months to clear out the current inventory if no new homes appeared on the market. Picnic by the Waterfront & Views of the Hudson River Sunsets are quite lovely. Lately I have been spending dinner time at the waterfront across from Newburgh at Long Dock Park in Beacon NY. There are no waterfront restauarnts in that part of town, so we bring our own food, chairs and a bottle of wine to sit and relax at the end of a tiring day. What could be better? I could get used to doing this everyday. We have been averaging about three or four nights a week this summer. These evenings seem like a mini vacation. A couple of hours to refresh and recharge. Dinner by the water is fabulous and the ducks make some for really great company.
