Today while coming back from an appointment I saw several birds in a field.  Looking closely, I could  identify several crows and a hawk. This must have been a scavenger's convention.  I stopped the car rolled down the window and took several shots.The hawk was closest to me and did not flinch. The crows on the other hand flew away one at a time.Was it a slow scavenger day?  Was this more of a meet-up just to have fun?  I will never know since I interrupted the gathering.                                                Only the hawk stood its ground. 10/13/2016

 Milan NY real estate The weather in Milan NY in February was frightful, but did it affect home sales? Or was the number of sales seasonal? During February 2014 there was 1 single family home sold , that is of properties listed on the Mid Hudson MLS Services.  This was 1 less sale than in February 2013. Back then the Average List was $275,444 and Average Sale was $258,500 with a Sale Price to List Price of 94%. The home sold this February was listed at $525,000 and sold at $501,000 a Sale Price to List Price of 95%. The new listings during the month ranged in price from from $325,000-$859,000 There were also 2 homes in contract. Today I was heading to an appointmenent and did not have time for any delays.  I was only ten minutes away when I ran into something unexpected. It seem there was a break out several steers were on the loose and about to share the roadway with me.  Fortunately I had time to stop.  For a while we just stared at each other, I finally decided to inch by.  I did get to my appointment on time and those steers where also rounded up and safely behind bars again.     12/20/2013

Dock built in a rock This week while showing my listing at 1460 Jackson Corners Road, Red Hook NY, a property with water frontage,  I walked down to an area with a rock mass.  Now that the leaves are down the dock built into the rock was very visible. I couldn't help thinking that This dock is not going anywhere, it is solid.  Open House at 1460 Jackson Corners Roads Today was just the perfect day for an Open House. The weather was in the 70′s with a slight breeze. The property at 1460 Jackson Corners Road where I was hosting the Open House had such beautiful landscaping.  Many of the plants were in bloom; and  you couldn’t help getting a whiff of a variety of fragrances. Open House refreshment Since it was such a nice day I decided to offer refreshment under the Pergola which was draped by wisteria in bloom.   Everyone enjoyed sitting outside and the only regret was they could not linger in the garden since there were more open houses to see. In April 2012 only 1 house sold, it was built in 2001 with square feet of 3402 and sold for $642,500. In April 7 homes came on the market in Milan, ranging in price from $117,900 - $2,000,000. The most expensive home was also the oldest, it was a 3000 square feet farmhouse built in 1804. One house received an offer during the month. It was a 1650 square feet bank owned home in need of TLC. I was coming back from showing homes in Pine Plains NY, and right at the top of Turkey Hill in Milan I looked up at the sky and noticed the bit of color mixed with light.   I suspect the sun was in that general area. Today I woke up to fog, and when I left to show houses it was a pea soup in some spots.  I had my camera however it was not an ideal day for taking photographs but I still came home with a few keepers.
