Listings website Zumper has once again worked its magic to take therental data from April, in which rents continued to rise citywide (surprise!) and Brooklyn reached a new plateau, and put the median rent for each neighborhood into easily digestible map form. Though perhaps digestible is the wrong word, since a lot of these rents may very well turn your stomach. NoMad/Flatiron, for instance, leads the pack with the median price of a one-bedroom sitting at $4,490. Tribeca is still up there, too, at $4,450. The West Village, surprisingly, fell to $3,700. In Brooklyn, Dumbo is still the leader at $3,720.

Great Eats In New York City: Lillie's Times Square   After completing a Feng Shui Blessing ceremony for a local theater, I stopped off at Lillie's Times Square to grab lunch. The price for lunch at Lillie's was very reasonable, paired with fresh and tasty menu options, sided with great service and interesting decor. You are surrounded by Victorian paintings, stained glass and more. This was truly a treat for the eyes. Lillie's has two locations to choose from. One being steps away from Broadway theater productions in Times Square, while the other is located in Union Square.   The images above are all from the Times Square locaiton. When in town, be sure to swing by either of Lillie's NYC locations. Offical Website: Lillie's NYC

Central park is one of my favorite park in the world, there are so many corners of the Central Park that I can sit and relax for hours. The color of Central Park also changes through out different season. Today the weather in New York is absolutely perfect and I took a short break to take a stroll in the park. Here is a photo of the pond in front of the San Remo today.

The Class of 2015 may graduate to the most robust job market in quite some time, but that doesn't mean they're going to be raking in the big bucks they expect—at least at first. Add that to the fact that the New York City rental market is incredibly unfriendly and wildly expensiveright now, and it makes the thought of moving to the city more than a little daunting. So the number-crunching real estate gurus over at StreetEasy have put together an interactive map that shows recent college graduates (and, perhaps, their worried parents) which neighborhoods have the most apartments they can afford. Just select your major (from fine arts to business), how many roommates you'd be willing to shack up with, and what percentage of your income you'd like to spend on rent ("while still putting mone...

Market Wide SummaryIn April 2015 the condo and co-op markets showed further separation in supply/demand dynamics. In terms of pricing, the co-op market responded to the still falling supply and continuously strong demand with significant price gains. The condo market did not see the same annual price gains, due to a decrease in three+ bedroom sales, increasing supply, and high current asking prices. Days on market decreased for coops while the figure increased for condos. Negotiability remains low in both markets, however this month co-ops saw a very tight market with an average sale price a fraction above the last asking price. Market-wide contracts signed were up 7% compared to last year. Despite a 3% increase in total inventory, buyers may be hesitant to list their units because rep...

[111 Varick Street in January 2013, via Google Streetview]Yet another parking garage will bite the dust to make way for apartments. This one is located at the corner of Varick and Broome streets in Hudson Square, an area currently seeing a lot of development thanks to a recent rezoning, so it's no surprise that owner Madigan Development wants to cash in. The Real Deal and New York YIMBY report that plans were filed with the Department of Buildings for a 15-story, 49-unit building. The Stephen B. Jacobs Group is the architect of record, and it's not clear yet if the apartments will be rentals or condos. But considering the neighborhood and the fact that units will average 1,254 square feet, our money is on condos—even though the site faces the entrance to the Holland Tunnel. The first flo...

The judge in the case was incredulous, and at a March 30 hearing, she said as much. “Corcoran, the biggest real estate broker in the state of New York, is coming to me and saying that ‘we need protection from this new start-up company?’”Indeed it was. As The Real Deal has reported, the firm sued the upstart brokerage Compass for “brazenly” stealing roughly 60 agents and managers. In turn, Compass claimed that Corcoran was harassing and intimidating former agents.Judge Saliann Scarpulla, of the New York State Supreme Court, isn’t the only one hearing a case involving two New York City residential brokerages. It’s one of several lawsuits wending its way through the New York State court system.Amid unprecedented competition in the residential real estate world, the battling between firms ha...

Pablo Jendretzki sure lucked out when he met a couple with a 6,000-square-foot loft on Sixth Avenue in Soho. Not only did the couple, who work in film and entertain often, befriend the Argentinean-born architect—they hired him to do a major renovation. In 2010, Jendretzki embarked on an overhaul of the space. While the massive living area, which takes up two-thirds of the apartment, is still open-plan, Jendretzki rewired everything "like crazy" so that 12 projectors hang from the beamed ceiling, ready to air movies or video installations on screens that descend from hidden pockets. But beyond cinematic capabilities, the couple wanted something more: "something in the space that guests wouldn't forget." Forget traditional walls. After experimenting with different kinds of "volumes" that c...

Exploring Central Park In New York City During The Spring Time Who doesn't love New York City during the Spring Time?! I'll admit, usually I am in a mad dash to get out  of NYC after a consultation or event, but when Spring comes around and the temperature is at a perfect 75, trees are blooming and NYC has a peaceful atmosphere, I am more then happy to kick around. After the Feng Shui Tour I provided, I wondered into Central park. I had no agenda but to just relax and enjoy. I treated myself to some mild rock climbing on the "Big Rock." Some of the local children found a new way to get down the rock by riding it like a slide, ouch! For free, I was able to watch a men and women softball league go head to head. There were home-runs, great hits, amazing diving catches as well. This game was...

Feng Shui Tour of Manhattan Architecture with Laura Cerrano During our tour of Feng Shui Hidden Architecture within Manhattan, I had about 10 people participate yesterday morning into the early afternoon for the Jane's Walkers NYC Tours. We walked from Times Square to the Mandarin Hotel and Trump Intentional Hotel and Tower.  It was a great tour with wonderful flexibility in exploring and sharing. Each person on the tour had heard various view points of Feng Shui and by the end of the tour they were enriched with new insights and new found awareness with the practice of Feng Shui. One attendee lived in NYC for over 30 years and had no idea Feng Shui was so prominent in Manhattan's architecture. I have to say, even I learned new things. For one, I never visited the Mandarin Hotel. As we ...

50 West 86th StreetSome of you may remember a blog I wrote several years ago The Good Luck Mansion about my first Manhattan apartment, a studio with a sleeping loft complete with brick wall and huge windows on the parlor floor of a limestone mansion on the Upper West Side built in the early 1900's for the Gimbel family from the famed Gimbel's department store. I lived there from 1981-1989.You may recall my upstairs neighbor was an unknown actor named Tom Cruise and a few years later Robert Downey Jr and his girlfriend Sarah Jessica Parker moved in to the penthouse apartment.I also wrote about the apartment below mine that had a swimming pool. It was also once the home of the ledgendary Jazz great King Curtis. He bought the building in 1971 just after he got off a tour with Aretha Frankl...

As a photographic chronicler of New York City—not to mention America at large—Lewis Hine falls somewhere between Jacob Riis and Walker Evans. Chronologically, to be sure, but also because of his street-side portraits, seemingly un-posed documentary style, and desire to use his images to fight for social justice. Among other subjects, Hine shot immigrants arriving at Ellis Island, the cramped masses stuffed into Lower East Side tenements, unfit labor conditions, newsies, and other child workers—but his photos of the Empire State Building's construction more than 80 years ago are perhaps the most compelling for us architecture nerds.Men hang suspended on wires, perched on beams, and clutching ropes, far above the metropolis whose landscape they were revolutionizing. (At 1,250 feet, the ES...

I've been MIA from the Rain during the last two weeks because there has been lots of activity at my Harlem brownstone project.  For those of you who remember my posts Interior Design is Like a Game of Chess and The Knight and the Bishop Shake Hands, there were lots of challenges when I commenced this enormous renovation.  But thankfully, everyone is playing nicely together and things are running very smoothly. The modern high gloss kitchen cabinetry was actually installed this week.  Templating for the quartz countertops took place today and from Harlem I took the subway down to Soho to select a stunning sconce as accent lighting for a living room wall.  I'm delighted to share some photos that document my progress: Before      DemolitionBeginning TransformationNotice that the refrigerato...
