Feng Shui A New York City Apartment (Manhattan Feng Shui)I love the challenge of recreating a room...or an office...or a corporation.  But employing Feng Shui Principles into a very small space can be a challenge at times.  We don't want to ask our clients to spend much money, we seek to work with what they have and redesign a room that way. Some New York City Apartments are large and there is plenty of space while others consist of just ONE room.  In this particular case of working with my client (who graciously allowed me to share her photos with you), we were able to take a very small bedroom and change the energy of the space with color and some Feng Shui elements.Bedrooms in Feng Shui are used to incorporate "partnerships," both personal and business.  My lovely client had no one sp...

Back in July I wrote a post  Say No to DRUGS store chains, after discovering that 4 of my long-time neighborhood mom and pop retailers were being forced out of business to make way for a mega-Walgreens store. I expressed my opinion that another Walgreens was not wanted on the Upper West side of Manhattan since we already have drugstore chains on every block. I received numerous comments from members throughout the country that were saddened by the big box malls replacing the ethnicity and small store flavor that was once the face of Manhattan. Since July this is how my once vibrant block looks like now: Boarded up gutted interior with billboards. This is a familiar look throughout Manhattan. Landlords are not renewing leases from small retailers because they prefer to stay empty until a...

All Parks, to me, have their own bit of magic.  Some are quiet and offer solitude for thinking through things to find a solution, to just stroll and think of nothing or to clear my head.  They seem to give me a fresh start, a different perspective, new insights that I don't find anywhere else.  Other parks just enliven you by the number of activities that may be going on and the range is quite wide!  It is fun to see people playing, jogging, different sporting activities and I often never know what I'm going to run into.  Some parks have a combination of both and I can choose different parts to spend my time.I do confess to a favorite park, however.  Central Park has long been my destination on a day off or when I need to overcome an obstacle.  To me and many others there is no place li...

Cooperative This type of home ownership, is when one owns shares of stock in a corporation that owns the building. These shares are considered "personal property" similar any other shares of stock. For tax purposes, the IRS has recognized this form of ownership and under normal circumstances any mortgage interest incurred by an owner is considered tax deductible. The corporation (Coop) issues to each shareholder a "proprietary lease" which gives the shareholder the right to occupy their specific apartment. In addition, the corporation elects a board of directors who are responsible for overseeing the daily operations of the building, enforcing the by-laws, and acting of behalf of the shareholders to ensure that the building operates as an efficient entity. Owners pay to the Coop a maint...

NEW YORK CITY.  You either love it or you hate it.  I recall many years ago as one after another neighbor starting leaving my old block when growing up in Wantagh, Long Island.  They'd had it with the ever escalating prices and taxes and the winters were just too difficult.  Most went South, to warmer weather and a few went out west to Arizona, ready to relax and retire comfortably. Those have always been my thoughts as well.  The winters her can get more difficult and I have much less of a tolerance to the cold.  But the rest of the year on Long Island?  Well, in a word it's fabulous.  I've heard it twice in one week of people retiring back to Long Island and New York City and it doesn't surprise me a bit.  I have the feeling if I left, I'd miss it more then I can imagine. One person who...

Something's Coming; I don't know WHAT it is but it's gonna be GREAT!  Some of my favorite lines to a favorite musical is what comes to mind today.  I woke up this morning with absolute joy in my heart but don't know or recognize the source.  In sharp contrast to the weather today, which on Long Island is cold, rainy and just gray, I feel completely the opposite.  And I don't know why. It's one of those rare days we all get from time to time and I wish they came more often.  It's a combination of hope, belief, happiness and pure contentment and peace.  Or as a Feng Shui consultant would call it, just being in HARMONY.  I know something wonderful is just around the corner but I have been fortunate to have been just "being" wonderful anyway.  So what's up? I know I am looking forward to my...

Happy New Year to all!One of the best places to ring in the New Year is New York's Times Square. And this year marked the 100th New Year's Eve ball drop in Times Square complete with a dazzling display of new environmentally-friendly lights.Below is close up shot of the crystal ballConsidered to be "the crossroads of the world' hundreds of thousands packed together like sardines watched while New York City Mayor Michael Bloomberg released the ball a minute to midnight. At the very stroke of midnight, fireworks lit up the sky and tons of confetti poured down over one million people, as the numerals 2008 lit up overhead. The ball was made up of 672 crystal triangles and weighed almost 1,100 pounds, and was lit by 9,576 energy-efficient light emitting diodes. The ball was brighter and more b...

With the rest of the country in a real estate slump, that's hardly the case for Manhattan.Between October and December, 2007 a great deal of money was spent on very expensive apartments in Manhattan. The average price of a Manhattan apartment rose to a record $1.43 million, a heavy 34% increase from the end of 2006. The median price jumped 14% to $828,000, also a record high. The rapid weakening of the U.S. dollar against the British pound sterling and the euro noticeably lowers the cost of New York real estate for Europeans. And with the U.S. dollar weakening 2 percent against the Japanese yen, international buyers have become a core of Manhattan homebuyers - especially for two and three bedroom apartments or larger.Foreigners are abundant on the streets of New York, buying everything f...

Today I read an article in the New York Times about how apartments in Manhattan have reached a record high of more than $1.4 million in the fourth quarter of 2007.  This is an increase of 17.6% from this time last year.  In addition, the average rental price for an apartment is more than $3,500 per month.  This is a very interesting article and I highly suggest reading it.  It is a clear example of how the 10 month housing slump is not a nationwide trend.  Clearly, the real estate market in New York City is very vibrant and growing.  However, with the increase in price comes a downside.  New York's Observer newspaper wrote an article a few weeks ago about how more than 8,000 families left NYC last year due to rising costs.  So with the good comes the bad and the real estate market will ...

Long, LONG ago when I was in school for Hairdressing, I remember we had to learn a Fingerwave, an old hairstyle that was popular in the 20's.  "WHY would we have to learn that, it is SO outdated and no one wears it anymore" we moaned.  Our teacher looked at us and said "You always have to go backward in anything you do to see where you're going; think of ART, FASHION, HAIRSTYLES or your LIFE."  We took her at her word and learned it (and believe it or not, it actually DID come in useful!).Some people say not to look back at all.  How can you go forward if you are constantly turning around?  Fact is, I CAN'T go forward until I keep seeing where I have been.  Having been so reluctant to let go of the old year, I had to go back to 2006 to see what I had done in THAT year to call in the yea...

SHARE THE LESSONS YOU'VE LEARNT FROM 2007 AND MAKE YOUR PREDICTIONS FOR 2008:  •1.                 List to Subsist.  Reduce to Produce.  Hone your listing skills, or learn to live with less.  70+% of the agents in my market have not had a single sale this entire year.  They were the order takers of yesteryear, who made money because they showed up.   Working with Buyers is very time consuming.  With tons of expireds, all you have to do is practice, practice, practice listing.  The more you do that, the better you'll be at it.  Ask the Seller for a price reduction at least once a month until the property sells.  Price the property 2-5% below anything else sold in that neighborhood, or that condo project.  Stay alert and inform your seller of any other price drops in the neighborhood.  Yo...

Extell corporation's new construction development site at 535 West End Avenue on Manhattan's Upper West Side gives new meaning to the term pre-war apartments. The yet to be built 21st Century Pre-war Residential condo will have starting prices at $7 million. With George W Bush still President, they must be referring to World War III. Manhattan will become the ultimate gated community. Manhattan's bridges and tunnels will be closed starting New Years Eve. Google stock will trade at $1000. per share. Cash will be KING - Foreign cash will be Royalty. Many Manhattanites still bucking the national housing trend will cash out for bargains in the suburbs - Most will return to the city after spending all the money they saved on housing on fuel and gas. Mayor Mike throws his hat into the Presid...

NYC My family went to see the tree today. It was a beautiful day in NYC. The weather was a balmy 50 degrees. I thought it was the perfect day to check out the sites. Unfortunately so did every other New Yorker. The city was buzzing. We went to St. Patrick's Cathedral, Time Square and Rockefeller Center. It was a bit tense getting through the throngs of people and I think we heard every known language being spoken, but it only added to the excitement. I hope you are all doing something fun and exciting this Holiday Season and I'd like to wish everyone a joyous and prosperous New Year.   Real Estate is Local, Stupid (original title)   In Manhattan OPEN HOUSES SELL HOMES!   Recently I've noticed a change in Activerain. It's the tone of some bloggers, they're angry arrogant and hostile. Opinions and personal experiences are written as though they are facts. Commenters that disagree are attacked. Many posts have been written about "Open Houses" on activerain during the past year. Some agents loathe them some agents such as myself love them - I love to throw a party and to work a room. I never realized hosting an Open House was controversial. Last night I came across a blog bashing open houses which lead me to a link to another anti-Open House blog and the comments and personal attacks to the commenter's who had a different opinion. Since the posts were written over a we...

Pet Friendly Feng Shui?  Are we going too far?Years ago some consultants started speaking of an environment that their PETS are comfortable in.  While some thought the idea was ridiculous, I had to think that to me, my pets are part of my FAMILY.  They're my other children I have running around and I'd spend hours looking for just the right bed or treats I knew they would really like.  So what is wrong with trying to harmonize THEIR world?I've had many pets through the years as I was the one always bringing home they stray I'd find wandering around or a puppy someone was giving away.  My mother would SWEAR she wasn't going to keep another pet but we always did-she fell in love faster then we did.  Pets, in Feng Shui, add the element of FIRE.  When they are well taken care of, they add a...
