I have put some work into my website and for consumers have added the following:****On the Your Fico Score page you can now pull your own credit report.  Read about why I put this on my website on my profile page here at Active Rain and on my company website on that page.****I have added a Page called Business Tips.  I think as it grows y'all will like it.If you are a consumer and send me an email without a contact phone number or any other contact phone number I will email you back requesting a phone number.  Since loan scenarios are full of varying factors and it is easier and faster for me to get the info I need from you over the phone I do not present loan scenarios by email.  Nothing beats speaking to consumers over the phone and I find that over the phone more information is revea...

As much as I love to put a positive spin on things we can do to change the Energy in Feng Shui to flow in a positive direction, there are several things most clients seem to be stuck on.  They won't change them no matter what.  Are they hard or difficult?  No.  Do they cost any money?  Again, no.  But even begging hasn't worked.  They stay...period.All I can do is leave them with WHY I would like to make the changes and allow them to make their own decisions.  And this is where experience kicks in as well.  I have seen issues occur over periods of time because I keep in touch with so many clients. So what am I rambling about NOW?  Two things, actually, that I would love to change in client's homes, businesses, corporations or anywhere they happen to be.  Ceiling Fans are one.  And the "n...

We ALL know we have been Spring Cleaning....it was such a long winter for so many of us; fact is we couldn't WAIT to start shedding the old.  In Feng Shui we always let go of the old to allow the NEW and positive Energy IN.....and that's exactly what we all need right now, a Good dose of FENG SHUI.One of the things I believe that is misunderstood most in Feng Shui is that it's not necessarily the big changes you are making that will make a difference to your lives and the quality of them.  It is often the small, simple things we do, something they are just the things we do on a regular basis. If you believe at all in THE SECRET or The Law of Attraction, Intention is just another word for it that we've been using for YEARS to create the lives we've been looking to create.  But often we fo...

When you sign a document that says the bank will service your loan, or will sell your loan, it has nothing to do with you!If you loan is sold it is for the following reason:*Bank has multimillion dollar line of credit*Line of credit is used to fund/finance residential or commercial mortgages*Bank is required to pay interest on line of credit*Bank comes close to using most of the line of credit*Bank realizes it must pay back the line of credit so it can lend more loans!*Bank creates a portfolio of residential or commercial loans*Banks SELLS this portfolio.*Banks use proceeds from the sale of tis portfolio to pay down the line of credit*Bank can now close more loans!!!!When you lock in the interest rate on "your" loan, you are asking bank to hold part of their line of credit for you so yo...

My Uncle, same name as me was in the title business for over 30 years.  He is now retired.  He was also on the Board of Realtors here in Suffolk County.  From time to time I bump into people that knew my Uncle.  They all loved him and even one C.P.A. who worked with my Uncle was introduced to me by his son who had the same name as his father, just like I have the same name as my Uncle!  It was the Chicago Title Office that my Uncle worked for in the 1960s, 1970s and part of the 1980s.  He then went and formed his own Abstract Company(equivalent of broker in Title Business).Hidden Risk that can cause a loss of title or create an encumbrance on title:*False impersonation of the true owner of the property(once had title determine Mother was acting as wife!)*forged deeds, releases, or wills...

Spring was so late in coming this year; or perhaps it just felt that way.  It's pretty much remained colder then normal and rainy in the Northeast, making the days, although longer, feeling just as gloomy as they were.  I'm sure my impatience for warmer weather and sunshine didn't help.I got up early the other morning and typically do some work on the computer first-and heard, for the first time, SONG.  A beautiful bird obviously close to the house decided to let loose and sing his heart out....no doubt he was feeling well, too.  And I remembered that Spring is not just a season we arrive at it's also a state of mind.  To allow the new in and the old out....it's funny that so many of us are into Spring Cleaning and it's for that very reason, we are READY to allow the new IN and realize ...

According to an interesting article Even Renters Aren't Safe featured on the NYTimes.com, though renters believed they were safe and had avoided the subprime mortgage crisis by opting to rent rather than buy it turns out they weren't as unaffected as they thought.  Many renters are finding themselves in situations where the building or home they are renting is going into foreclosure.  Though it seems unlikely that a rental property producing income would go into foreclosure, many rental properties throughout the United States are.  Though analysts predict this problem to be predominately of lower to middle income markets, this problem is rapidly expanding nationwide.  Furthermore, the article goes on to iterate the point that the housing crisis has effected New York City quite differen...

Aol Money reported today that the IRS stats show the average taxpayer spends 26.5 hours on keeping records, reading statements and other docs related to filing their income tax returns.  Now I undersand why C.P.A.s hate it when small business owners hand the receipts and records to the C.P.A. in one box, not organized.  Yes it has happened.  I have been told by c,p.a.s that these small business onwers just wind up paying for that through the bill.If you can swipe a copy of turbo tax you should try simulating preparing your tax returns...that is after your C.P..A has filed your returns....you will see how much time goes into preparing returns, how you will need to understand records etc...and know what accountants go through.I tried this and am sticking with using a tax attorney/c.p.a.Sp...

It isn't often that I will go to a client's home or business to teach them Feng Shui and work with them and find out they have as much to teach ME about what they do as I do about Feng Shui.  It is, obviously, people that are in tune with the power of Energy in its purest form that often call as they already understand the principles and believe in it.It was a surprise last week to go to my Feng Shui Consultation in Manhattan and learn of a very special place there where not only their ARTS but their philosophy made me understand just how much I don't know about certain things.  I have done gyms before and even a Martial Arts Studio but this place, called Energy Fitness in Midtown was different then anything I have so far experienced.*State of the ART equipment at Energy Fitness. They ha...

Shortly before I was "taken out of commission" this year I had the wonderful opportunity to go into New York City to present and teach Feng Shui.  It was a special event the Founder of the Group was holding as she did something special every year for her employees; this year it was a Feng Shui Consultant and learning about the Principles and Topics of Feng Shui.We put it together in a wonderful way, I thought.  The first 45 minutes to an hour were learning about Feng Shui and all (or as many as I could cover) the important Topics and Principles of it.   A CRASH course, almost, although I was surprised that some of the women there had a good understanding of it.  Each woman who attended (some coming from a great distance to be there) was asked to provide me with either a Floor Plan or pi...

What I thought I had planned for March did not at ALL work out....and I am more then a bit surprised by all the unforeseen events that occurred.  If anyone had asked me, I could have told them EXACTLY what I would be doing and where I would be on a certain day....or so I thought. It occurs to me that we set schedules and dates and times with the best Intentions, which doesn't mean they are on OUR timetable.  I was completely booked through the month of March and thrilled about it.  I put careful planning into each date and time and do not set too many appointments because I believe that if MY energy is not the best or highest, I am not able to do the best work for my client.Perhaps it's fortunate that I did not know I would become ill.  I had an appointment in New York City the day befor...
