New York City released new renderings of The High Line. The High Line park is being built atop the former elevated train track transforming 22 blocks into an open park. The High Line runs through three of Manhattans most dynamic neighborhoods, Hells Kitchen, West Chelsea and the Meat Packing District.   A sun deck with half an inch of running water is a feature of the new park. The park's first phase, which runs from Gansevoort Street to 20th Street, is set to open by the end of this year. The second phase, which runs from 20th Street and to 30th Street, is slated to open by the end of 2009.   Rendering of Columbia campus at 131st Street & Broadway Empire State Development Corporation has adopted the Columbia University General Project Plan and authorized a public hearing for the university's proposed West Harlem expansion.The state agency declared the 17-acre expansion footprint as blighted, a necessary step before using eminent domain. The Chrysler building, an Art Deco icon of the New York City skyline, has sold to a fund controlled by Abu Dhabi for $800m. The building, completed in 1930 for the automotive company Chrysler, was briefly the tallest building in the world. The Abu Dhabi Investment Council, a sovereign wealth fund controlled by the oil-rich sheikdom paid $800m for the 77-story building, Bloomberg reported. I’m on my way home from a very fun long weekend in New York.  I stayed with my friend, Monica, in what I would consider to be my dream condo.  Monica just moved to Manhattan from Washington to work for the Corcoran Group.  And she’s living on 65th Street and Second Avenue on the 34th floor.  Her apartment is facing south and west, and through a wall of floor-to ceiling windows, you can see from the Central Park West skyline to the East River to downtown.  The view is a total WOW, from the balcony and from every room in the place!But it’s making her crazy.  It’s really, really sunny there – something I always thought was a good thing.  So does she, except when she wants to sleep later than 6:00 am when the sun comes up.Then, there is a solar heating system built in.   This might be a gre...

  Even with clouds and light rain, New York City's July 4th celebration was spectacular. A few million spectators watched the amazing spectrum of colorful fireworks. The views which are synonymous with the New York City skyline were called "million dollar views and temporarily stole the spotlight.  This year the festivities were moved from the Water Club to a barge in Brooklyn. More than 35,000 shells sparkled over the East River.  Sponsored by Macy's this annual event is the world's largest fireworks display. With performances by Gavin Degraw, Jordin Sparks, Natasha Bedingfield and Katherine McPhee, and music that ranged from Broadway shows, to rock and roll and patriotic fare, the night was wonderful. Manhattan market reports were released today from Miller Samuel, and major Manhattan brokerages. Sales of coops and condos fell 21.8% compared to same quarter last year. Inventory rose 31.2% but the median sale price rose 14.5% Sale prices were down 3.1% from the previous quarter. The market reports have been much anticipated by brokers. The data only confirms what we've been seeing in the market. I found out the reports were released when Glenn Roberts from Inman news contacted me to talk about the Manhattan market and trends. Although Manhattan real estate, which is largely comprised of co-ops and condos, is not moving as quickly as in days gone by, moving it is.  Due to the stringent financial requirements co-op boards demand of its buyers (co-ops make up about 80% of residential ownership buildings in Manhattan), the mortgage melt-down the rest of the country is facing has barely touched the Isle of Manhattan.  Even so, buyers are being extremely cautious and are reluctant to pull the trigger on a sale, and, conversely, sellers have faith in the real estate market and are reluctant to reduce the prices of their apartments. Hence, the slow-down of sales in the Manhattan real estate market.
