What is an all cash offer? This question seems very self explanatory and straight forward, until we see many buyers present us with many variations of 'ALL CASH OFFER'.All cash offer means: you have all the cash in your bank account or you have the liquid asset such as stocks and bonds to convert into cash in the matter of few days or short time. BELOW SCENARIOS ARE NOT ALL CASHHome equity loan from another one of your property=NOT ALL CASH OFFER.If you have to lend money from the bank, this is not all cash. Whether it is an home equity loan or cash line on your other all paid for property. The bank still has to do their due diligence (appraisal, underwriting, and review process etc). Although technically this is not a traditional all cash, if the home equity or cash line is already in y...

According to a new study conducted by affordable housing advocates New York Communities for Change and Real Affordability For All that was cited by the Daily News, one out of five apartments in the city's most popular neighborhoods is available on Airbnb. The East Village leads the pack, with 28-percent of apartments available for let on the website. In other neighborhoods throughout Brooklyn and Manhattan, and in Long Island City, about 10 percent of available housing stockhas been taken over by the room share website. The study also found that the average rental was available for 247 days a year and rented 109 of those nights, which shoots down Airbnb's intention of running a site where city dwellers can rent their rooms when they're briefly out of town, and instead supports that the...

THREE LINCOLN CENTER CONDO MARKET REPORT JULY 2015Based on this sales report of 3 Lincoln Center, we see a lot of positive signs of a healthyReal Estate market. The average days on market has decreased, a sign that buyer demand is still alive and well. Negotiability from the List Price to the final Closed Price has remained relatively the same, around 3%. Taking into consideration that prices have increased the last year and negotiability remaining the same is a sign of continued demand. At Three Lincoln Center Condo, For the Average Price per square Foot figures are always not as straight forward, as you need to analyze specific layouts within each segment of the building to really see the performance. But overall, prices have increased since 2014.  We like to track the new constructio...

Dorchester Towers Condo July 2015 Market Report InfographicThe first half of 2015 has been of the year has been very steady. We are seeing both sellers and buyers have reacted to the continued lack of supply within the re-sale condo market. The overwhelmed 2014 market created a trend where we saw and continue to see un-realistic sellers and Real Estate agents push prices to a level where buyers backed away until either a fair market price adjustment or sky high expectations cooled off.Qualified buyers have been bidding away at the most select properties once they come available and sellers have achieved strong pricing with more realistic expectations. In today’s market, new construction condo market is a hot segment of the market place. E.B. White's seminal work, "Here is New York," famously describes three types of city dwellers: the natives; the commuters; and the transplants. As the map above proves, that second population makes up a visibly massive percentage of the people who roam the streets and occupy the buildings of Manhattan and Brooklyn every (week)day. Created by Joe Lertola in 2007 and most recently covered by 6sqft, its resurfacing was prompted bya tweet from Amazing Maps. It's telling in that it elucidates the city's truly residential neighborhoods.   Sure, there are the Upper East and Upper West Sides, but there's also Jersey City, Roosevelt Island, and basically the entire eastern swath of Manhattan from Midtown south to Chinatown. Midtown is such a sad sack of daytime-only dwellers. It's interesting t...

Spotlight on Alphabet City! Located in the East Village, Alphabet City is a diverse and quiet neighborhood, with thriving community gardens, and an active, civic-minded population. Slow-paced, this formerly rough and tumble neighborhood has long been an oasis in the bustling city. Parks, charming restaurants, well-tended tree-lined blocks, walking distance to everything and bike friendly – Alphabet City seems more likely to exist outside New York City.Alphabet City’s boundaries are Houston and 14th streets and east of First Avenue. Subways are a quick walk, with buses and Citi Bike stations catering to the area. This charming mini-neighborhood offers a range of choices in homes for sale; renovated rowhouses share space with new luxury apartment buildings. The crown jewel of this eclecti...

Spotlight on the Bowery! The Bowery is another neighborhood in Manhattan with an outdated reputation. Once a neighborhood of disrepair, the current market and flavor of the Bowery is up and coming, fresh and exciting. It cuts through several different neighborhoods in Lower Manhattan, from Chinatown on the south to NoHo and the East Village in the north.  Historically, the Bowery is actually the oldest thoroughfare on Manhattan Island, beginning life as a Lenape footpath, which once spanned roughly the entire length of the island. It evolved from large farms to home of everything from music venues like CBGB and the Bowery Ballroom, to restaurant supply businesses, lining the streets. The transformation to residential neighborhood and next hot real estate market has been ongoing. Since ...

Spotlight on SoHo! SoHo (South of Houston) is south of Greenwich Village and west of Little Italy, a small neighborhood surrounded by Broadway, the Hudson River, Houston and Canal Streets. This residential area has its roots in industry, with the real estate boom coming from artists settling into the loft spaces in the 60's. They restored spaces, converted old factories and created a neighborhood bursting with appeal. The art crowd brought boutiques and galleries, soon followed by high end designers, chain stores and soon SoHo was synonymous with world-class shopping. But that isn't the only thing SoHo offers residents. Cobblestone streets lend a European air to the area, with diverse restaurants and quiet coffee shops. Homes for sale run the gamut from new construction to old world c...
