News Corp. overlord Rupert Murdoch dropped a whopping $57.25 million last year on four floors in One Madison, including the building's penthouse on floors 58 to 60, and now the billionaire media mogul wants to rid himself of the triplex. He put it on the market for$72 million, which puts it in the running to break the record for Downtown's most expensive sale. The 6,850-square-foot space was delivered to Murdoch raw and under-construction, and according to the Journal, he hired architect Jose Ramirez to build it out. While work was ongoing, Murdoch lived in the three-bedroom on the 57th floor that he purchased at the same time as the penthouse. Zumper's monthly National Rent Report for March just came out, and apparently NoMad is now the priciest New York City neighborhood in which to rent, with the average one-bedroom going for—deeeeep breath—$4,270. Last month's leader, Tribeca, fell into a tie for second place with Flatiron ($4,200), while the neighborhoods that saw the biggest rise in prices were Bayside (up 8.6 percent to $1,900), Bushwick (up 7.7 percent to $2,100), and Windsor Terrace (up 7.4 percent to $2,330). Of the 60 neighborhoods listed, the cheapest was Jackson Heights, followed by Riverdale and Crown Heights. As for the national statistics, New York remains the second most expensive city, trailing San Francisco once again. Boston is a distant third.

Glitzy residential development One Madison Park is being foreclosed on before it's even finished. A prominent commercial real-estate lender says the developers have defaulted on the mortgage and owe them over $200 million. In papers filed in Manhattan Supreme Court, iStar Tara claims the borrowers at the problem-plagued luxury condo site have committed "numerous breaches of its obligations under the mortgages," and the company's had enough. It wants to foreclose on the property, sell it, and get a "deficiency judgment" against developers Ira Shapiro and Marc Jacobs and their Slazer Enterprises, who had "guaranteed repayments of certain amounts owed to [iStar]."   Calls to Slazer were not returned.
