I honestly believe visiting Long Beach New York anytime during the year is great. Yet, when visiting in the summer, it’s really something else. Summer time is here on Long Island NY. Driving over the small bridge that connects you back to the center of Long Island, I could not resist pulling over to capture this amazing view of the sunrise. I believe the time was near 5:45am. Honestly, this photo does not even capture the amount of beautiful warm colors that accompanied the rising sun. Just amazing and so tranquil.

The Property Condition Disclosure Upstate New York and throughout the country, the property condition disclosure statement is used very successfully.      Downstate, where attorneys fill out the contract, (barring exact statistics) overwhelmingly, the attorneys recommend that the Sellers offer a $500.00  (at the time of this writing) credit to the Buyers on closing day. Most likely, this small amount will hardly be noticed or felt as it will not usually come out-of-pocket but from settling and pro-rating final home costs. The $500.00 amount is the same whether a home costs $81,000 or in the millions. Long Beach NY is by far is one of my favorite spots to relax and just be on Long Island. The environment is chill, the people are friendly and respectful of their small city and land. There is a lot to do and explore when visiting Long Beach, especially during the summer months. Tones of festivals, carnivals, art fairs, surf contests, volleyball tournaments, biking riding, skate boarding, sun bathing and swimming are in constant momentum.  Even visiting the coastlines of Long Beach during fall and winter seasons offers a meditative atmosphere. Very peaceful and quiet. Come to Long Beach!

As a real estate agent, I often anticipate the buyers' request to limit the home search to those properties found within the boundaries of the very best school district. Naturally, I respect that wish as I'm lining up houses to show.      Still, I can't help but wonder why that preoccupation exists . Exploring Long Beach New YorkOver the weekend, New York was blessed with amazing Spring weather! I had some work in the early part of the weekend and made sure to take time off to practice what I preach, being present in life and balancing work with play.  I had the pleasure of walking along the Long Beach boardwalk (which has finally been rebuilt from the impact of Hurricane Sandy) with a great friend, catching up, sharing laughs and some snacks. Here are some views of the beach with a couple enjoying the view and sunshine. Post Hurricane Sandy has resulted in a major rebirth in Long Beach, NY. Most of the oringinal bungalows were destroyed as a result of the surge that flooded the area. If you have not visited the West End Area of Long Beach, NY in the past two years, you will probaly not recognize it. The ampunt of rebuilding that has been completed is amazing. The biggest change is that the new houses that have been built are much higher in order to be FEMA compliant and they are brand new. The highest priced bungalow sold post the housing crisis in 2007 was approximately $410,000. Can I Use Hardwood for my Kitchen Floor? I'm no flooring expert. So, if you're looking for expertise, please feel free to move on. However, if you're thinking of putting down a hardwood floor in your kitchen, and you're open to anecdotal advice, from one who's currently there, I'm your gal.  The house came with three types of flooring on the first level alone. From the doorway, you could see an old, cracked and pitted marble entry hall, white kitchen tiles and light wood living room/dining room floors.Too many designs. At least, one too many.
