 Since no photography was allowed, you will have to rely on my descriptions of the foods I tasted yesterday  - those tasty tidbits  that awaited every person who  purchased a ticket for just $45 for members and guests $55, and that also benefited the Larchmont Historical Society. I had conducted a public open house at a Larchmont property earlier, and so since I was a docent from 3-5 at 2 Dawes Place, I only had 20 minutes or so to tour 2 homes out of the 8 homes featured on the tour prior to my duties commencing!  I visited 1 Rochelle Road where a beautiful, new and  large  spacious kitchen awaited… along with mouth watering tempting treats from the Coriander Restaurant  located on Larchmont Avenue. Described as a common street dish, it was anything but…a wrap containing tandoori chick...

       The Larchmont Historical Society is hosting another great event today. The Larchmont Kitchen House Tour! Their theme of  ” heart of the home” is “What’s Cooking in Larchmont?”  Fabulous local restaurants have teamed up with the Historical Society where they will cooking up a storm in the various homes selected for this year’s tour.   Staging is very important – as is preparing the home for sale. As a Certified Residential Specialist, I always offer forth pointers for my sellers so they can improve the appearance of their home – so we can basically obtain the highest and best possible price I can on their behalf. It is a known fact that homes that have been staged bring forth higher sales prices, and many times it is cheaper to stage a home as opposed to lowering the price down the line..   I recently listed a home – that is so charming and lovely, but the homeowners hadn’t had time to power wash the steps or have those final leaves removed.     Back in October, 2010 I had written a post on how hard we work for our commission.  The same is still true two plus years later. For the seller we must:   Inform the sellers if there is a discrepancy at either the Assessor's Office or building Department with regard to the number of bathrooms, bedrooms, etc.  and to help them through the process if a room needs to be legalized. Pricing the home correctly so those interested buyers step forward sooner as opposed to later! Listening to the seller to learn what it is they want from us so there are no misunderstandings. Former clients wish to renovate their home. A great idea, and it will greatly improve their quality of life for them whilst they stay in that home. The contacted me to ask that if they made some changes like raising a now enclosed porch floor (which slopes), extend the home a little,  would they be able to get $450 a square foot the home when they go to sell.... I had to first explain that the homes currently selling in their area are being sold at around $320 per square foot, and this is based on not only the property condition but also current market stats. A recent National Association of Realtors report reported a rise in home sales over $1 Million contributing it to the easier access of Jumbo loans, and the low mortgage rates.   http://www.kcmblog.com/2012/11/27/luxury-housing-market-beginning-to-surge/       We all know that real estate is local, so how does that equate to Larchmont, 10538 compared to a year ago? Homes that sold between $1 Million and $1,499,000 month ending September, 2012 reflected a 100% change in pendings ... A year ago, there were 391 available homes with 40 homes pending with a supply/demand ratio of 10% - low demand... compared to 2012 with fewer homes on the market (370), but with 80 pending home sales resulting in a 5% Supply/Demand ratio which indicates a balanced market.. Bread & Cocoa We have all heard of the old joke ” home made (but just not in my home).”  Well, ” Bread & Cocoa” takes it to a new level. Okay, we did not win -  we all know that as we are located in Westchester and the 2 winners were from Arizona and Missouri, but my office had such fun yesterday.. It was such a positive experience even if we lost. Our office totals around 50 agents or so with administrative personnel,  and we collected just $2 each - nothing earth-shattering... We trusted one agent (smile - we love Gregg) to collect, purchase, and our secretary made copies for everyone, and disseminated copies to all who participated... It was fun to just daydream about, laugh about (such as putting a closed sign on our office door once we win - just kidding - we love going to work), having fun and it was a really positive event.   October 24th, 2012 As the end of 2012 is drawing near, I am now entering into closing dates for 2013.. and to that regard, I am reminding my clients that they might be impacted by the new 3.8% sales tax derived from some investment property sales . Some examples have been published by NYSAR, and the information makes it quite easy to understand for all. Firstly, the 3.8% new tax will be utilized to offset some costs for the Obamacare and Medicare overhaul plans.The Tax will apply to individuals who earn an adjusted gross income (AGI) of over $200,000 and couples (filing a joint return) who earn an adjusted gross income of over $250,000. Today (October 20th, 2012)  Larchmont Avenue, 10538 in Larchmont was very busy with the annual Rag A Muffin Parade. It was a wonderful opportunity for young and (sometimes not so young) get to get dressed up in their costume finery and strut their stuff! There was even a past President and perhaps a future President present.... but don't worry, there was also a police officer on-hand to keep the crowds at bay..         Larchmont is GREAT!

   A huge event each year for the little ones (and not so little) is the Rag-A-Muffin-Parade. Sponsored by the Larchmont Recreation Dept. and the Larchmont Fire Department, it is wonderful time to strut one's stuff.. Today's event was well turned out...
