        It was both a great idea, and a wonderful event! Where?  Tequila  Sunrise located at 145 Larchmont Avenue (914-834-6378914-834-6378). The event?  A Speed Networking Event as suggested by Theresa Viti-Finck of TD Bank . With Valentine’s Day around the corner ,  it just seemed the perfect way to celebrate a cold and wintry Thursday evening, and yet have fun.  Carolyn Fugere, President of the Larchmont Chamber of Commerce (and also Manager of the Julia B. Fee Sotheby’s Larchmont office), and her very active Board, promptly agreed, and so over 30 businesses and Chamber of Commerce members (and their guests) attended the event (6 pm – 7:30 pm) where for just $15, we enjoyed some aperitifs, hors-d’oeuvres and good conversation.     It was no hardship visiting the Flower Bar this past week. There was a happy  and energetic  air to this wonderful floral oasis located at 11 Addison Street, Larchmont, N.Y. 10538 (914) 834-4900. I met with Nancy White, the President and owner of The Flower Bar, and she shared some wonderful statistics and facts about her store, and the floral world. Nancy empathized quality, that was prevalent throughout our interview. Nancy has ordered 1500 roses in preparation for Valentine’s Day, and while I was there, she took several orders . Of course,  as would be expected, over half of the roses ordered are red.       I had to share some interesting stats and how it all correlates and is relevant to Sotheby’s (I think!). Firstly, I read this morning how Qatar has just purchased Canary Wharf  - which happens to be London’s Banking District  (Qatar Investment Authority and U.S. investor Brookfield Property Partners (BPY) are buying Songbird Estates, which owns Canary Wharf, for 2.6 billion pounds ($4 billion) Courtesy CNN Money. I also read how real estate in London is also booming.  ( The real estate boom has added $1.5 trillion to the value of British homes over the past five years and left London residential property worth as much as Brazil’s economy.  Courtesy of CNN Money ) .   I have been truly blessed with great managers throughout my real estate career. Lovely, gorgeous, intelligent ladies. I am now thrilled to have Carolyn Fugere as my new manager, and inspiration at Julia B. Fee Sotheby’s International Realty. Carolyn is a veritable dynamo (did I say that word?), but she simply is. Enthusiastic  beyond belief, super intelligent, always prompt in her responses and so knowledgeable about the market.  So, I guess it was a natural and easy transition for her to become the current President of Larchmont’s Chamber of Commerce.. Her energy is unsurpassed as is her intelligence ….   what did I do? I joined the Chamber of Commerce…. Oh my, she is good! Larchmont is GREAT!

    The very first ‘visit‘ to a seller’s home is via the internet. Potential buyers and agents will look at the details of course, and the photos, video, area information, location, etc. If they like what they see, they will look more in depth – perhaps look at the tour, listen to the narration if you have one (such as is offered on the Julia B.   Rouken Glen was the name given to a prestigious area in Larchmont, 10538 where  Mr. C.W. Moody, a famous builder  planned the ‘harmonious development’ in the 1930’s  with views (at the time) of the Long Island Sound. As it was being built, the area was described as ‘beautiful views,  quiet wood roads, bridle paths, lakes , wooded rocky slopes and the homes to feature gas, electric light and telephone service! Oh my electric light! There were to be built some 90 homes and they were going to range in cost from $25,000 to $125,000 with a selection of  architectural designs to choose from. Larchmont single family home sales cooled down a bit with 10 closings in the month of October.  This is the lowest home sales have been since 9 in April 2014.  The sales/list price ratio moved down to 94.4% from 97.8% in September.  The median price was $1,012,225 which is down 51.8% from $2,098,888 in October 2013.  This is also the lowest median price has been since May 2014.  Inventory levels of 53 homes  was down 14.5% from 62 in September and down 36.9% from 84 this time last year.  The average days on market of 67 was up marginally from 64 in September but down substantially from 149 in October 2013.  This is the highest days on market has been since May 2014.  Overall the Larchmont real estate market remains strong and usually does.   The Larchmont Coop sector saw a total of 8 c...

  Sales remained strong for Larchmont Single Family Home Sales this past  month with a total of 18 trades.    The sales/list price ratio moved down slightly to 97.8% from 102% in August.       The median price of $1,039,250 is up 16.9% from $889,000 in September 2013 but the price per square foot of $440 is down from $456 in August and $461 in September 2013.  Inventory of 62 homes is up 8.8% from August but way down from 81 this time last year.     New listings are still coming on despite the market peaking the months of supply of 3.3 in September is up a little from Agust and somewhat from 4.6 in September 2013.  The average days on market of 64 was up substantially from 33 in August and down from 85 last Sptember.   There were no significant changes to the Larchmont condo sector and...

      Larchmont 10538  Jan – August/2014 vs.  2013 Closed Price to Original Price Ratio There are always different factors in closed price ratios compared to original price ratios. One for could be higher price properties. Another factor could be supply and demand and buyers  simply paying more for their home purchase. Since we just established that sales prices were higher in 2014 year to-date (ending August 31st), so when we see that homes were selling at 102.4% say in May compared to 99.1% in 2013, and that the average sales price for that same month was $1,142,827 in 2014 compared to $928,900 then that informs us that the market is continuing to be very much stronger in 2014, and the figures are also reflective of multiple bidding. The  Larchmont Real Estate Market continues to be one of the hottest in Westchester County.    Home inquiries have been up this season as well.  Although the spring market tends to peak in June we are still seeing a decent amount of activity over the summer.There were 37 Larchnmont single family homes sales in July, this is down from 43 in July of 2013.  This is partly because of tighter inventory levels in the area.  The sales/list price ratio decreased to 99.9% from 101.5% which is still pretty amazing.  This means that most homes sold for their asking price or more.  The median price was $1,217,000, down 6.0% from $1,295,000 in July 2013. Inventory levels of 69 were also down to 69 or 21.8% compared to 88 the same time last year.  The average days on market of 43 was up substantially...

   Larchmont’s best kept secret!   The doggy beach at Larchmont Manor Park… After  a long day in real estate, I took my pooch, Binky over to have a quick “dip!” It isn’t a luxurious beach,  nor should it be, for to have an actual beach where dogs are allowed is both unusual and great. There is a sign as you enter…   “all dogs are to be kept on a leash” – well, I didn’t really see that in effect, but I did see all owners very in charge and responsible for their pets, making sure there were no fights, etc. The beach is accessed at the very end of Beach Avenue (you will have to park a few blocks away from the beach as there is no parking or hardly any parking in that vicinity), but since you will be exercising your pet anyway, a little walk is always nice!       Larchmont is GREAT!

Single Family Homes Sales There were 12 unit sales in May. This is down 20.0% from 15 in May of 2013. Sales/list price ratio in May moved up to 100.8% from 99.5% in April.   Prices Median price in May was $829,500. This is down 2.4% from $850,000 in May of 2013. This is the lowest median price has been since November, 2012. 3-month median price of $1,011,500 in May was down modestly from $1,189,750 in April but very slightly up from $991,111 in May of 2013.   Inventory Inventory this month is 75, the same as last month. New listings of 41 in May were up a little from 39 in April but down somewhat from 52 in May of 2013. Months of supply this month is 4, the same as last month.        I  find myself once again referencing  the hit Bravo TV series “Million Dollar Listing New York” . I am always amazed at the prices of the properties shown , and I found myself  looking to some of  the Manhattan companies and their quarterly reports. In addition to our Tri-State Alliance,   Houlihan Lawrence has affiliations with great companies such as Corcoran, Halstead Properties  and of course Christies Great Estates which is great for referrals, etc. Brown Harris Stevens showed a record first quarter 2014.  While we are discussing the median sale prices being $935,000  ( up over 7% from the previous year’s first quarter), and while the sales increase could be in part with 2012 tax law changes, sales were nevertheless up some 25% in comparison to the first quarter 2013.
