 SalesThere were 22 unit sales in June. This is down 40.5% from 37 in June of 2014. This is the highest unit sales have been since 32 in August, 2014. Sales/list price ratio in June moved down to 99.7% from 101.2% in May.  PricesMedian price in June was $1,260,000. This is up 3.8% from $1,213,818 in June of 2014. 3-month median price this month is $1,285,000, the same as last month. Price per square foot in June was $536. This is down from $548 in May but up from $501 in June of 2014.  InventoryInventory of 78 in June was down 4.9% from 82 in May but up 2.6% from 76 in June of 2014. New listings of 32 in June were down considerably from 46 in May and down marginally from 33 in June of 2014. Nig        What can be better than being able to purchase some Barbecue right before a great outdoor concert!  Such is the case for tomorrow, Monday July 13th at 6 p.m.  at Memorial Park (Myrtle Boulevard opposite the train station)  in Larchmont.  The concert starts at 7 p.m,  and tomorrow night will be featuring “Stax of Soul.”  and you hear some great songs as sung by  Otis Redding, Wilson Pickett, Booker-T, Eddie Floyd.          The Larchmont Chamber of Commerce meets once a month, but there are always many conversations and meetings in between to help ensure Larchmont be seen as the vibrant village it is!  Carolyn Fugere as the President of the Chamber of Commerce works tirelessly along with her Board Members to create ways in which to help the many stores and restaurants in the area. One such suggestions was to have a ‘date night!” It was thought that when people arrive home from work, the stores are all closed, and they don’t have the opportunity to go sopping with or without their loved ones.          Everyone loves Larchmont! I find that people downsize as they get older, seek larger homes as their family grows, but one thing  is certain, they love the area, its close proximity to the city, to water sports, being able to walk to the village and to the train,  and the great school stats. As of June 30th, 2015, there were 29 available single family properties on the market ranging in price from $679,500 to $5,950,000. There were 19 properties in contract ranging in price from $689,000 to $2,750,000 and there were 25 Sold single family homes ranging in price from $725,000 to $2,500,000. The median sales price was $1,320,000, the average price per square foot was $482.39 and sales price to original list price ratio was 98.53%. There were 11 homes that sold over list price.     ...

          The desirable Orienta area is all encompassed into the Central Elementary School, and its small school classroom size has long been an area favorite. As of June 30th, 2015 there were 19 available single family homes ranging in price from $509,000 to $9,900,000, with 15 single family homes in contract ranging in price from $609,000 to $5,450,000, and there were 25 sold properties ranging in price from $$315,000 to $7,350,000. The Median price per square foot was $456.21, and the sales price to original list price was 99.25% .  There were 9 homes that sold over list price.   Larchmont is GREAT!

     A GREAT time in which to sell and buy a home in Larchmont, 10538. There are three elementary schools, one  of which is the Chatsworth Elementary School. The homes in this school area usually  cover the village and Larchmont Manor. There were 28 available single family homes available as of June 30th, 2015 ranging in listing price of $350,000 to $10,000,000. There were 22 single family homes in contract ranging in price from $529,000 to $4,100,000, and there were 43 Single Family homes sold by June 30th, 2015. The home sales prices ranged in price from $410,000 to $5,787,500.    I always look forward to the Farmer’s Market whether it is in New Rochelle of Larchmont. Yesterday, I was returning from an appointment, and popped in at the market in Larchmont,  I bought a filet of hake, fresh spinach, a rustic Russian bread,  strawberries (no pesticides) and pickles….all good! Sales/list price ratio in February moved down to 95.5% from 99.5% in January.    Prices Median price in February was $1,337,500. This is up 4.9% from $1,274,500 in February of 2014.       Carolyn Fugere If you haven’t been to Polpettina’s in Larchmont, then you must! Fresh, delicious, unique, pizzas, salads, and entrees galore. Polpettina’s also has a heart,  and kindly allowed the Larchmont Chamber of Commerce to host its’ March meeting at the restaurant from 8-9 am this morning. While I had only recently joined the Larchmont Chamber of Commerce (January 2015), I realized immediately that this was an energetic, enthusiastic and inspiring group of professionals (store owners, Realtors, local Businesses) headed by Carolyn Fugere, the President, who meet each month and strive to make Larchmont even better.       I had the greatest pleasure meeting Vonnie Sullivan, the owner of the the Village Mercantile, located at 28 Chatsworth Avenue, Larchmont, New York 10538 at a recent Chamber of Commerce Meeting. I thought I would pop by Vonnie’s store, take some photos,  and see firsthand what her store has to offer. Firstly, the store is conveniently located close to the Chatsworth Elementary School (so perfect for those last minute gifts), and is also just minutes away from the train station and village (again great for gifts before jumping on the train or meeting friends for that celebratory dinner. Vonnie opened her store right before the busy Holiday season, and she attributes her success to the varied selection of gifts she offers to her clientele.           As a member of RE Vamp (a real estate networking group that meets once a month, and is currently being considered for Continuing Education credits by NYSAR), it has been an enjoyable experience. Our saying is “where you can dine and opine” and we do just that. We meet at the Westchester Burger Company in Rye Brook usually the third Wednesday of each month, and we have become (I think) a close group of networking friends and associates.       I met Angela through the City of New Rochelle’s Mayor’s office, and have always known her to be both intelligent and competent in all of her endeavors. So, when I was invited to listen to her speak this past week at the Larchmont Avenue Church through an “At Home on the Sound” event,  it seemed like an easy decision to make. The afternoon’s event commenced with tea, coffee and delicious home baked pastries and cakes at 3:30 p.m.,  with  Ellie Fredston ( one of the Directors), introducing Angela.    Angela’s vivacity and gift of story telling won the audience of over 60 people, as she recounted her sad tale.
