My clients are relocating from out of state so I was looking for a temporary place for my clients to stay while their new Sun City Mesquite home is finished.  Ken and Mary sold their home within a week of listing it - that was some good news!  They need to rent here in Mesquite for just a few weeks - they need a place where they can park their car and van and their darling dog, Maggie will be welcome. Considering the softness of Mesquite, NV's real estate market, it is interesting to see that there exists a significant disparity between the average list price of existing homes and the average recent selling price of existing homes and new homes.  Resale properties were recently priced an average of 25% higher than sales of existing homes or new construction. Does this disparity between the list price and selling price mean that buyers are successfully negotiating lower prices?  A review of the MLS data for the past year, shows that buyers paid an average of just 3.9% less than a property's list price.  It is evident that most existing home sales were sold at an amount very near the list price (within 4%).  If buyers were making low offers for properties, they have been unable to nego... 09/11/2008

REO's or bank owned foreclosure units are available "for sale" today in some Mesquite Nevada condominium complexes. Smokey Lane condominiums were converted and sold during 2005 in Mesquite Nevada. Not everyone likes to golf in Mesquite or try to get lucky at one of our 4 casinos.  One way to enjoy our area is to just take a walk!  We have miles of trails around  Mesquite - if you have the energy, you can walk from one end of town to the other, and enjoy our Mesquite City Parks on the way.In the summer it gets pretty hot here and you might not want to be out - but it is so nice once that sizzling sun goes down.  That would be a great time to go down to the Virgin River Trail at the south end of Mesquite.The trail is completely paved  with streetlights that come on at dusk so that you can walk it 24 hours a day.  It is wheelchair accessible so that anyone can enjoy it.  Sometimes you will see a mom pushing a toddler in a stroller - sometimes a healthy looking senior citizen at a br... 07/20/2008

You want the highest possible sale price for your home, but how long are you willing to wait for it? If you don't price your home right from the very beginning, you may end up paying dearly for it later. Have you noticed a home in your neighborhood that's been on the market for a while, and the owners have reduced the price, maybe even more than once? Why wouldn't someone purchase a home that's been so drastically reduced? Because one of the first questions buyers ask is, "How long has it been listed on the market?" Mesquite Nevada homes for sale and local builders have a new head wind, Sun City Mesquite. They are celebrating one year in the market with the announcement of construction of 41 spec homes. They were on "Talking Real Estate" yesterday and said the average base price was in the mid $130 per square foot. During their first year here in the Mesquite market they basically only did pre-sale homes. They are changing that approach, becoming more aggressive and building homes as standing inventory. Brand new homes, finished , ready to move in, being offered with great incentives, and below $150 per square foot. Mesquite Nevada home building permits issued are still up. This should not be a surprise with Pulte/Del Webb's Sun City Mesquite, now one year old. Most of the 209 YTD new construction permits went to Sun City. MLS verses Clark County records show buyers with agents paid slightly less per square foot, $157 on 62 sales from county records, $155 from MLS records on 23 sales. If nothing else, buyers who come out and register with an agent have the advantage of keeping Sun City on their toes; the agent can take the buyer to see the competition. You need to bring your agent (Please keep me in mind, I would like to apply for this JOB!) to Sun City on your Initial visit, or wait six months to go back, then bring me back with you to get re-registered.  The Mesquite Nevada land market is changin... 07/18/2008
