Earnest Money Deposit (or EMD) means you are putting some money forward when you write a contract to purchase a home.  When a home is listed in the Las Vegas MLS, the amount the seller is requesting is on the listing sheet.  Everything in real estate is negotiable but you want to try to get as close to the seller’s number – when you are writing an offer on a Las Vegas Home – as possible. The check is presented with the offer but is not cashed (generally) until an offer is accepted and fully executed (both buyers and sellers have signed agreements.)  I have to sign that the check is in my possession on the board offer so I cannot submit the offer without your EMD check or I could be subject to a fine by the real estate division. There are alternatives that I can sign on to submit an off...

Nestled in the Northwest on the outskirts of Summerlin is the beautiful 144 unit condominium complex of Indian Wells. Seven 1 and 2 bedroom condos are currently for sale in the complex.  The prices are reasonable for first time home buyers or retirees.  They are also at a reasonable enough price that an investor would probably see a positive cash flow. Within a mile of the Summerlin Parkway with easy access to I-95 for quick trips to Mt. Indian Wells, like the rest of Las Vegas, has slowed down.  There are currently over 23,000 active listings in Las Vegas.  That's A LOT of competition!There are currently 8 condos available in Indian Wells, 2 have been withdrawn from the market (by the owner) in the last month. Several have reduced the price...hopefully this will get some activity on them and help get them sold.  Three have closed in the last 7 months. All have been listed for 2 to 9 months.  Why do you think the price range on these is so WIDE ($169,900 to $224,000 for an identical unit)? For loan purposes the appraiser is going to look at what's sold, when and how much it has SOLD for (NOT the asking price).  Appraisers only look at 'comps' going back six months.   If there are no comparables in that time frame they w...

Indian Wells, like the rest of Las Vegas, has come to a virtual standstill, although it is starting a 'slow crawl' back.  There are currently 10 condos available.  3 have closed in the last 7 months.  All have been listed for 2 to 9 months.  The range of prices within the community is so WIDE being $177,500 to $224,000 for an identical unit.   Why such a difference in price?1. The seller may have purchased the property a year or two ago when the prices had peaked and needs to sell with higher to be able to close without having to bring money to the table to pay off the loan.2. The seller could be unrealistic and say, "well my neighbor sold theirs a year ago for this amount, I should be able to get that much now."3.
