While we saw an upward tick in Las Vegas New Construction units sold in October, we have a slight downward number of units sold in November.  There is barely any standing inventory to close. Building permits are up 99.8%.  This is good news because most major builders in town are pulling permits only when they have a contract from a buyer. With that being told, I am expecting units sold to rise from late winter to spring & summer.  While the resale market still remains pitiful, new construction is moving along.  REO (foreclosed homes) prices are inching downward to compete with this market.Las Vegas New Construction Units Sold:November 2007: 2643October 2007:  2752November 2006:  3006

The absorption rate for Las Vegas Short Sales has risen once again in November 2007.  Inventory has risen dramatically (+333 Units) even though we saw a nice sales increase (+24 units) in this sector.  Pendings (+19 units) are only up slightly. The short sale market absorption rate has risen from 51 months in August/Sept to 77 months in Sept/October.  We are currently looking at 56 months of inventory for Oct/Nov.  There are many reasons for it and it is outlined in this post. Are we beginning to see the banks allowing the properties to go for less to avoid the costs of foreclosure? Short Sale Synopsis:Listings 11/21/2007: 4041Pending 11/21/2007:  281Closed 10/18-11/18/2007:  72Month's Inventory:  56.1One thing you really need to consider when buying or selling short is to make sure the...

No Bidding Wars. In 2005 we had one client that made an offer on ten homes. They lost the first nine to the 'feeding frenzy' that existed. Other buyers bid the properties up substantially from the original listing price. There were escalation clauses where buyers authorized their agents to outbid other offers by thousands of dollars. There is no competitive bidding in this buyer's market. You can make an offer. A few years ago when you made an offer, the only question was how high above the list price could the buyer reach in hopes of being the best offer on the table. Today the sell price list vs. price ration is about 96%. A seller will not be insulted if you 'make them an offer they can't refuse'.Patience is tolerated. In the hot seller's market that existed everything was rushed. Fi...

Home sales in Silverado Court 1 and 2, a neighborhood in the Silverado area of Henderson and Las Vegas, NV kept a lethargic pace in the third quarter of 2007. Two homes closed, matching the previous quarter, and significantly down from seven in the first three months.  Existing resale inventory grew to 22 homes making this an extremely challenging market for sellers. Foreclosures and short sales are also putting pressure on market prices, as can be seen by the disparity in selling prices below. Homes in Silverado Court 1 and 2 are located close to schools, shopping and recreation and have quick access to the I-215 freeway. In today's market, not all news is bad news. Right now is a great time to buy a home. Interest rates are still low (and were just dropped) and there are lots of homes to choose from. Many home builders are offering great unprecedented incentives on new homes as well as free upgrades. Pulte, the builder of Anthem and Madiera Canyon, has just lowered their prices by $100,000.Anthem and Madiera Canyon offer breath taking views of the Las Vegas valley and the surrounding mountains. if you prefer country club living, Anthem offers a huge community center and top notch golf course. Both communities offer new construction homes that are Energy Star certified. Pulte even goes a step further and tells you what you can expect your power bills to be in each model. If you are thinking about buying a...

Home sales activity in Palm Canyon, a neighborhood near Black Mountain in Henderson, NV continued its upward trend in the third quarter of 2007 with ten units closed, two more than the 2nd quarter. While the nine-month total is still 50% less than one year ago, it is encouraging to see the number of closings continue to increase. The existing resale inventory of 18 homes (plus 3 with accepted offers) equates to about a six-month supply, which is a balanced market. This is further supported by an average days on market of 95. Homes in Palm Canyon have lot sizes from about 6,000 square feet up to 1/4 acre and more. Home sales in Morningside, a neighborhood in the Green Valley area of Henderson, NV were noticeably slower in the third quarter of 2007. Only two homes closed, compared to five in the 2nd quarter and six in the 1st quarter. With existing resale inventory climbing further to 20 homes from 15, (plus 1 with an accepted offer), sellers may need to rethink their strategy and level of motivation. Buyers have plenty of options to choose from, and will look to overall value when making their offers. Homes in Morningside are located close to the amenities of Green Valley Ranch and have quick access to the I-215 freeway. Home sales in Inspiration at Green Valley Ranch, a townhouse community in Henderson NV continued their downward trend in the third quarter of 2007. Only three townhouses closed, compared to six in the 2nd quarter and nine in the 1st quarter. The resale inventory was nearly cut in half to 13 townhouses, (plus one in escrow), but that still represents about a one-year supply. In a highly competitive market like this, price and marketing exposure play key roles in whether or not sellers' homes get showing and offers. Townhouses in Inspiration at Green Valley Ranch are located near The District (a mixed-use development), the Henderson Multigenerational Center, and the Paseo Verde Library, and have quick access to the I-215 freeway. Sales activity for the third quarter of 2007 in Clearwater Canyon, a neighborhood in Henderson, NV fell back to first quarter levels. Just three homes closed in the period, compared to six in the second quarter. Fifteen homes are currently on the market, plus two with accepted offers. That level of inventory greatly favors buyers. In order to succeed in this competitive market, sellers need to be aggressive on price, give their home maximum marketing exposure, and keep it in top showing condition. Homes in Clearwater Canyon are close to all of the wonderful amenities that living in Green Valley provides, as well as I-215, I-515 and McCarran International Airport. Las Vegas ranks as one of the nation's more affordable housing markets in the 2007 Home Price Comparison Index. It comes down to the old real estate adage, "Location, location, location," People continue to move to Las Vegas for the lifestyle, new jobs and promotions and to raise a family."The real estate market in Las Vegas is different than a year ago, our market has experienced a slowdown in sales and an increase in inventory."Nevertheless, buyer opportunities abound!
